Great location and close to everything. Morning coffee and a bakery just a few blocks away. GREAT air conditioning! Unique property design and decor and plenty of room for our 5 adults. So grateful for the provided beach towels, which are extra large. Lovely view and breeze in the pool area. Everyone slept very well and the rain showers are perfect for sunburned vacationers. Stair haters (and the over-packers who have to climb them) beware! Ana provided step-by-step checkin instructions with photos which was a BIG help. She was also quick to answer any texts. Grateful for backup water tanks! Only critique is the shared hallway light shines through the glass front door which is visible (and bothersome) for anyone sleeping in the common area loaded with futons. Maybe add a shade? Only thing I’d recommend is not renting a car if staying here. Although you can get a designated parking spot, the streets are narrow and permanent residents fill the streets. Backing out is challenging and sometimes people park behind you. Don’t be afraid to talk to the guys in the chairs across the street. Although unsure of their purpose, they were very helpful, like private security.

We had an amazing time. The villa was comfy, great location to the beach and restaurants. Morning coffee on the roof deck and checking out the stars in the evening. Beautiful view of the ocean and relaxing sound of waves.

We loved staying here! So close to the beach, restaurants and grocery! Easy check in/check out and great recommendations from the owner about exciting things to do! The owners also recommended the tour company Fix a Trip - Sergio accommodated us last minute and our boat tour was amazing!! We would love to go back!

This was a great place. We loved the quieter location. The owners were there at the same time and they are such GREAT people. We would stay here again. We wish there would have been more bath towels. The place was very well furnished.

This was a great place, that met all of our family needs - for a very good price. I have a family of 6 (2 parents, 3 kids, 1 abuela) and we had plenty of beds and space in the apartment to feel comfortable. I would definitely stay here again in the future. Location: Close to San Juan (Uber/Taxi is best); Good location to drive to other areas (El Yunque, Luquillo beach, adventure parks, etc.); Walking distance to restaurants and grocery store; AND it really is right next to the beach! It was so nice & easy to just take the beach chairs and towels provided and walk on over to the beach. Parking: I reserved a space so we never had an issue with parking. Property Manager: EXCELLENT! Ana was GREAT! She responded to all my questions/requests promptly. If we didn't have something, she got it to us right away. If there was an issue, she took care of it right away. Owner: Prior to our stay, Isabel responded to all my questions about the property promptly. She also provided extensive information about restaurants, activities/tours and other topics that were very helpful. She made my search for places to eat and things to do a lot easier because she took the time to provide the information. Improvements: A couple of days it rained hard enough for the ceiling to leak a little bit. This did not impact our stay, but something to be aware of. Overall: This place met our needs. We were close to the places we wanted to visit and things we wanted to do. We used the kitchen for breakfast, lunch and dinner when we were in. Going to the beach was easy because beach chairs, beach towels and other beach stuff were provided (a BIG bonus). It was walking distance to good restaurants and the grocery store. As I stated above, I would definitely stay here again in the future.

This place is beyond amazing!!! The photos does zero justice! Everything was great! The house is in the PERFECT location. Right on the beach, close to supermarkets, restaurants, and more! The views of the beach are amazing!! Much better than what the photos show. The property also had EVERYTHING you need! The natural sunlight into the living room was amazing! The set up of the property was amazing! The neighborhood was amazing! The people were amazing!… and to top it off, the HOSTs were amazing! They are the best host I’ve EVER encountered while renting private homes. They went above and beyond to ensure our stay was great. The ONLY negative thing is that there was blonde hair everywhere; sticking to us in the shower, from the floors and from the living room couch. HOWEVER, I truly understand that hair and sand are some of the hardest things to completely clean up. You will forever find it somewhere lol We def felt at home at this place and it will be my go to place when I return and where I will send all of my clients!

Our stay at this property exceeded our expectations from reservation to departure. Isabel and her team were extremely informative and accommodating throughout the entire process. The unit is clean, open, comfortable and felt like home immediately - with so many amenities included (even beach towels, sunscreen & beach chairs). The beach is gorgeous and just across from the property. The rooftop pool was immaculate (cleaned twice during our 7 day stay) and the deck area was a perfect place to play, eat & drink all day. The location is super-convenient to restaurants, nigh-life/bars, shops, and grocery stores. With several excursions and adventures, the community is friendly and a safe place to go exploring. As you can tell, we loved our stay at this property and hope to go back with our friends and family again soon! Thank you Isabel, Juan & Team!

This property worked out very well for our diverse needs as a group. The rooftop patio was an amazing space to gather and enjoy the sunshine. We loved being so close to the beautiful beach with lots of opportunities for exploration & adventure in San Juan.

Good experience overall, but unfortunately it rained heavily during our stay and the roof leaked quite a bit. There is definitely some maintenance that’s needed- hopefully the owners will take care of it soon. That said, it’s a great location- safe and within walking distance to restaurants.

Great location!!! Apartment is well equipped as described. There is wear and tear but clean, homey and comfortable. Ana and Isabel were very helpful, communicative and made sure that we had everything we needed. They gave us tips on things to do, nearby restaurants, grocery/convenience store, secluded beaches - the kind of information you can only get from locals. The only regret we have - we didn't have enough time to explore everything the place has to offer. Look forward to coming back next year!

Fantastic host. Fantastic apartment. Fantastic location. Fantastic service. No problems with the internet, which was super fast. The host followed up on a few requests and smaller issues within a few hours. Except for the last day we were the only group using the roof terrace. Strongly recommended. Only thing to consider: the doors to the bedroom are not solid/fully closed, but panel doors. The same with the doors to the bathrooms. It means that noise will travel between rooms.

Had 5 days in San Juan surrounding a friends wedding and the apt was in a great convenient location for some site seeing, shopping, nightlife, beach, everything. Really great space in quiet street. I did not realize the roof was a shared separate space, but that was nice too

The location was perfect, the rooftop view is and will forever breath taking. My trip wasn't perfect though as the roof began to leak on night 2 and continued for the majority of Day 3. Once I notified the team, I received a passive response that included instructions on how I could take care of this concern myself. Which,I found inappropriate but I didn't make a huge issue out of it. As,I felt it would take away from the events I had planned. These unexpected event I there after call "Birthday showers." The only other issue we encountered was the wifi. It was awful. However, it is plenty of fun outside, so watching TV or strolling the web wasn't a high priority. Apartment 6 did not meet our expectations but overall the trip was delightful and I had a ball despite the small obstacles. Puerto Rico is so beautiful

We had an amazing time at Juan and Isabel’s place! Our group was five women in our early 30’s here for a relaxing girls trip and the size of the place was great for us. It was clean, had everything we needed, was so close to the beach and the rooftop views couldn’t be beat. The pool was lovely and we didn’t end up having to share with the other unit during our stay. The laundry was coin operated just as a heads up; you’ll need to collect some quarters. The beach chairs and towels were awesome perks though we weren’t brave enough to take out the boogie boards. Ana, the property manager was incredibly helpful and responsive to any request or question we had and even had Ivelisse (the housekeeper) drop off a bottle of champagne that Isabel had sent! Would absolutely stay here again; we loved it.

What can I say, the view was amazing, the location is perfect. Quite, safe street. The open floor plan of the apartment worked well for us with a 1 yr old who wanted to just crawl and walk around. The whole trip was wonderful and the apartment gave it the home feel instead of the feeling of a hotel.

We are glad that we chose this place. I wanted to leave a review that helps others. The photos are as described. However, the shared rooftop is small. This was not a problem as the other family was not there at same time and they were friendly people anyway. Bonus-pool has a deep end! The beach is 10 steps away. The apartment has beach chairs and beach towels. The washer and dryer is amazing-there are two of them and $1 each to operate. They left laundry soap. I loaded the machines up each day after going to the beach, and everything came out well washed and perfectly dried. The beach is a public one used by locals. We didn't have to pay to park with the proximity to the apartment. There was some seaweed in later days; the ocean temp was in the 80s. There is no lifeguard. We felt safe as the current on the days we visited pushed us down the beach and towards the shore, and some waves had bigger than others. There are vendors selling beer and popsicles, but no one approaches you. The sand is clean and the bottom of the ocean is not rocky; we brought beach shoes and didn't need them. Be careful-the sun is very strong and we used sunscreen and reapplied. We remedied that by going after 4p.m. each day and trying to go 8-11 in the morning. There is a faucet outside to wash and dry your feet; I also recommend that they leave a Swiffer mop and some wet Swiffers. Our family was careful, but it is the beach after all! (-: The apartment was well stocked with dish soap, towels, hand soap, toilet paper, trash bags, and laundry soap (in the hallway closet in a cup). The Wifi password is on the fridge (had trouble finding). There is shampoo and some conditioner would be a nice touch, too. A week before arrival, they send a video to enter the building and the GPS for the apartment, as well as fun things to do. The parking is public, and there were instances that made it tough. There are restaurants within walking distance and the beach is down the street; however, we came with a car to see PR and to do grocery shopping. For our family, we don't want to Uber or wait for a ride. We had to move the car several times and were worried about finding a space when we got back. (Rita tried to help with this, but a consideration to plan ahead for.) Bugs were not an issue; the common area has glass doors and each room has central air. At night on the terrace the bugs came out when it got dark, about 7-ish. There was a nice breeze at night. We would return!

Pictures just doesn't give it justice. This place was absolutely stunning. Great location and very close to surrounding attractions. Property manager was very helpful and understanding regarding our check in / check out time frame and allowed us to leave our things at the apartment considering our early flight arrival and late departure. I will definitely love to revisit. Only downside was the master bedroom locks to both the bedroom and master bathroom were faulty. Forgot to mention it to the manager but I'm more than positive it'll be fixed for the next guest. Overall 9.5 out of 10. Thank you for having us!

Spacious and bright with a cool, laidback beach vibe. Love it! Can’t beat the rooftop pool and ocean views.

Puerto Rico is one of my favorite island for vacation. I visit at least once a year. Having stayed at many Different properties in the San Juan area I must say this property was extremely impressive. In the heart of San Juan his property is located near old San Juan, the supermarket, Condado and many popular tourist area. The property is very spacious and clean with impeccable views of the ocean. The rooftop terrace was an added bonus on days where we just didn’t wanna me to go to the beach. The owner also had many beach umbrellas, beach chairs and beach towels available for use which was very nice. I absolutely loved waking up to the sounds of the ocean and the views. I would definitely rent this place again when visiting the San Juan in the future.

Our family (3 AD/3 kids 11-12YO) rented both units for 2 weeks.We loved:- the rooftop pool/patio. The view is amazing, lots of shade, plenty of chairs and room to do yoga. The space isn't huge, we wouldn't have been comfortable sharing it with another family, but that was not an issue since we rented both units.- The location. We walked to amazing restaurants, to get groceries, and went to the beach multiple times a day, it was all right there. it is a diverse, busy, urban beach. That suited our family well after having been isolated for most of the last year. The downside (which we knew) was most activities like snorkeling/rainforest were an hour in the car. Old SJ is about 20 min away though and definitely worth it.- ease of communicating with Ana and Isabel. All of our questions prior to arrival were answered and we did have a few issues during our stay and they replied promptly.What we wish we had known prior to arrival:- It is not quiet. The bedroom doors are all louvered. When 3 people are trying to work and do virtual school at the same time there is no sound blocking, you might as well be in one room. Also, there is a TON of construction going on, including a large crane two doors down, jack hammering starting at 7am, and neighbors who apparently have a need to pressure wash and blow starting around 7am every single day. It is on a quiet street but in general it is a bustling urban location, so don't go expecting to sleep in peacefully every morning. I will also add that in the downstairs apartment, there are parts of the great room that are open air even with all of the doors closed, so there just isn't much buffering between outside and inside. I am not sure this would have been as big of a deal except we all showed up needing to work and some days it was a struggle.- While I felt good about the overall cleanliness. You are expected to wash dishes before you leave (there is no dishwasher), so we washed all dishes before we used them too since we weren't sure they were cleaned since the cleaning crew doesn't do them. Many pots and pans need to be replaced. Some linens are very worn and some stained. -You need quarters for the dryer ($1.50 per use) - there are a ton of stairs, they are shallow w/ no hand rails, concerning for older folks, we were glad the third generation didn't join us.It was an amazing experience, we would definitely go back if we were able to rent both units again.

Exceptional host! kind and helpful. The location is across the street from a beautiful beach and just blocks away from many restaurants with any variety of food or local fare.

Both the owners and the property manager were very helpful and courteous. The views from the rooftop were spectacular and the condo was bright and airy. Our stay was wonderful so we plan to come back again!

This property was our first non-resort experience in Puerto Rico with our two young children. We had such an amazing time that we can never go back to resorts! It was unanimous out of our party of 8 - we will be back! What was so awesome? - Arrival procedures. We arrived wayyy before check-in and gave Ana an immediate call on landing. She met us at the apartment (previous guests were just leaving) - gave us the apartment overview - and let us change for the beach and store our luggage for the day while the cleaner did her thing. Such an amazingly stress-free start to vacation. - Location, location, location. Safe neighborhood, beach across the street, nearby delicious and authentic restaurants. SuperMax grocery store was a quick walk away to save us some money on food and beverage! - The rooftop deck. The view is INCREDIBLE (city, mountains, beach). Pool is a great size, and plenty of seating for everyone. I didn't expect the rooftop half bath either - what a pleasant surprise! - The Apartment. All the amenities you need, including a washer/dryer so you can pack light! Wide open space with a wall of windows and hammock were a favorite. Bedrooms were good sizes considering we didn't spend time in them. Extra air mattress in the closet was great for the kids! - The Beach: Amazing, not crowded, and literally 10 steps away. Apartment has everything you need to spend the day there -- awesome chairs, umbrellas, sand toys, boogie board. Don't forget to bring cash for the locals walking by selling beers & food! - The Extras - The property owners & Ana take pride in their rental and want you to have the best experience possible. Ana immediately responded to all my questions/issues we had at the apartment, and even made a few improvements while we were out on the town. They also had some great services available (hello, concierge!) that we fully intend on using next visit when the kids are a little older. Thank you so much for renting out this gem of an apartment. We had such an amazing week , looking forward to renting this place again!

The house was beautiful and a great place to relax! We loved sitting on the rooftop deck and reading. The house is so close to the beach and well stocked for a day at the beach (plenty of chairs, boogie board, umbrellas, beach toys). Communication with Isabel was easy and she responded promptly. We had a wonderful beach vacation!

Fantastic two bedroom unit just 100 yards from a beautiful beach! From the glass ceiling over the kitchen/dining area to two full bathrooms, to a wonderful rooftop pool. The living room has floor to ceiling glass with an indoor/outdoor hammock to lounge in. All TV's are smart/Roku and seating in the dining area for 10-14. The entire unit has a Bohemian flair. We will definitely go back!!!

Half of our group of 4 had been to PR last year, but for me and another it was our first time. I cannot imagine having a better first time than we did, and it started with this place! For starters, Anna and Rita who were our property contacts while we were there were extremely friendly, knowledgeable, and prompt if we needed anything - which I will say rarely happened simply because this place has everything you could need! Bathrooms, Bedrooms, Kitchen, Living area - all of it was immaculately clean when we arrived. Towels for beach and shower are provided. The washer/dryer was a great option for us so that we didn't have to fly home with a suitcase full of dirty beach clothes. The proximity to the beach, views and comfort from the roof/pool area, hammock in the living area were just glorious. The roof/pool area especially provided phenomenal views of the beach as well as back towards San Juan. We could not have been happier with this place, and we will be back every year!
