Enjoyed the space we had for 10 guests. Everything was clean but for the pots, pans & dish wear (at least to our standards), we didn't mind washing everything before we used the items.
Hosts were most generous with all the supplies and linens left for the guests. We also liked the proximity of the grocery store and gas station, even though we only used once. Hosts gave excellent pre stay instructions which we followed specially the notes on shopping in Alpine before arrival, Lowes Grocery store has everything you'll need for your stay with plenty of variety.
The house also has an AC system that delivers in the heat. Outdoor furniture is plentiful, with hammocks for evening star gazing, full BBQ setup for dinning outdoors, which I wish we'd utilized.
A couple of negatives
(1) the additional camper living space, adequate but detached from the house, loud AC unit.
(2) car port got not accommodate our 15-passenger sprinter van, too low, so van baked in the sun.
All in all, we had an excellent time at the property, would recommend to any large group wanting to visit Big Bend.

We were four adult friends visiting Big Bend. This house, like all the surrounding area is remote and rural, which we prefer. The official Dark Skies designation of the area made star gazing wonderful. There was great outdoor seating all around the house.
The house is older but fine. Water conservation is a must and there is evidence of the hardness of the water. But we didn’t mind.
The house was well supplied with nice dishes, a really great propane grill, lots of spices, a good air conditioning system, lots of bottled water, paper supplies, coffee and supplies, and laundry soap.
The house is roomy. Communication with the landlords was very good. We loved the birds in the yard. Most of the beds were comfortable. We would stay again.

We chose Rancho Mula Oso because of its proximity to Big Bend National Park. Mula Oso was wonderful and close enough to town that we could run to the market when needed. Highly recommend if you’re looking to visit southern Texas.

We loved our time at Rancho Mula Oso. The landscape and the night sky are something to behold. The house was clean, uniquely decorated, and spacious. The hosts were helpful and provided everything we needed. We hiked in the park, took a dip in the hot springs, swam in the Rio Grande, and had a wonderful sunset horseback ride at Big Bend Stables. Would love to visit again in the future.

It was a good stay and far enough from light pollution. This is a simple accommodation, but nicely adequate and clean, exactly what we were looking for. The back porch accommodated us all with table and chairs as well as the kitchen. 8 of us stayed, and this was the first time in the Big Bend area for 5 of our group. We chose a moonless weekend and the weather cooperated perfectly. If you are looking for a somewhat secluded place with access by a non 4WD vehicle, this is a good choice. It is a 10 minute drive down a paved highway to Study Butte for fuel and groceries. We had a great time.

I would recommend this property but if you're not an experienced motorcycle rider the .2 miles of gravel road might be a little too uncomfortable for some

This was my second time to stay at Rancho Mula Osa near Big Bend National Park. The place is spacious enough for 6 people and clean. The best parts are the outdoor spaces including the large back deck and hammocks for seeing the stars and the proximity to the park. I will consider it again when I am in Big Bend!

Hey guys! --we much enjoyed our stay at Rancho Mula Oso. I (Bob) especially liked the eclectic art and artifact display around the house. We also were pleased with wandering the grounds in the spring desert "flower garden" as the desert opened its blooms for us. Bob climbed the hill behind the house, even though unsure whose property it was. Overall, our experience was very fine indeed. Please see the following suggestions as improvements, not criticisms.
(1) Even though we did not really need the “bunkhouse” since 2 of our group could not make the trip, the absence of directions to find the key was disconcerting.
(2) We were a bit lucky to happen onto the correct 2 of 4 remotes to generate TV visuals from your video receiver. Some instruction hard copy on which remote to use and how to use would be helpful.
(3) More generally, simple hard copy instructions on how to use appliances would help. For example, only after trial-and-error did we find the proper procedures for the stove top - it might be dangerous if others use improper procedures; another example is the land-line telephone which we did not even try to set up.
(4) Garbage protocol -- we can only hope we did the correct thing by loading up the inside garbage containers.
(5) Your alert on avoiding others' property does not work since we could not discern where Rancho Mula Oso's property began and ended. Even your entry to the driveway was not obvious, including one guide who has lived most of his lif

We had a wonderful stay at this property. It was clean, large, well furnished, well stocked kitchen, comfortable beds and awesome outside areas. The purpose of our trip was to visit Big Bend National Park and this home provided a great location for that. We loved coming home after a long day of hiking and relaxing at this nice property. We would stay here again for sure!

We had a wonderful visit to Terlingua. The house was perfect for our group of 8. My husband and I really enjoyed the trailer! The outdoor space is fantastic. The property is really beautiful. We were so sad when we had to leave.

Great location close to Big Bend NP. The house met our needs perfectly, especially appreciated the well stocked kitchen. Communication with the property manager about directions, what to expect, what to bring was very helpful.

We loved this place! Surrounded by gorgeous desert and hills right behind the house to hike on. We saw a large group of javelina there, and several bunnies. The 7 hammocks out back are absolutely genius for stargazing. Great outdoor furniture and space to eat and relax. Great fire pit with firewood provided. Trade off of only being 10 min from Terlingua is we could hear some road noise. Plenty of space, but there is a next door house in plain view (in case you’re looking for complete isolation). Beds were comfortable. House is simple but clean and well stocked. Would definitely highly recommend.

This is our second stay at Rancho Mula Oso, and it did not disappoint. We enjoyed the outdoor deck for visiting and the hammocks and viewing decks were perfect for amazing views of the Milky Way. Janet and Daryl were great hosts and all the processes from reservation through checkout were a breeze.

Our group of 3 had a great stay at this house. Plenty of space with 3 bedrooms and 2 baths. Great outdoor space for stargazing. The property is only 5 minutes from Terlingua with some good restaurants and 10 min from the beginning of Big Bend. It’s about 45 min to Chisos Basin which was an easy and pretty drive. Communication with the property manager was excellent and we had no issues during our stay. The tap water at the home is not potable. This was not an issue for us at all because they provide plenty of bottled water for drinking, cooking, etc but I could see how some might find that more troubling. I would definitely recommend this property!

Communication with the host was very good in timeliness and content. We could not have asked for a better location close to Big Bend and Terlingua. The backyard with multiple decks, hammocks and seating areas was great to enjoy sunrises and sunsets as well as star gazing. We used the gas grill and the kitchen to cook multiple meals for 6 and had what we needed to do so.
The air conditioner was outstanding and more than kept up with the August heat.
The only real negative was the smell of the well water used to bathe. Otherwise a great experience!

We were 6 guys on motorcycles & we’re concerned about dirt road but House/property was exactly as manager described. Had no problem. House was perfect for our group. Daryl, the manager, was accessible and very accommodating.

Excellent location and great accommodations
Unbeatable location about 20 min from the park entrance and also a close drive to town. House itself was very clean and had incredible views from the back porch.

What a Great Experience
We have stayed everywhere in the Terlingua-Study Butte area oner the last 10 plus years. Ranging from the Lajita Resort to some "unique" places to the wonderful Laughing Horse Ranch to this property. Of all of them, this place had the best outside spaces including a wonderful fire pit, provided wood, great patio space, hammocks, back and front porches, and a breezeway between the main home and the wonderful rustic travel trailer addition. Sprinkled inside and out with eclectic art pieces, our grandchildren loved identifying the metal animals scattered outdoors on the property.
Inside was clean, Internet was great, and there were ample TVs in the living room and bedrooms (although we didn't use them!). The kitchen, laundry area, and whole house were great. We loved the mission recliners in the living room. Going to have to think about getting some of those!
We will definitely try to stay here again if it's available when we visit next. Great hosts, great communication, wonderful experience.

Perfect for relaxing afternoons and amazing night skies
We were looking for a place with great outdoor spaces for visiting and relaxing in the late afternoons after hiking in Big Bend, and then setting up our telescope to capture the night skies of Big Bend. Got some amazing pictures of the Orion Nebula, Andromeda Galaxy, Pleiades and much more. Rancho Mula Oso was perfect, and did not disappoint!

Porch Views and stargazing were lovely
We loved the space and views for birding and stargazing. The proximity to Big Bend made it possible to go to the park daily. We enjoyed grilling out and sunset walks at night. There was plenty of space to spread out. The property is closer to the main turn off than the GPS indicates so arriving at night would make it challenging to find.

The property (without use of bunk house) was spacious and comfortable for the five of us, all adults. Inside the living and dining room areas easily provided areas to relax; however we preferred to be on the porch outside since the weather was perfect and the views gorgeous. The beds were all comfortable and the bedding soft and clean. The house has a lot of decor that may be a problem if you have toddlers that want to touch everything, we found it fascinating (cool rocks and things). You can see neighboring houses but they are distant enough. We did not deploy the hammocks, instead we used the table and lounge chairs which were clean and comfortable. The ridge line behind the property was great for exploring and provided an extra delight of mysterious lights that drifted downward in the dark moonless part of the night. The stars were bright (deep in the heart of Texas). We brought fire wood purchased in Alpine (stopped on the way in for food) but the property has wood available for $2 a log in case you want to make a campfire in the pit provided. The kitchen had everything needed to warm up pre-made and easy cooked dinners and breakfasts. The property supplied plenty of water to use for cooking and drinking. The hosts advise not to use the tap water except for bathing/dishes. The water from the tap had a sulfur odor that the hosts helped us minimize. Beyond the smell the only other water issue is that it leaves your hair feeling unclean - I recommend bringing a purifying shampoo if that is something that would bother you.The house is off a dirt road that a sedan can easily navigate. It is close to Terlingua and the National and State parks. We've been to this area many times over the past 30 years. It has grown and now has many accommodation choices. This has been our favorite of all those we've stayed in mostly because of the comfortableness and the amazing porches/outside areas. Morning coffee and yoga with the sunrise has never been so delightful and magical. I would love to live here, if only I didn't have a life and job elsewhere.

Great for star gazing!
Best place for star gazing I've seen. It's outside of town (like Terlingua is THAT big anyway!). The back porch is set up nicely for the Texas heat and perfect for checking out the Milky Way.

Great Big Bend Basecamp
My wife & I stayed for 2 weeks of hiking in the national & state parks. Great location - Just 1/4 mile off of the highway, only 15 minutes from the west entrance to the national park, Study Butte for supplies, Terlingua, etc...but also very quiet & private. Wonderful outdoor space as advertised. Many different sitting areas either in sun or shade with great desert views. Fire pit was nice on cool evenings. Interior furnishings are basic, but certainly adequate & comfortable. We had a minor problem with the stove when we arrived, but the property manger (Daryl) promptly came out & corrected it. Overall, the perfect basecamp for our Big Bend hiking adventure.

I have to share that we came with high hopes and were blown away. We are foodies, planned to cook most meals in the house. The kitchen could not have been better appointed, great cookware, all the needed kitchen gadgets (blender, slicer, food processer, etc) and even great knives! Also were very pleased with the location, 10 minutes from Ghost town, 15 minutes from West entrance to park, and still remote enough to feel like the desert. We hiked the ridgeline behind the house, we napped in the hammocks, we enjoyed cheese and wine on the incredible back porch, and we grilled steaks. It was the BEST vacation. The hosts were very responsive (even with my excessive kitchen questions!) and the house has an amazing collection of arrow heads, local artifacts and was obviously a beloved family home for years. You cannot go wrong with this property. We will be back

Great home near Big Bend!
Recently stayed here with some friends the property is definitely as described. The close proximity to Big Bend and the privacy made for a wonderful getaway. I must say the pictures do not do it justice! We enjoyed all the outdoor space front and back and the owners definitely put in the effort for guests to enjoy. Would absolutely recommend and stay here again!

The five of us stayed for six nights and had perfect 40-70 degree sunny weather to enjoy the many outdoor seating options and exploring the property. Morning coffee pre-sun rise under the stars was made extra special with some snow flake-like lights drifting downward on the ridge (mysterious). The home was clean and the furniture and bedding very comfortable. The kitchen had all we needed for breakfast making and simple dinners. We brought all our food from home or picked up in Alpine. Drinking and cooking water was supplied plus we brought our own smaller bottles for hiking, With the desert dry air we went through several jugs and personal bottles. The tap water was sulfur smelling which our hosts helped remedy. This was the only negative to the place and easily ignored given all the delights the property provides. I recommend a purifying shampoo if you have long hair to combat the hard mineral water. The hosts were quickly response to our inquiries. The dirt road getting to the front door is easily handled by a sedan. We took our other vehicle (4 wheel drive) into the parks (National and state parks, and terlingua Ranch road to the Christmas Mountains) so we could get into the back country. We’re repeat customers to this area and this is by far our favorite place to stay. I wouldn’t mind moving in for good, however my job needs me elsewhere for a couple more years.

Catch a falling star
This is a great property. There were four of us (two couples) and the set up of the property was great and very accommodating. We would start evenings in the front around the fire pit and then move to the back for star gazing. A great thing was firewood was provided at a reasonable price. I would definitely recommend as a place to stay in Terlingua.
