Beautiful accommodation with great decor and wonderful staff; great breakfast and lovely access to the city as well. Lovely to have access to snacks and drinks whenever in the Palazzo.
Initially hard to find (not well marked) but once we knew where it was, all went well.

Location was fantastic
Bathroom flooded. Drain was blocked staff advised and did not fix. Staff who attended decided to place wet bath May in bidet. Terrible service

Very beautiful in a good location. Well appointed, comfortable room with excellent staff. delicious and decadent breakfast! Antonella was wonderful, friendly, and very helpful with parking and restaurant bookings.
We were in the Poet room, which is right next to the breakfast area. We could hear the scraping of the dining chairs on the floor, waking us up early. Perhaps a large rug under the table and chairs would help muffle the noise . Also, the shower floor does not have a raised edge to prevent water from spilling out and flooding, and the shower door does not close all the way. The next two nights, we took short “camp” showers: simply use enough water to get wet, turn the water off, soap up, and turn the water back on to rinse. I had the handheld shower in one hand and held the door closed with the other. Not very relaxing and not ideal while on holiday. I would definitely stay here again in the future, but in a different room with a bathtub and away from the breakfast room.

As a frequent traveller I rarely rate hotels poorly as I do tend to spend a good deal of time researching them and alternatives before I book. In this instance I was attracted to this hotel by the high rating, good location and noted consistently positive feedback from guests, especially about breakfast being "fabulous". A particularly nice feature of this hotel was the free airport shuttle advertised on the hotels Booking.com page; we were arriving very late and we didn't want to worry about how we would get to the hotel.
Our disappointment began immediately after we booked our one-night stay. We inquired about the free airport transfer (see image), only to be told this, in fact, did not exist, and the charge would be 65 euros. We sent screen captures of the booking page to the owner, but immediately the owner refuted this and said it was Booking.com's fault. Instead we ended up taking a taxi from the airport ourselves which in the end cost the same. Once we arrived the hotel was tricky to find as there was no sign, just a buzzer next to an unmarked door under a scaffold. We found the exterior was mostly covered in scaffolding (including in front of our room). This surprised me as a response from the manger to a previous review a few months earlier stated that it was taken down. In any event, it was 1 in the morning and we just wanted to get to sleep though it wasn't nice to wake up to a worker a few feet away out outside the window. Check in was fairly straightforward and the bed was comfortable. It's worth noting that the bedroom we stayed in was immediately outside of the seating area. I mean, you open the door and bam! there's a table and chairs right there (continued...)
(continued) ... Breakfast was far from fabulous, with a single scrambled egg brought to each of us, accompanied by a piece of sliced cheese and some ham. I mean, most of the pate was white. There was no buffet option to get more or self serve apart from the cakes/pastries. The cakes and pastries on the table were nice in appearance, but far from superb as it was clear they were not fresh. The coffee was the only really nice thing, and I'm afraid this has more to do with it being Lavazza pods then anything skilled the staff did. Again, in a previous response to a review the owner said this seating area was being moved immediately, so surprised to find it in the same space 2 months later. The bathroom in our room was a disappointment. There was peeling wallpaper and a leaky shower tray, meaning we had to be extra careful where we walked around after our showers. The toilet paper was a meagre one ply, far from what one might expect in a 5-star hotel. Chaffing is not what we want on holiday. We paid something in the region of 160 eur for the property but it really isn't worth anywhere near that. The owner sent me a WhatsApp blaming us & booking.com for the issues. We've raised concerns with Booking.com customer service and we've exceptionally demanded a refund. We wait for the outcome of this, but it has fallen far short of what we expected and cannot recommend others to stay here.

This is a beautiful oasis of peace. Our room was gorgeous - comfortable and quiet. The breakfasts were amazing and we really appreciated the gluten free options that were provided for us. Thank you Georgia and Antonella for all your help.

This is a lovely hotel. It was like staying with friends in their extremely comfortable and very quiet house in the middle of Palermo. Antonella and Georgia could not have been more welcoming and helpful. We spent 6 very enjoyable nights here. The convenient and central position really allowed us to get to see Palermo and some of the surrounding area.

Other people have said this, but it really is a beautiful building and has a lovely ambience inside. The young people who staff the residence are delightful and couldn`t be more charming and helpful. Guests are given a Whatsapp contact, so it`s possible to message at any time if anything is needed.
Breakfast was good and there was coffee, tea, cakes and pastries left available throughout the day which was a very hospitable gesture.
The entire front of the building was covered in scaffolding which, it seems, has been ongoing for some time. l chose a room with a balcony because l had to work each morning, but found my balcony to be covered and unavailable. l think this should be mentioned at booking. However, there is a pleasant roof terrace and lovely indoor rooms for relaxing if privacy isn`t required.
Also to clarify for others, there isn`t either a fridge or minibar in the room as advertised, if this is important to you. However, the breakfast area is immediately outside the bedroom door and drinks are available there.
Another thing to be aware of is that the bathroom area isn`t fully enclosed - so no problem for a solo traveller, but may not be ideal if privacy is required.

This is a unique boutique hotel with beautiful furnishings. The breakfast is delicious. It is near many restaurants, museums, and historic sights.
