About this villa rental
Timberley Farm is a beautiful Georgian farmhouse sat with uninterrupted views across the South Downs and Amberley Castle. This stunning location is available to hire exclusively for family get togethers, celebrations, corporate entertaining, or team building exercises. There are plenty of spaces here to play, party or just be together, and smaller spaces to break out, read and unwind.
The house is approached along a private road with plenty of parking available. From the moment you arrive you will feel right at home.
There is a large dining room with seating for 22 people. We have some extra tables so there is room for everyone to dine in style. Our kitchen is fully stocked with everything you need to cook a fantastic meal, whether you decide to do it yourself or bring a professional chef.
Timberley Farm has 11 fantastic bedrooms, 4 bathrooms and 2 separate loos. All bedding, linen and towels are provided for you. 8 of these bedrooms are in the main house and 3 are in the annex right next door.
Our drawing room is perfect for getting the everyone together and watching a film. There is also a lounge with a log burner which is a great spot to enjoy a drink in the company of good friends. Our large games room has a full-size snooker table, table football and a darts board, as well as ample seating for your group.
Enjoy some of the best views of the South Downs from our balcony which is a great spot for enjoying a cup of tea and watching the sun rise over Amberley Castle.
Outside, you will find a swimming pool, hot tub, tennis court and wonderful gardens to explore. The pool is heated from April to October and the hot tub is open all year round.
There are fantastic walks to be had right on your doorstep. Walking through the estate and down the river, you will eventually end up in the picturesque village of Bury. There are many fantastic pubs nearby to enjoy some good food and a drink.

Fabulous house, grounds and facilities. Kitchen extremely well stocked. We were a large family group ages 18 months to 80 and there was something for everyone. We played a murder mystery, used the hot tub, played snooker and had great food delivered (from London).
The only drawback was that some chairs were unstable. One collapsed with one guest on it with a 2 year old on her knee, causing him to hit his lip on the table and his tooth went into his lip.
Also some of the showers didn’t work. In the main house one was impossible to regulate and in the annexe there was no water on the second day.
If these things were put right it would be perfect.

I’ve never done a review before, but as we enjoyed it so much I thought I would. We were 4 families with kids aged between 3 and 7. The property could easily have coped with a couple of more families too. It was lovely to have the heated swimming pool for the kids-we thought it might still be too cold in October but was really good, as was a hot tub with an absolutely stunning view for the adults. Kitchen had everything we needed to cook for everyone, and rooms with fires were great to relax in. Outdoors was perfect with a lovely enclosed space and tennis court for the kids (not to mention a separate games room), and was a lovely stroll to the nearest pub. Special mention goes out to the caretaker-he was available for any questions we had and just an all-round top guy.

The house was superb, the large dining room allowed us to host a fantastic meal, and the tennis court, hot tub, and games room provided fantastic activities.

Such a fantastic house and facilities. It was perfect for our family which ranged from 1 to 80. The kitchen is incredibly well equipped. The bedrooms are all of a great size and everything you need. The pool was heated, the hot tub was clean, the views are stunning. Had the best weekend! Thank you.

Excellent property, fabulously equipped and suited the Family gathering we had planned for 2 years. The pool and hot tub were particular favourites and the secluded location was second to none.

This is a beautiful property hidden away in the countryside. The house was clean and fully equipped. We only had one issue as one of the dishwashers wasn't working but luckily there was another to use.

My family and friends stayed at Timberley farm to celebrate my 40th birthday. Everyone had a wonderful time and would happily go again. There was enough for everyone to do and rooms and facilities were as described. The whole team were very helpful when contacted. I personally was happy the wifi wasn't superfast as I was able to properly detox, so it was a plus for me. Only niggle was the smoke alarm which seemed faulty but I am sure will be fixed. Would love to visit again during the summer.

Amazing family break
A lovely warm welcoming home, relaxation was definitely order of the day. A lovely dining room for all 21 of us, kitchen was fully equipped, and spotless, our only minor problem was out of 2 dishwashers 1 died on us on the 2nd day, unable to be repaired whilst we were there, so some hand washing necessary. The grounds, pool, and hot tub was very successful, very clean and maintained. A couple of showers were not so successful running very hot or cold, so some sharing was necessary. All in all though we had a wonderful family holiday. WiFi a bit iffy.

Timberley Farm is the perfect location for relaxing in beautiful surroundings. We were fortunate to stay during a very hot week so the swimming pool was perfect for cooling down. I would recommend this property.

Fantastic country house
We had a fantastic stay at Timberley Farm. It’s very spacious with the house and annex, so we had plenty of rooms, which was great. The facilities include everything you could want for a birthday party or family gathering, with the large games room above the barn separate from the house and relaxing swimming pool and hot tub. A particularly fun moment was having marshmallows around the fire pit. The farmhouse kitchen has everything you need to whip up a great meal and we enjoyed having a barbecue outside on the picnic tables too.

Family weekend
The main house was amazing, very well equipped for 22 of us.
We had a fantastic weekend.
The only point raised was the beds and facilities in the annex, apparently the shower was not very good and the king size bed in the adjoining room not comfortable.

Relaxing winter's weekend break
A group of 9 friends have just returned from a very relaxing weekend away at this beautiful and expansive farm house. The house is very cozy, heated by lovely aga. The bedrooms are very comfortable and well appointed, some with beautiful views across the countryside; the living room so comfortable and the kitchen has everything you need to whip up a storm. All the major supermarkets deliver locally.
We didn't use the hot tub or games room, as we preferred to spend time in the cozy living room with a glass or two of wine.
The bathrooms are lovely, although the water pressure is not great and some did not have hot water. The annexe is not as luxurious as the main house but is still very nice.
We thoroughly enjoyed our stay and are planning a possible return trip - we would heartily recommend it!

Celebrate in Style
We recently stayed at Timberley Farm for a Birthday celebration. The house was all we hoped. We had a great weekend with family and friends and celebrated in style. It was a fab place to relax and get to know people and chat for more than a few minutes. Any issues we had were dealt with quickly so many thanks to Martin and team. Our visit was a definite hit.

Great open spaces
With 25 people staying in the house, we weren’t on top of each other at all. The pictures are accurate and all the open areas are great. The Remote location is excellent. Communication from the host couldn’t have been better and the grounds keeper who assisted with check in and out was great. Would recommend for large parties.

Work retreat
Perfect location for the retreat that I organised for work recently. Lovely roomy house, plenty of space so at no time do you feel 'on top of each other'. The house is well equipped with everything you would need. The dining room is the perfect location for dinner parties.

Glorious Christmas break at Timberley Farm
Our extended family spent 3 glorious days at Timberley Farm for Christmas, and it was absolutely perfect. Rooms are all big, clean & modern & while none are en-suite, the 2 bathrooms, shower room & toilet upstairs were really easy to share. There's also a downstairs bedroom & bathroom which was ideal for someone with a disability.
The only thing i'd add is that the central heating wasn't brilliant, so upstairs was cold a lot of the time (and it wasn't even a super cold winter at the time), and there are no blankets anywhere, so if you visit in winter, bring some extra warmers for the evenings! The big large bedroom that leads to the balcony was especially cold & never really warmed up, even with one of the small heaters that we found to use.
The house was superb in terms of having 2 living room areas, a huge kitchen & enormous dining room, plus boot room, cloakroom etc.
We loved using the hot tub on a sunny Christmas morning (the fact it has speakers was an added bonus!) and the external barn games room was excellent fun for Christmas eve frivolities The balcony also provided stunning views across to Amberley Castle, and the grounds around the house are great for kids & dogs.
Gripes are small & easily rectified - there were 2 tea towels provided for us, for a massive house & 3 days of cooking, which is a little ridiculous, as was the 6 dishwasher tablets! Little things like that are annoying but not a major problem if you had access to shops being open/or were warned in advance (we had to do a boxing day dash)- just come armed with extras if you're planning a big group stay where you'll be cooking. To that end, there could be more serving platters & utensils, but there's plenty of usual crockery & glassware for daily use.
Overall we loved the house & would highly recommend it for family vacations.

Fantastic weekend for surprise party.
Plenty of room house very well equipped and hot tub was lovely even in January.
Would thoroughly recommend 4 a family gathering and views in the summer will be stunning.

New Year at Timberley Farm
Timberley farm was an excellent stay! Absolutely stunning location, beautiful house with ample room for all to stay. Games room, tennis court and hot tub were complete bonuses. Would not hesitate to stay again.

Great company retreat!
Absolutely brilliant house and area, perfect for what we needed. Only thing worth double checking is the amount of beds that there are as some of us had to end up sharing. My fault for not asking more explicitly but that was the only issue!

Happy family weekend
Timberley Farm was perfect for our large family gathering and despite it being the end of September we were able to make use of all the facilities including the swimming pool. It is in a great location and we enjoyed the walking from here. Just a few things need a bit of attention including the hot tap in the kitchen and no hot water in the annex but having highlighted them I am sure they will be rectified. Would recommend.
