Praticamente tutto, la location, la posizione magnifica, la pulizia e la Sig.ra Emma, la proprietaria, che ci ha messo a nostro perfetto agio, facendoci sentire in un ambiente familiare, quasi fossimo nella nostra abitazione.

My friend and I stayed at Villa Emma for a little more than a week and we loved every part of it. The breakfast was delicious, the view was breathtaking and the room was cozy and clean. We often spent time at Villa Emma during the day due to it being such a homely and relaxing atmosphere. Emma and her staff are amazing. Although we didn't speak the same languages the communication still went well and we had small chats from time to time. She made it a wonderful and memorable stay which we'll never forget; if we ever get the chance, we're coming back! :)

Friendly,quiet,spacious and safe for our bikes. 2 gorgeous dogs and a huge breakfast with lots of coffee. Cycled back roads all the way up to the old town
A kettle to make a cup of tea would have been a very welcome addition for us tea loving kiwis!

View from terrace was great. Staff was nice, proposed coffee and sweets upon arrival. Lovely dogs. Location 15 minutes to San Marino center. Breakfeast was nice - eggs, tosts, sweets. Parking on the properity.
Room quality for sure to be improved, need of renovation. It was a little cold. Mattress was very weird, not comfy. You could hear other guests a bit.

We paid double the amount on booking.com as she doubled the rate. She changed the booking rate 4 times and conned us.
She was loud and very aggresive.
She was snoring so loud at night.

Very clean, nice breakfast
Host started shouting at us in italian as soon as we entered, for not having called to confirm the booking, which had already been confirmed with an email from booking.com. Also, we arrived earlier than planned but did not get around to ask if it was ok to check in earlier than expected, as she just kept shouting in italian about the confirmation call. Not quite the warm welcome one could expect from a private host.

Everything was perfect. Very nice, clean and comfortable accommodation. Parking at the house, nice view of San Marino, very tasty breakfast. The owner is very helpful and friendly.
A little softer beds, but that's a complete detail. The owner only speaks Italian, but it is possible to agree on everything without any problems

We came late in the night and check in was not a problem. The hist was nice, the room very spacious and breakfast was delicuous, with a view of San Marino towers in the distance. And there is a private parking.

We had a lovely stay at the B&B Villa Emma. The host was very friendly, the breakfast was delicious and the view from the room was incredible. We would definitely recommend staying here when visiting San Marino.

Breakfast was excellent - being situated on top of a hill the surrounding views were very good - the room was excellent and after 21:00hrs it was a quiet as a mouse. The Villa Emma is a gated property so cars and motorcyclesare safe.

The hostess was super hospitable. Despite the language barrier (since we don't speak Italian), we were able to communicate with Emma perfectly. On arrival we were offered coffee and home made cakes which was a nice gesture. Our room with a private entrance was on the ground floor, very cool and tidy. We parked the car just outside our room. The breakfast was delicious with home made dishes.The view from the breakfast site overlooking San Marino supplemented the overall evaluation if this villa. I would highly recommend this place.

The location was perfect if you have if you have a car as access to the historic area is a short drive.

The breakfast and above all the freindly host Emma is exceptional. She could not have been more freindly and worked very hard to communicate even though she spoke little English & us little Italian.
Difficult to find a dislike. An improvement would be extra pillows,
