The location was just wonderful - right on the Dales path next to the river; one of the best we've stayed in! The house is spacious, comfortable and well-equipped, we all loved it!
The key info and primary contact were wrong. This beautiful house needs some TLC and a deep clean (mould in places, flies in lampshades, socks and mask under a bed). There's an extensive list (several pages of A4) of chores requested of guests before leaving, some of which, e.g., emptying bins, had not been done by the people before us. We always tidy up, but feel that hosts should not rely on this for the next guests.

Loved the location, right on the river, within 15mins walk to Grassington. Nice walks from the house. Large property. Patio/balcony to water front. Three bathrooms is a big plus.
Kitchen is narrow, can't sit to eat there and though dining room is large and good, there are steps between the kitchen and dining room so had to frequently run up and down the stairs between the two, fine for us no problem but might be an issue for some. There is a stairs electric chair for those who can't manage them.
In the summer, weather was fine, however in winter, we would have to double check, as it only has storage heaters and two fire places, I don't know if it would be warm and comfortable through out in the winter evenings.
The furniture and seating in the sitting room is on the old side, and would benefit from updating.
There was a little damp smell from rising damp in a wall in the sitting room, hopefully the owners will sort out this to improve comfort.
At the time we went in August, we thought the cost was on the high side, but we managed to share it with other family.
