Wonderful little place in Portland. Great rooms, large and spacious (handicapped room). Fantastic and attentive staff. Neighborhood has nice restaurants and it's easy to walk around. We'd go back there anytime.
Only negative is the parking area is on a hilly street (makes it a challenge for handicapped in wheelchair).

This was a lovely spa hotel within a 20 minute walking distance of the old town.
The room was large and well laid out with all amenities.
The staff were very accomodating and friendly.
The location was ideal for us as we were travelling around the are sight seeing rather than needing to be in the centre of town.

Nice historic building surrounded by history. Good view from the room and good shower. Enjoyed not having carpet and everything was clean. Nice lobbies to sit in with comfortable furniture.
Not very friendly and would have welcomed advice to where to walk and where restaurants were. The restaurant on site was closed a few days and open Thurs-Sat.

Over and above from the facilities to the service, such a great experience. Really liked the staff communication and attentiveness. My wife went to the spa and was extremely happy. Excellent all around!

Loved teh comfortable bed, the min split so no heat fan going off and on all night, the modern decor, the healthy instant coffee - a first!
Cleaning products with synthetic fragrance can't be used by people like me, with chemical sensitivities. Also offering sugary buns for breakfast - really? Also, the construction outside starts early and is loud.

We were in room 202. It would help if there were gauze curtains so that when the blinds are open light can get in without anyone on Congress St seeing inside. Also, another chair and bigger table in the room would be nice and maybe a small carpet under them. And more hooks in the toilet room. Thanks

I really liked the hotel itself, it's cozy and very welcoming.
Parking was a little confusing but easy once you knew where to go, elevator was a touch concerning.

it was beautiful inside and fairly quiet.
the neighborhood is a bit strange and the hotel didn’t offer many inclusive amenities. Breakfast would have been nice as most places nearby were closed on Monday.

It’s a beautiful converted mansion! Everything was nice and clean and the products in the room are thoughtfully placed.
I didn’t like the color bulb for our bedroom overhead light. It was more of a cold light and I just prefer a warm light. The bedside lights were warm though.

I liked how convenient the location is in Portland. It's at most a half hour walk away from basically anything you want. The rooms are very nice and spacious too. They even go the extra mile and share a ton of nearby restaurants, attractions, etc.
Parking, while off street, can be a little tight, but that's to be expected while in a city. It can be a little loud, depending on your neighbors, but there is quiet time so it kinda fixes itself.

The staff was very friendly and helpful. We contracted Covid during our stay at Francis and we drove back home. The Francis staff was accommodating in reimbursing the none used time we have booked. We were sad that our vacations came to an end but appreciated the helpfulness of the staff.
Worthy to mention is that the beds are extremely comfortable.
The Francis is quite expensive and for the price you pay, I would think that a breakfast should be included. There is no coffeemaker in the room, but a tiny minibar.
Also the storage space to store away clothes is limited.

It was located on the west side of the city which if you're looking for quiet, with the exception of what seemed like daily 911 calls to the Fire Department, this is a good spot. Coupled with knowing it was not the typical cookie cutter type hotel with minor similarities to a B&B.
We booked this hotel months in advance and were issued three apologies within our first two days of staying. The hotel prides itself on communicating with its guests via text messaging, which is great. However, Day 1 we received a text from the hotel at 930am letting us know they're preparing for our arrival and requested to know our arrival time. We replied 3pm which is their check in time and their check out time is 11am. We arrived at 3pm after more than 6 hours of driving to Portland and had to wait in the lobby for 20 minutes being told our room was not ready/available. Day 2 and a second apology for parking issue. We left during the morning hours to drive to a local breakfast spot and upon returning discovered the parking area at the hotel was full. A female employee of the hotel directed us to a neighboring parking lot behind another local business to accommodate hotel overflow parking. The neighboring lot was also full. The hotel employee had to move her privately owned vehicle to avail a parking space for us. Also, on Day 2 we received a text message at 845am from the hotel asking if we would like room service and if so to reply via text before 12pm. We replied at 1025am, "yes please and thank you". We never received room service nor clean towels. When we called to notify, hotel staff replied they forgot and issued apology #3.
The above did not ruin our trip by any means as each incident on its own is trivial. Although with that being said, when we come back to Portland, we'll look elsewhere for lodging as when you're in the customer service industry and having to constantly issue apologies to patrons it results in poor business practices.

Very friendly and welcoming. Lovely room. Great amenities. On-site restaurant outstanding. Easy on-site parking. Great base for exploring. Old Port 15minutes walk. Cape Elizabeth lighthouse 10 minutes drive.
