Fabulous traditional sea side BnB

Good cooked breakfast, extra toast and tea/coffee offered. Clean rooms and very good size bathroom. Lift working (which was really essential!)
It was a shame their restaurant and bar were not staffed so couldn't open but the host did email before hand to let us know and there were plenty of alternatives near to us.

Plenty of hot water whenever I used the shower or had a wash.
The breakfasts were disappointing with a limited choice if you didn't want a basic cooked breakfast. Also the continental breakfast offered on the last morning due to an early departure was shameful. It was left in room the night before and consisted of one bruised apple, a banana and a limp croissant with no butter or preserves. Finally I had booked for 10 nights so a long term booking with no discount for such a booking and yet although the milk and tea bags on the hospitality tray were replenished, the biscuits were not - just one packet of two on day one.

The location on the Promenade is great - a 25 minute walk from the ferry. Buses go up the Promenade about every 10 minutes. Unfortunately it was cold and raining the day I arrived, but the heat was on in my room and I had the option of a second heater if I wasn't warm enough. The room had one good-sized window, and the very clean bathroom had its own window. The sea view from the room was wonderful. The full english breakfast was excellent. The poached egg was perfectly cooked. Additionally there was fresh fuit, cereal, juice and yogurt. I also liked having an electric kettle in the room and a generous supply of tea bags and milk. The staff were friendly and responsive if you needed anything.
I had a double room and was surprised at how small it was and how little storage there was. However, it was more than adequate for one person. The public space of the hotel isn't that attractive. I was expecting it to be grander since, from the outside, it looks like a grand victorian house. However, I didn't mind about the public space since I liked my room with its neutral palette. The stairs to the first floor is narrow and steep but that is not an issue since there is a nice little elevator (lift).

The Hotel cannot be faulted it made my Holiday even better.Everthing was first Class I was 100% happy with the Hotel and won’t hesitate to go back there again!!!

Host and staff were all really lovely, happy to help wherever they could. Communal areas were kept clean..location was fantastic and parking was available on the road every day we were there.
We had a sea view room which was lovely, the view was beautiful, the bed was comfy and the room was clean. The shower was hot and powerful every morning.
Breakfast was good, juice, cereal, toast and full English. You could order what you wanted from the hot menu and the kitchen would do what they could to make sure it happened.

Bath and shower good
There was no central heating until Friday, we arrived Monday, and it was a very cold week, we were given an oil heater, not suitable for drying wet clothes. The Tv remote didn’t work, the internet was unreliable and the bath wasn’t cleaned.
I mentioned this to Caledonian staff and an apology was given but no amends offered.
Considering we paid £679 for an out of season week and the following week the price dropped to £479 a financial amends would have been a welcome response. An apology doesn’t fix the tv, dirty bath internet or the central heating but an amends does

Clean and tidy. Beds comfortable. Sea view with large windows. Plenty of room and storage space. Lift to upper floors.
No telephone in room. Only 2 rooms occupied (time of year?) so no food available. Only saw anyone in charge on booking in. Quite a walk into town and all tourist attractions closed, but we didn't necessarily go for those.

Location on the promenade was great & local transport was excellent! We loved the horse trams & other island transport.
We can recommend it as great value for money & would return again.

Minor issue with next bedrooms extract fan throughout the night when used.
Otherwise there was very little we didn't like & we will definately return.

The hotel is fairly tired and the room was very basic. I think it's a little overpriced too.

The location. Because Easyjet cancelled our flight we had to miss the first night's stay. So it was two instead of three.

Really enjoyed my stay here,staff were excellent, friendly and eager to help as regards advice a to how to get to your destination/activities Breakfast was top notch and service also ,room was clean and comfortable with tea /coffee , bed made up each morning

Located on the north end of Douglas Promenade. A fair distance from the city centre and shops, however there is a bus stop close by with a regular service. Five minute walk to the Electric Railway Terminus.
The hotel was very clean and looked well maintained. My room no 12 was decorated to contemporary style and was spotless. There was a lift to all floors.
The dining room doubles as a Chinese Restaurant in the evening.

Breakfast excellent.Only downfall we were told it was right near terminal,we had my 87 year old mother and luggage and walked for 45 minutes.Otherwise fine.
There was no evening meal available,due to chef not turning up.
