Has free car park and kettle in the room
We had room one, extremely loud, people passing by and landlord chatting with guest just next to room while we were trying to sleep, very annoying . Water in the shower warm, not hot enough. The beds were comfortable and room was spacious. Quick response on the phone (while you trying to find car park is important)

Location was good and the off road parking excellent as was the really outstanding breakfast
My room was on the third floor and there were no lifts. The owner asked if he could help me carry my bags - but I declined. There seemed a good fire alarm system but escape in the event of a fire would be extremely difficult. The addition of abseiling kit would be very strongly recommended as well as smoke hoods. To me this was a real concern.
There seemed to be a lot of rules and regulations- it was good that it left nothing to chance. But it was a bit “in your face”.
Finally the WiFi was poor and stopped working completely.

Staff were very friendly on arrival and at breakfast. The property was clean and tidy with plenty of parking at the rear of the property (once I managed to find it)
My room was on the top floor so took a long time for hot water to come to come through the sink and shower (a lot of wasted water!)

The guest house was easy to find with parking at the rear but also on a direct bus route into Bristol.
The room was clean, the bed was comfy with TV and kettle.
The room and bathroom were small and access was up steep stairs with a heavy fire door ( necessary, I understand) making entry into the room difficult when laden with luggage.

The hot water took a little while to start in the shower, but it came on eventually!
The beds were a bit too soft for my liking but I was so exhausted I slept quite well in the end

it was cleanish but not to high standard for the price
no network coverage ie payment card didnot work, but that was not the owners fault. had to walk to a cash machine to get money out so was not happy doing that.

The location was good.
The room was dirty, to wach TV you needed good eyes as it was about 12" screen, the car park was difficult to find, they only accepted cash, the shower leaked from the pipe and was full of limescale and the room was full of dust.

All great - exceptionally clean, comfy bed, lovely breakfast (£8 each), free parking, nice hosts. Would recommend.

Great hosts. Very friendly and helpful to answer questions about the local amenities (e.g. buses, taxi numbers, etc.). Great twist on the traditional breakfast by having a Chinese & Veggie options. Food was lovely and generous with unlimited tea/coffee for us. Room very tidy and clean. Impressive original fixtures if you like a bit of Victoriana. Free parking for after checkout (I went into Bristol and they allowed me to park all day). Safe area but a busy road. I was in the front downstairs bedroom and slept well without interruption. Getting into Bristol is easy - local buses are running past every 15 mins (£2-£3 per person). Bus stops to & from town are within 1 minute of hotel's front entrance. Airbus is a stones throw away so ideal if that is your destination for a work visit. The Hotel is connected to Bristol city centre by one big super long road - longest independent shopping drag in Europe fact fans ! - worth a walk if you like exploring the many cuisines and niche shops the city has to offer. But bring some comfy shoes as it's a long walk and up hill on the way back !
An Earlier check-in time would have been appreciated so we could drop our bags off, park and get on with work, only wanting to access the room after 6pm. The hotels car park is a little tricky to find but that's not the hotels fault. I dislike ANPR cameras on any car park - I distrust the operators from personal experience. That said, if you log your registration into the hotels parking system (and make sure you do or the sharks will be after you - not the hotel but the parking company !) you get free parking for the duration of your stay. Don't park on the left hand side of the car park. You'll get a fine. It's owned and policed by another parking company. It's not that well signposted so be aware. Bristol is too far to walk from the hotel in reality. That said, the bus is cheap as chips (~£3) and a Cab cost us £15-20 after midnight from centre to hotel. Beware, Bristol City's black cabs have an operating boundary and will try to maximise their profit margin if they go outside it so use the recommended cabs the hotel signpost you to.

The building itself is lovely as it’s a period building. We booked the twin room downstairs as family room wasn’t available.
The owner/manager was friendly and chatty.
There was car parking.
Soap that was available on a plate outside our room when we visited briefly to collect our key had then been removed by the time we arrived back to go to our room. So we had no soap to wash our hands or shower etc. We were told this was because some guests had ‘taken it all’. So why not put out more soap to replace it?
The bathroom had the most terrible stink from the drains. We couldn’t bring ourselves to go in. Obviously we had to use the toilet but we skipped the shower as it was such a strong stench in there. There was also a lot of mould on the ceiling and walls.
That room should not be sold to anyone until they have fixed their drains.
Given that we paid £95 which didn’t include breakfast and then got that situation, we wouldn’t return which is a shame as the lady who runs it was very nice.
