From the pictures, the property looked good and suited our needs as a family. The keys had been left in the door for our arrival.
The property was not what we expected when we arrived. It looked overgrown and unkempt - the outside area was dirty - over turned chairs and two old fire extinguishers just left in what should have been a patio. The view from out of the rear windows was of a barbed wire fence and overlooking an industrial estate (very untidy). The inside of the property had a very musty smell to it. The furnishings, bedding, towels etc looked very worn and not high quality. The table cover was sticky and did not seem clean. Quality of the fittings - kitchen, bathroom etc - were not what we expected. By this point, we felt that we could not have stayed in the property and left within 30 minutes. We informed the owner by message immediately. The location needs more explanation as it is at the back of several industrial type units.

Honestly, there was nothing particularly that we liked. It was kind of secured because of the huge fence and locked gates but other than that, nothing very promising.
The welcome was terrible with a list of rules texted followed by a call to upsell for a cheaper extension before even checking in. An early checkin by 1 hour was a huge deal - No even when I offered to pay more and there was no cleaning in progress or anyone staying. Strictly No Checkin before 3pm. Had to beg to get the key at 2:30pm.
People are stealing spoons so we had to listen to a lecture about what to do and what not to. It was the worst welcome to a place. "This is my house" so you have to stay this way. "Are you Indian?". Not sure if the host is allowed to ask these kind of questions. And I am not Indian.
After we left the review, the host started sending threatening text messages which I have attached. We will take action against them anyway and report to Bookings.com

The lodge was clean, well equipped. it is located in a very quite area, 20 minutes drive from Brighton, and 60 minutes to London. The staff was welcoming and offered suggestions for a nice places to visit

house very well "hidden"behind an industrial and close to a nice lake. still feeling safe and quiet.
Landlords excellent and communication fantastic.
for us very convenient located near the motorway.
the house is basically on a building site close-by currently, but we were lucky to be there over the weekend and were not affected. this is temporary though!

Nice facilities
The host confirmed our arrival time. Gave us no information and then moaned at us getting there later than she would like. Moaned that we didnt park where she wanted but again didnt tell us where she would like us to park. Repeatedly told us no parties like she was convinced we would invite all of our friends over?
Basically she was just bloody rude

the property was perfect for our family, good space and a lot better than being in a hotel room.

Perfect for 2. Spotlessly clean, good facilities (i.e. kitchen, Netflix & Amazon Prime and secluded courtyard).

Our host was wonderful, she brought us eggs from her own chickens and spoiled the boys with chocolate (they were VERY impressed!). My boys liked the aquatic centre that was just next door too.
Getting there was a little tricky because the postal code took our satnav somewhere else, but Anna’s directions to get to the house were very helpful.

Location was excellent, air conditioning unit was welcomed and the size of the living space is generous. Good parking
Accommodation could have been improved, the door to the rear which led from a childs bedroom was not secure and could be easily pushed open, i did not let my child sleep in that room. Window in kitchen was broken as was cooker hood cover. Towels were horrible, thin, bleach stained and small. My advice would be to clear all the clutter from the premises particularly given COVID-19 and replace chipped and broken crockery. A small freezer would have been useful.
Outside area was not clean with mould on the table so did not use, internet shows gardens which are not a true reflection of the amenities available

The host is very kind. She gave us eggs which were layed by her own chicken in her yard.
This house has big garden in that you can take a walk and a beautiful pond.
I saw rabbit and fox in the garden.
You can park your car in front of the house and easy check in system. Because she lives in front of the house.
