Pillared electrically operated gates greet you at the entrance of this unique property, which is nestled at the bottom of the long private driveway A 3 storey, grade 2 listed 200year old georgian manor house, set in private grounds of 6 acres, surrounded on three sides by open countryside with footpaths reaching as far as 20 miles away.
A Beautifully renovated privately owned home provides stunning accomodation ,With a contemporary twist mixed with traditional features make this a property to stand out from the rest.
The kitchen has a Stunning vaulted ceiling with bespoke hand painted kitchen units and granite worktops, limestone floors & a unique dining booth area coupled with the large bifold oak doors overlooking the koi pond and folly beyond also within this space is the the large living area with leather corner sofa & cuddle chair, making this a perfect family open space to be enjoyed by all and is one of the many highlights of this wonderful home.
Within the original house is a splendid Drawing room with marble fireplace which is decorative only and large bay French doors opening onto a large paved terrace.
The dining room boasts a large original inglenook fireplace for decorative use only
Huge chandelier over an antique mahogany table to seat up to 12.
Completely private and attached to the property is a wonderfully appointed newly renovated leisure complex to include glass tiled heated indoor pool with changing room and sauna plus a home gym.
A super large leisure room with double aspect oak bifold doors, granite bar, American fridge freezer, cinema screen & projector, furnished with leather sofas, this entire facility is exclusively for your enjoyment.

On the 1st floor you will find 3 double bedrooms to include the master suite with an Emperor size, gold leaf bed with bay window and private ensuite with double granite basins & shower, along with 2 more double bedrooms both with 1x double bed plus 1 x singles.
On the 2nd floor a further 3 double bedrooms all new carpets & decor with 1x Double/King beds plus 1 single bed in each available in each plus a further king size bedroom by way of a sofa bed located On the ground floor suitable for anyone especially those who prefer to be on One level.
We also have a travel cot & high chair for our younger guests.
The house is Located opposite the Wharf on the outskirts of a small village with pubs & shop within a pleasant walk along the canal path.
There is parking on the gravel turning circle drive at the front of the property for in excess of 10 vehicles.
We have a newly fitted Hot Tub on the decking just outside the pool house to watch the stars and also a BBQ area is next to the leisure complex with sunken terrace area, massive outdoor fireplace and seating to chill out.

We stayed at this lovely house with our family, ages ranged from 1 to 75.
The house is just as described. Beautiful setting, and every facility you could need. Lovely and clean too. The garden is just glorious and we were very lucky with the weather.
There were a couple of minor issues with TV connection and a leak, but the owners were super efficient in responding and came out as soon as they would There are a few negative comments on here, but honestly with a house of this size - they were very minor and in no way hindered our stay.
Thankyou. We would highly recommend this house as a beautiful relaxing place to stay.

The house is set in a beautiful location and is well appointed, however there are little things that could be improved upon, particularly given the rates. A welcome basket would’ve been a nice touch, plus more than one towel each per adult. The pool is not heated as advertised and the outside furniture and cushions are rather scruffy. The bifold doors are very stiff and Wi-Fi is non existent..
We enjoyed our stay at Ivy House but I’m afraid I don’t think it was good value for money.

We rented this house for my daughter's hen weekend the house was stunning in an amazing location with great facilities. We could not find fault with the house it accommodated 20 of us amply. All types of celebrations are catered for here from a formal dinner, to a party to a film night and even quiet relaxation in the pool and hot tub. The garden and grounds are well maintained and are beautiful.
There is a pretty Marina just 5 minutes walk away with a lovely pub just 5 minutes further on.
We would happily go back here again can't recommend highly enough.

The property was better than described. The facilities were ideal and extensive, especially the swimming pool. It was just what we needed for a rainy weekend away with ages ranging from 5 to 70.
All the bedrooms were a good size with comfortable beds. The bathrooms had good showers and plenty of hot water.
The kitchen/family room worked really well meaning we could all be together. Stephanie replied quickly to any queries and was very helpful. We would definitely return.

Property very nice on the whole though a little rough around the edges in places, many patio doors and french doors difficult to close and lock and could do with attention. Similar story with other items throughout the property and decor.
Grounds are large and pleasant, i imagine it to be beatuiful in the summer.
House is spacious and warm with the heating working well and many rooms having underfloor heating too. New carpets throughout living rooms and upstairs areas. Lots of glasses, cups and cooking utensils etc.
Sky tv in all rooms, though no code given when asked for to view programs blocked by parental controls (nearly all films!)
Cinema equipment works well though this was the only cold room in the house, it did warm up once 10 people had been in there an hour or so.
Pool is clean and tidy, warm enough and a good length for both play and swimming.
Overall a good property for a large group gathering.

The property needs to be better maintained door knobs falling off taps loose several things not working light bulbs need replacing outside lights not working. Things need to be better maintained, cupboards not clean dirty table cloths in dining room, bin in projection/pool room had rubbish in on arrival. Cupboards in room needed good clean. Several showers were too hot to use and knobs did not turn to lower temperature v dangerous. Heating too high unable to control it properly. Garden wher we had 3 small children 7 lots of dog fececius found, which was a concern as we did not take our own dogs. bin bags to be provided for guests. I feel a welcome pack/bottle of wine would be better. Lots of bifold doors not easy to use needs maintenance. 86yr old mum tried to put clothes in cupboard door fell off landed on foot. Safety rails need to be added to kitchen area. Rails from hall to kitchen area need to have another rail/glass added to meet safety standards. Just a shame it lacks maintenance outside cushions all ripped/dirty in all areas , driveway needs updating very large holes in driveway. I’m happy to discuss these issues with yourselves.

We booked this house for the weekend for my sisters hen do and we all had the best time! Everything was as described. In fact, the photos don’t do it justice! We only had one issue on the first day, which was resolved within the hour. Stephanie was a great communicator and I would definitely consider coming back!

We had a wonderful time with our children and grandchildren. However, a few caveats.
There were several bins in the bathrooms which were full of the previous occupants' leavings - quite frankly this was gross. We had to ask for towels, the dishwasher had rice crispies in the bottom and some rice Biryani stuck around the door.
Me, my eldest daughter and my grandson all got ear infections, so I wonder whether the pool hygiene is up to standard. (I have not had an ear infection since I was a child and I am now in my 60s.)
The house is well laid out and the space is suitable for large groups, the beds were comfortable and the various fridges make it possible to self-cater even for large groups. Overall, a fantastic break, but at that price, the cleaning should be taken more seriously.

This was a fantastic property for our 3 generation family get together. The house was lovely and worked really well for what we needed. The kids loved the pool and the separate room with large screen was a fantastic place to play games after dinner and also watch the rugby.

The photos don’t really do this place justice.
We were a party of 9 people ranging from 13 to 74 and there was something for everyone. Enough space for everyone to do what they wanted. The garden was great for walking the dog in the morning but there is also the canal footpath a couple of minutes away with great pubs on.
The pool and cinema room was in constant use while we were there, fun was had by all!

Ivy house had everything for everyone in our party. Ages ranged from 11 to 65yrs and this beautiful house catered for us all. It was exactly what we were looking for to house such a big gathering. The pool was the perfect entertainment for the children and adults and the grounds are beautiful and secure enabling us to let the children (and dog) roam and explore safely.
The cinema/party room was perfect for the actual birthday evening and the kitchen and dining room easily seated the 12 of us comfortably.
Communication was quick and informative and there wasn’t anything we felt could have improved our stay.
We will hopefully return again someday soon!

Managed to get the family together for a wedding and anniversary celebration. The Ivy was just the perfect house for us. Great outside space, great pool. It was a short but memorable stay. Recommend this for large groups.

Selling point of this property is the swimming pool, gym and entertainment/bar area. It is not suitable for families with young children due to interior steps from kitchen with no hand rail.

The kitchen family room was lovely and had everything you would need to cook and host a dinner party. After getting used to the oven and hob we successfully cooked a roast lamb for all 15 of us. Retiring after in the cinema room was a hit with the grandchildren. Our only negative feedback would be the Patio furniture especially the seat cushions were very tired. I was disappointed that the house wasn’t very clean, also not very warm the cinema area was absolutely freezing the snug , lounge & dining room was too cold to use 🙄also the pool lights didn’t work ? There was no trampoline in the garden as shown on the brochure,

We had a lovely time in a great house large enough to accommodate us all. The pool and cinema room were very popular with the whole group. The grounds were also lovely. Nice touch having the Christmas tree. The biggest problem was having to hire tables and chairs so that we could all eat together. It would make sense to install a large table in the family room rather than the sofas. Also some of the bedrooms were cold due to old windows even though the heating was very efficient

Weekend with Friends
We enjoyed our stay at Ivy House, which has some unique features and plenty of communal space for a big group. The hot tub and pool worked really well. The ability to walk out onto the canal path and to the local pub were a bonus. The only niggle was the dining room which wasnt big enough (nor were there enough chairs) to seat all 17 of us.

50th Birthday Celebrations
What a wonderful week we all had at Ivy House. Great house and great location. Owner was really helpful when we had an issue with the heating and hot water, it was sorted straight away. Wouldn’t hesitate to book again.

We stayed in this property late July and whilst the house and grounds were impressive (if left a little dirty), the difficult owners ruined the holiday.
When we booked the holiday a hot tub was listed as one of the facilities available. Upon arriving we found the hot tub did not work and were casually told by the owner (via a text message) that it no longer worked due to the previous guests. Therefore it was only natural that I called in order to enquire for some compensation, when the owner changed her story and said the hot tub had not worked since January but that they kept it in the facilities as guests could still somewhat use it, which was bizarre.
In the end, the owners provided us with a meagre compensation but then charged us a hefty cleaning fee for leaving 'outdoor chairs in the wrong positions' and 'leaving indoor cushions outdoors'. The owner also claimed we did not clean the house well enough as there were some stains in the microwave and wipe marks on the kitchen counter. This was utterly ludicrous as when you pay a substantial amount a night to stay somewhere you should not expect to scrub the place clean so it looks brand new when you leave. It should be expected that guests will not be able to clean every nook, cranny and appliance. Charging guests an extortionate cleaning fee, when the house has to be cleaned anyway due to covid protocols, is taking advantage of people.
This was unfortunately not the end of our woes. The final straw was the owner charging us another fee for a supposed dent on the panel of her oven, which we did not notice. She did not even provide us with a receipt for repairs despite us asking for one, meaning we could not even claim insurance on the item.
All in all, I would definitely avoid staying here. The owner has a mentality of trying to drain every last penny from her guests by charging them ridiculous costs. The property was not even cleaned properly when we arrived.

A great place for a hen do weekend!
As a group of 20 celebrating a hen party, this accommodation is perfect! There is plenty of room for all to feel comfortable & there are plenty of facilities to make the stay alot more entertaining and fun! With the use of the cinema/bar room, indoor pool & sauna, outdoor hottub & the large outdoor grass area... it was perfect for our hen party antics over the course of our 3 night stay.
We all had the most amazing time and would love to return.

Lovely break away from home
Group of 20 friends and family had a great time making the most of all the facilities in the house. It was so good we didn’t leave the house our entire stay of three nights there.
We had some minor issues with the hot water running out on the last night.
As a suggestion it would be nice to have a dining table that could seat all 20 people. The dining table is currently set up to only seat 16.

There is no doubt that this is a stunning property. Every room has a different look and artefacts. There are some areas that need a little touch up decoration wise but hey, we have just come out of a pandemic when revenue dropped so much for hospitality that I am sure these issues will soon be addressed. There were a couple of issues, the temperature control of the shower in the main bathroom didn't work and nor did the shower in the pool area. The hot tub jets weren't all working or the jacuzzi in the swimming pool. I hasten to add that we chose not to report these issues as we were having such a fantastic time we really didn't want any maintenance people to call. The one query I contacted Stephanie with was dealt with promptly and that was just clarification on refuse. The pool area and the "cinema room" were our family's main gathering points but every room is stunning. There is everything you need and more in the beautiful kitchen. We are already talking about going back next year. It was like having a lovely hotel to ourselves.
