The Mill House has been renovated throughout and redecorated to a high standard. The accommodation comprises a large kitchen-dining room downstairs and two bedrooms, one with a double bed with en-suite shower room, and one with twin beds, plus family bathroom with shower over the bath. Upstairs is the sitting room with wood-burner and the third bedroom (super-king bed, which can be made up as a twin on request) with en-suite shower room. There is a paved courtyard to the rear of the house with a picnic bench provided. There is access to both the upper and lower levels of the property from the outside.

The Mill House kitchen is well equipped with all new appliances including fridge, freezer, oven & hob, microwave, dishwasher and washing machine. Other equipment includes toaster, kettle, crockery, cutlery, cookware and a variety of kitchen utensils.
A television (with freeview) and DVD player are situated in the sitting room. Wifi is installed in the property.
A cot and high chair are available, please request these items when booking so we can make sure they are ready for your arrival.
There is a hairdryer in each bedroom.
Electricity and heating costs are included in the price of your accommodation. The property benefits from central heating in the form of underfloor heating in the kitchen-dining room and in the downstairs bathroom, and radiators in the bedrooms and sitting room. There is also a feature wood-burner in the sitting room; one basket of logs and some kindling will be left in to get you started, further supplies can be purchased locally.
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot.
Tea, coffee, milk, sugar and biscuits will be provided for your arrival, so you can have a hot drink before unpacking the car. Cleaning materials such as washing up liquid, dishwasher powder and a kitchen cloth will be provided plus one or two toilet rolls.

A paved courtyard area is situated to the rear of the property with a picnic bench. This area is not enclosed.
Bampton is about a mile away via quiet country road, which makes it a gentle half hour walk or less than 5 minutes by car. There's a choice of pubs and restaurants to eat out in Bampton.
Parking
There is parking for two cars on the drive to the side and front of the property. Please do not block the track which runs behind the house as this is a right of way and access to the field may be needed. It may be possible to park additional cars nearby on request, please ask.

The Mill House is just a mile from the historic town of Bampton, which makes it a gentle half hour walk or less than 5 minutes by car. Bampton is a small town but has a surprising range of local amenities including pubs, restaurants, tea rooms, late-opening supermarket, post office, butcher, greengrocer, chemist, and a range of other places to eat
Bampton has quite a history from the Romans to its early Saxon origins, the Norman castle, the wool and pony trade, the 12th century church, the quarrying of the local stone; now it is a thriving centre used by locals and visitors alike. This small and vibrant town is located in mid-Devon; nearby Exmoor National Park, Wimbleball Lake and the Grand Western Canal Country Park provide wonderful opportunities walks, cycle rides and activities.
The annual Bampton Fair was established by Royal Charter in 1258 and is held every year on the last Thursday in October. This is a popular event, with traditional funfair and a street market selling novelties and local produce. Bampton is also famous for its floral displays, having won the national Britain in Bloom competition several time in recent years. The town no longer enters the competition but still looks beautiful throughout the year.

Overall a good experience. Great, quiet location and very generously sized property. Very well equipped and even has a proper freezer. Owner was very friendly and helpful, and greeted us in person upon arrival. Milk and biscuits had kindly been left out for us too. The only thing that brought the experience down for us was the level of cleanliness. The property has probably not had a deep clean in a while (only basic cleans) and it showed. Other than that a great stay :-)

The location is beautiful and its got plenty of walks to do nearby. The Toucan Cafe in Brampton does an awesome breakfast.

All the rooms were large and clean with a huge kitchen and the added benefit of 3 bathrooms. Wifi was very strong and even though in the countryside and on farms, no countryside smells or insects. Very quiet location with 45 to 60 minute car journeys to places of interest in all directions. Just a reminder that there is no garden, which we were aware of and not really needed in such a lovely setting.

For us with three labradors, the location was ideal with the bridlepath up behind the cottage. The cottage itself was spacious, well equipped and very comfortable. Bampton is a nice little town, good shopping, and we enjoyed a delicious dinner at The Swan. Not far from M5 Junction and ideally situated between North and south coasts, though minor roads were a bit 'challenging'.

Superb house, lots of space (there were only 2 of us, but even so, it is a lovely large space for more guests). Really clean on arrival, lovely bedding, rooms and bathrooms. Joy kindly popped in to make sure we were OK and was flexible on us leaving later, which was lovely of her. Really recommend it for a relaxing break. You can walk into Bampton via the back lanes in less than 30 mins.

About a mile out of Bampton, very quiet, dark skies at night, plenty of space for six people in two cars (maximum). Good location for travel in Devon. It’s the little things that count and we felt welcomed. Well stocked kitchen. All round a great base for a visit.

Extremely spacious house in a perfect location for a wedding at Holwell Farm. Joy was very responsive in the run up to the stay and popped by to check everything was ok after arriving. The Viennese cream biscuits on arrival were amazing and a nice touch.

Mill House is in a really quiet location. It's a 20 minute walk along Ford Road into Bampton and the nearest pub (The Quarrymans), local shops including a butcher, greengrocer, SPAR, and a delicatessen. Two playgrounds provide activities for children.
It is such a well equipped house that everything we needed was provided:. Including a heated towel rail - very handy for drying out swim wear. Swimming nearby is at an indoor swimming pool in Tiverton and a small outdoor pool in nearby Wiveliscombe (Wivey Pool). Both are great for children letting off steam.

Turned up after a long drive down from Derby. Found at the end of a long narrow road amongst trees and fields is this lovely place to stay. Rooms are very roomy and very clean, 2 rooms are en-suite and the other room had the communal bathroom right next door. Huge kitchen and sitting room. We felt so at home here and could happily stayed for a lot longer than a few nights. You will need a car if your staying here as its in the middle of a small village and fields. But if solitude is what you need it's lovely. With a car there are plenty of things to do and places to see so as a base it's perfect. We can't thank the owners enough, the little extra touches go a long way.... like the coffee,tea, fab biscuits and the milk. Plus the table had a jug of fresh tulips. We will be back. Thank you

Stayed for 6 nights for a family wedding in Cullompton with my daughters and their boyfriends. The cottage is stunning and really clean and cared for. Joy was so lovely and met her once at the start of the stay for information on a good chineee takeaway and local knowledge. The homemade lemon cake that was left was delicious and very kind.

We always go away at New Year to escape the fireworks because of our dog so the location was perfect, rural enough to not hear them but close enough to amenities of the town - great places to eat, provisions - amazing butcher and grocers and two spas for essentials. Joy the owner is so helpful and responded quickly to text. The cottage is spacious with everything you need for a comfortable and enjoyable stay. We will be back.

Our second weekend stay at the Mill House. Unlike last year the weather wasn't great but the house had lots of room to spread out and made a great base for board games and pizza with the extended family. Bampton is an easy stroll (even in the rain) and we appreciated the cakes and very dog friendly welcome at the Toucan cafe. Excellent greengrocers in Bampton (great pork pie from the Butchers too but watch out for Saturday early closing). House was just as we would wish. Hope to be back next year.

The house is nice, very spacious and comfortable but it would benefit from updating, maintenance and attention in places. Some areas require a deep clean. A guests info guide would also help as had to guess on heating, appliances, rubbish etc.

Perfect! Our stay with friends at The Mill House, Bampton over the weekend was exactly as we wished. The cottage was large, warm and extremely comfortable. The kitchen/dining room was huge and provided us with a great venue to relax, drink and eat after a lovely day out on Exmoor. The whole cottage was extremely clean, including and all bed linen and towels.
Parking was perfect for two cars and the location of the cottage was fantastic........so quiet and not too far from all local amenities.
The owner (Joy) welcomed us on the first evening and was available (living close by) should we have needed any help. The 'welcome' pack of tea, coffee, etc was just what we needed.
We would highly recommend for small groups of adults or a family (plenty of books, games and DVDs available should they be needed). WIFI and water pressure was strong throughout the property.

Our group of three couples was visiting Bampton to attend a wedding, and the Mill House was ideal for us with plenty of space, a really good kitchen/dining area with underfloor heating, comfortable seating areas and three bathrooms to use. The property is on a quiet lane around a mile outside the village and it is easy to walk from the door (plenty of footpaths and bridlepaths), or drive further afield to visit the Exe valley, Exmoor, Wimbleball lake etc. We enjoyed a restful week in pleasant rural surroundings.

Mill House is a lovely cottage which is very well equipped. Bampton was a lovely friendly village and we found everything we needed. There was enough parking for our 3 cars. The welcome pack was just what we needed after a long drive and Joy very kindly set up stair gates, high chair and cot for our arrival.
