The location was the best and our room had the most fantastic view from the gorgeous bay window!

Location was excellent, very near the sea front, views over the Solent to Portsmouth. Bar was good if expensive (but I guess that goes with the territory), plenty of easy parking, nice patio area with plenty of seats, tables overlooking the sea. Checking in was easy and informative. Breakfast was good.
The twin room we had is in need of a thorough clean, painting and update. The shower door leaked badly over the grimy bathroom floor. We asked for more complementary shower gel and was told there was a Tesco nearby! We did get some from the hotel the next day, but the damage had been done. We heard another couple complain about having to reach inside the toilet cistern to flush it, so we weren't the only ones who had issues.

location was great - straight onto the coast path
food service was a bit slow but there was only one waitress and she was run off her feet. There were a couple of things we had to ask for too like the fries that should have come with one of the meals and for the drinks. Breakfast was nice.

the view was gorgeous and the staff were friendly!
Sadly the room wasn’t clean, the bottom sheets and duvet appeared unwashed as did two of our towels. The rug and kettle also needs replacing.

The breakfast menu is variable and very tasty. The staff are very friendly and always endeavour to help out.
I didnt like the fact they clean very early in the morning which can wake you up if you were hoping for a lay in.

The location is wonderful, the room and facilities were as expected, but above what we paid. Excellent value for money, and included an exceptional breakfast. Staff were very accommodating when we requested an earlier Breakfast to enable us to catch an early ferry home.
Nothing to dislike!

- view: sea
- breakfast: good quality
- interior design: classical and beautiful
bathroom: old-fashion separate taps, very slow bathtub drainage (needed proper unblocking liquid)

Hotel in lovely location. The bar/dining area was bright and relaxing.
Now housekeeping rules relaxed for daily cleaning we thought it could have been better. Our complimentary drinks were not replenished throughout stay, we only had one hand towel throughout stay and almost ran out of toilet roll too! For price we paid for room thought these small things could have been addressed. Only housekeeping done was to pull duvet up.

The staff were very friendly/accommodating. We were made to feel like guests that had been there a lot longer than our 2 nights, in a positive way. The location was amazing in regards to the beach location and the village also was peaceful with a couple of good pubs, as well as the pub downstairs. Lovely to have our room cleaned, and personal touches throughout. The breakfast was a major plus, being vegetarian there were many options for me, and the smoothies that are normally available would have been an extra plus. Would recommend it and will probably return.
The room was not what we expected, far smaller than the one booking.com advertised, and therefore we thought was quite pricey for what we had as the room was very small.
On the first night we were woken at 10.45pm with a 3 year old child having a major tantrum outside, from guests of the pub, which went on for 3/4 hour. We hoped someone from the pub would've politely asked them to move on as it was awkward for us as they were directly below our window. Breakfast at the weekend offered late 9am onwards, although they will make you a packed breakfast on request (we found this out for sunday). The pub music was very loud upstairs, although to be fair they don't have it on loud downstairs, but it carries through in sound and beat upstairs.

Location , staff charlotte was a super member of the team, good size room ,number 402.. very quite and both meals we had were very good. Excellent breakfast choice.
Room was quite cold. As the building was old the windows were very drafty. We did use the electric heater.
