About this house rental
The space
This home has it all: modern amenities, a quiet location, and proximity to all that Seattle has to offer. All furnishings, appliances and housewares are new and up to date.
Each of our homes has been decorated to pay homage to a meaningful facet of our lives. This home has an "art gallery" theme, with works of art by up-and-coming Seattle artists on display throughout.
There are 3 bedrooms in this home, and each bedroom has an en suite bathroom!
On the top floor of the home is the master suite, with king bed, walk in closet, and 5 piece spa bathroom. Across the hall is a second bedroom, which also has a king bed and en suite bathroom. The third bedroom is on the lowest level of the home, and it offers great flexibility. It is furnished with a twin over double sized bunk bed (solid and sturdy --- not just for kids!). This room has an en suite bathroom as well.
Between the two sleeping floors is the main living area. This open concept space has a chef's kitchen with hard wood floors, new cabinets, new quartz countertops, and stainless steel appliances. This flows directly to the dining area which includes 3 stools at the breakfast counter, and a dining table that seats 8 and expands to accommodate more.
Continuing from the dining room is the sunken living room, furnished with plenty of seating, a nicely loaded cable TV package (HBO, Showtime, Starz, etc.), and a DVD player. There is a queen size sleeper sofa (with highest end sofa bed mattress on the market) for larger groups. Enjoy our collection of games (Scrabble, cards, etc.) in front of the gas fireplace.
The living room opens to a large patio. Here, you will find a gas barbecue, a large table for outdoor dining, and a chaise lounge chair.
The main living floor also features a powder room.
Also in the home is a full-size washer dryer, an attached one-car parking garage, and plenty of storage space.
AIR CONDITIONING
Air conditioning is a real rarity in Seattle. This home does not have central A/C, but does have a small window unit air conditioner in the dining room and in the maser bedroom.
Guest access
Access to the home is provided without a cumbersome lock box or key exchange. Instead, you will choose a 4 digit code, and the electronic lock to the home will be programmed work your code for the duration of your stay.
You will have access to the entire home, including garage parking for one car (and plentiful free street parking for additional vehicles). You also have a dedicated storage unit, as well as bicycle storage (both available with prior arrangement).

We love walking the streets of this neighborhood, and we will gladly suggest fun walks depending on your interests. Stroll to the beach at Madison Park. Walk by multi-million dollar estates. Discover hidden neighborhood gems such as the farmhouse with horses in the yard and the home that doubles as an eclectic art studio and antique truck gallery. Take a walk through the fabled Arboretum to Lake Washington.
Once you have worked up your appetite, enjoy the countless restaurants that Madison Valley ("Little Paris") has to offer. In addition to French gems, try our favorite tapas restaurant or the best Japanese food east of Tokyo. Take your morning coffee in one of numerous bakeries. Or opt for Thai, pan-Asian, craft pizza, Tex-Mex or more.
Our home provides easy access to Downtown (Pikes Place Market, Seattle Art Museum, Seattle Great Wheel), Seattle Center (Space Needle, Chihuly Glass Museum), South Lake Union (MOHAI), University of Washington, and Capitol Hill. All are accessible by car, bus (numerous bus lines a few blocks from home), or for the adventurous, by foot.
If all of this touring (and eating) has you tired, pamper yourself with a visit to a day spa or nail salon. There are several of each within a few blocks of home, and we are happy to point you in the right direction.

We enjoyed this townhome and the location. They aren't joking about the garage being small, but we were able to fit our Volkswagen Taos rental in there no problem. Unit was in a nice fairly quiet residential area, but walkable to several restaurants, coffee shops etc. Nicely outfitted with plenty of towels. Beds were comfortable. Comforters and sheets could use replacing with something of a little higher quality. Kitchen was nicely equipped. Would stay here again. **The only real negative was the city (or someone else) came to dig up and replace the pavement right in front of the unit's garage door the first morning we were there. Went on for a few hours and was so loud we had to leave earlier than expected that day. Mgmt said they had no idea anyone was scheduled to work right outside of our balcony during our stay. Luckily they were done by that afternoon. All in all a good stay!!

Great 3 bedroom townhome with en suite bathrooms in all bedrooms! Great location in the Capital Hill area. Close to all attractions. Perfect for families. Owners made everything easy… full service property meaning no chores to do before checkout. Plenty of street parking. We had a great experience with this property.

The hosts of this property are very professional. All the information you could need about the house or how to communicate with owners is given out multiple times before arrival. The hosts responded in a timely fashion to text messages.
The furnace wasn’t working when we arrived and no one had checked it or bumped it up prior to our arrival so it was very cold our first night. It took us awhile to realize the house was not getting warmer and was actually getting colder (53°) and something had to be wrong with the furnace but even in the middle of the night, the hosts responded. They sent someone to fix it the next day and by 4pm it was warm.
The house had plenty of room for all of us, parents, grandparents and 3 children. We liked the neighborhood with a grocery store just up the street.
I had to do some cooking for thanksgiving and ended up needing to use the microwave because the oven would not heat to the temp set. The knives were quite flimsy and difficult to use to chop a big sweet potato but I imagine with smaller, regular items they would be fine. The rest of the kitchen worked very well for our needs.
The pilot light was out on the gas fireplace and we tried to get it lit but without success. Would have been very handy the first night with no heat!
Parking on the street was easy and always available.

Overall a nice place in a good location in Seattle. The bedrooms were very comfortable and the amenities were more than adequate. Lynne was a great at communication and the check-in process was easy after dealing with a minor parking issue.
There were a couple minor issues with the property - a broken window latch, outdoor furniture in disrepair, and a lack of bedside lamp in the downstairs bedroom. Overall, the positives outweighed the few negatives and our group of 4 were happy with our stay.

The Condo was spacious and comfortable. The seven of us had plenty of room. We enjoyed the Madison Valley area - the restaurants and the close proximity to the arboretum.
Because of construction, we had to park our mini van on another street. The driveway to unit D was steep and narrow for our vehicle.

This property has a great location. Short drive to downtown, woodland park zoo, breweries, restaurants and more. The unit has a beautiful view, very spacious and very private. 4 adults and 2 kids were very comfortable here. Parked our SUV son the garage and street parking available a block away up the hill. Lynne and Andy were very responsive. I would stay again!

Cheerful and Cheap art, furniture and bedding. Worked well for our needs but be warned parking and access can be difficult. The unit has a small garage for a compact car and local street parking is around the corner (short walk from the shared path driveway). The other townhomes on this driveway are not rentals and the neighbors let me know.

Overall this was a nice property. The inside was clean, but the outside was a mess, so I weeded. If you are traveling with others, the layout, on three stories, makes it nice as it has a sense of privacy on the other floors.

We were a group of 8, 4 couples and 2 20+ young men. The house worked great, lots of sleeping areas and places to gather and visit. Neighborhood had lots of breakfast, snack and grocery options within easy walking.

Stayed during the 2020 Olympics and it was a great place to hang out and watch with the family. The back yard deck was very tranquil and even had blackberries growing along the fence. The kitchen was very open, though we didn't cook much. The Internet was having some trouble, but they troubleshot it right away and had the provider out to fix it. The support staff was very responsive, via text or email. Having AC was very helpful during the heat wave. Overall, a great stay!

Can not say enough about how wonderful our stay was. From preliminary questions regarding the property and location thru checkout, Andy and Lynne were available and extremely helpful.
The property was just what we needed. Plenty of privacy and great common space. There's a Whole Foods (Trader Joe's and Safeway, too) within blocks so were able to eat breakfast and lounge around until heading out each day. We had no need for a rental car either. The location is perfect for the bus and an Uber/Lyft was never more than 2 mins away.
Lynne and Andy were VERY helpful with our need to store bags. Our flights were very early arriving and late to leave but they made sure it all worked for us. The guide book they put together was very helpful. Don't think there was anything they did not address.
I think the only type of guest this home would be tough for is families with very small kids and only because of the stairs. Otherwise I can't see anyone not finding this a perfect place to hang out while visiting Seattle!!

2) Garage is small. Unless you have Mini or some other car <70’ wide, presume you will have to park on the street (yes, as described, parking is plenty, and you may not need a car at all if you are planning to stay in Seattle. But keep this in mind.

The best part of this home is the location. Close to downtown( short drives and reasonable walking distances- it’s a lot of up and downhill though!), good restaurants and grocery stores close by.
We enjoyed our walks to the Aborteum and to Pike’s place and back.

A wonderful home in a great location.
Andy and Lynne’s home was perfect for our holiday stay. The layout of the townhome guaranteed privacy, and the central living area was perfect for being together as a family. Everything was in perfect condition, save for a leaky powder room sink and erratic internet access. The home had everything we needed. The location is close to public transportation, and the neighborhood is walkable, if one doesn’t mind hills. There are lots of restaurants, and the arboretum is nearby. It’s a great place to stay!

Captial Hill Home
Location was excellent. The property itself was nice, clean. Opted to not park in the garage, but street parking easy and close. Only negative comments-mattress in full sized bed not comfortable. And the kitchen was not equipped with a lot of cooking/baking equipment, which we were able to manage through. I will say that the owners were extremely receptive-had a light that was burned out and they had it changed the next day. They were wonderful to work with and I would go back to the property again

The checking in process was great but the accommodations was average.
As owners of vacation properties in Vancouver and Montauk NY we were somewhat disappointed with a few things. We arrived and noticed he entry way was very dusty and dirty. We asked for 2 strollers and only one was provided. The 2 boosters we requested were filthy and I don’t think the previous users washed it so I scrubbed those down. In our first night the French knife fell apart and the blade fell off the handle dropped in the floor. I was very concerned as we have an 8 month old. Luckily the rest of our family didn’t arrive until the following day where there are 2 toddlers. When I emailed the owners I was told to toss it away which surprised me because that’s not how you properly disposed sharp objects and I was told they were going to pick it up and deal with it. We also requested a new non stick pan and was promised that we would receive one the next day but that never happened. The kitchen was very poor equipped and made it challenging to cook. Communication was poor with the owners and emails during the first two days were cold /lack friendliness too. I was surprised given that there was a lot of literature about the owners and how much they wanted to ensure their guests are happy.
We did appreciate the later check out however. We liked the location but we will not stay here again.

Spring time in Seattle.
What an excellent place to stay for a Seattle get-away. We happened to time it with all the amazing tree blossoms. The property has is in a great central location. It is a just a few miles from downtown and the ballparks, and is within walking distance of several great local restaurants. We can highly recommend this house and the neighborhood!

The house was conveniently located and wonderfully comfortable! The selling factor for us was private bathrooms for each bedroom. We thoroughly enjoyed our stay! Beautiful space with a warm fireplace, cooks kitchen and walking distance to great dining! Would recommend and would stay again.

Great location!
This townhouse is a good place to stay in Seattle. The king beds were comfortable as were the living spaces. The best part about the rental is the location. You can walk to coffee and many restaurants which is a plus in Seattle. Overall, the place is showing its age as a rental, but we had few complaints and anything we mentioned, the hosts were quick to respond to (which is all you can ask).
Before you book, you should know that there is a list of "nos", including no making any noise. The rental is on three floors and would be difficult for someone with walking issues. We wouldn't recommend that an adult sleep on the top bunk (it's pretty treacherous except for the most agile and those not inclined to get up in the middle of the night). We couldn't fit our minivan in the very small one-car garage, but there is plenty of available street parking. None of these things impacted our stay, we just thought you might like to know before you book the place.
Lynne was very communicative and we arrived to find a bag of snacks, water and a bottle of wine which was a lovely greeting. We would happily stay here again.

Great location, modern, comfortably designed; meets all needs of an intergenerational family
It is centrally located, thereby it met our needs to access venues in the Safeco Field area as well as venues in the University of Washington District. We enjoyed large windows in the open concept living areas and in the bedrooms, which did have blackout blinds. We appreciated each sleeping accommodation having its own full bathroom and the two large large walk in closets which accommodated well our 4 day stay. As an out of town family for our son's wedding, we needed a versatile place that would allow all 6 of us to quickly prepare for formal and casual events! Easy access to WiFi met all of our technological desires and needs, which were varied. The owners made us feel personally welcomed with a note, gift bag and wine. Their accessibility to answer any of our questions helped to make our stay comfortable and enjoyable. The house's color scheme, furniture, blankets, towels, dishes, and etc. were all attractive and accommodating. We liked that there was a side private outdoor patio and a little balcony that overlooked the front. One day was especially rainy, so we appreciated access to our main vehicle from an indoor garage entrance. We also appreciated close access to a Safeway and nearby eateries and other amenities that may be needed, like a cleaners. This is a very warm, enjoyable, family accommodating facility which I would recommend to others.

Great Property, very convenient to wonderful restaurants, grocery stores and more.
All six of us really loved the property.. We loved the neighborhood. It was great to get out and walk every where. .
There are a couple of things that need your attention.
1- the commode in master bedroom's bathroom runs all the time.
2. the patio has not been cleaned for some time. There were cigarette butts and leaves spread around the concrete. The table needed wiping off.
We do appreciate you working with us to provide us an early arrival . It made for a great day.

Beautiful and spacious ~ Home away from home...
Andy & Lynne thought of everything, to make ones stay easy, and special! We stayed here for our sons wedding. We chose the Gallery for the location to the venue, but the 3 bdrms w/their own bathrooms, plus the 1/4 bathroom, clinched the deal! "TY," Andy & Lynne for sharing your beautiful home <3
