Lots of beds!

The property is as advertised. It is one of the cleanest VRBOs we've stayed in. The house is well laid out and will accommodate families with plenty of open space for us to gather together. The host was wonderful and communicated with us promptly. Bering on the river was a plus for us and having kayaks to use was even better. The house is well stocked with everything you need to enjoy your time. Would definitely recommend to anyone going to the Rainbow Springs area!

What a wonderful stay we had. The house was in the perfect location and had all the amenities you could ask for. I am local to this area but treated a group of volunteers to a river weekend as a thank you. Even with me being local I will continue to book this house for our stay-cations.

Very nice home, Equiped to the hilt, inside and out. (check before you bring it... They prob have it) Huge dining/ Living/Sun room open space and large well kept yard, patio, dock. The shade from the trees is so nice to watch the river! You even get a little shade left of the dock in the river under the wax myrtle(where we tied our float) easy paddle up river and float back..responsive friendly hosts, absolutely recommend!

We had three families and had plenty of space. The kids loved the kayaks that had a great launch at our private dock. Within walking distance of nature walks and restaurant. We thoroughly enjoy our stay with all the amenities.

This is a very beautiful and quiet part of rainbow river. We enjoyed many floats and paddles. Lots of good wildlife viewing, and fishing off the dock. The house is perfectly situated, lots of great spaces with beautiful views and is very well-maintained. AC and all appliances worked perfectly.
Overall a five star review, especially for families.

Overall we were quite pleased with this property. The location is great and the owner is very friendly and responsive - A+ there. The home is on a really nice part of Rainbow River in a quiet neighborhood.
The dock is perfect for fishing, launching small watercraft and swimming around - really nicely configured. The house has plenty of room for a trailer out front if bringing kayaks, bikes, etc. (we did). The kitchen is very open and quite large, which was perfect for our family. It had everything we needed for our stay and we cooked there a few times. Plenty of comfortable seating throughout, including a sun room in the back. A basic charcoal grill is available outside, but we didn't use it. The home is situated such that it's past the pull in areas for those who float down from KP hole, so the amount of traffic on the water is much lower than other spots, which was great.
If you're planning a stay pay attention to the summary of beds and their sizes. They're accurately described and toddler means "toddler" here.
The kayaks on site aren't the greatest so consider renting but maybe look at these first. They're "OK". Two are adult sit in, one is a sit on, and one is for a small child. They could use some updating or replacing. They do have plenty of fins and snorkels. Internet and TV could be better. We made it work in the living room, but we don't have multiple firesticks to bring. Cell service was faster.
We had a GREAT time and would definitely stay again!

We stayed with 6 adults, 3 kids and an infant and had an AMAZING time! Plenty of space, great amenities (including outdoor equipment, towels, etc.). We put a pop up cabana on the back porch for shade. Can’t wait to come back & do it again - thank you!

My sister and I do a trip with our grandkids every year. There were 10 of us this year between our grandkids and the friends they invited to join us. There was more than enough room to accommodate all. The kids loved the kayaking and all the boys enjoyed the fishing. They were already asking to do it again next year! Thank you so much for sharing your peaceful home and providing lasting memories. The kids enjoying themselves gives my sister and I much happiness.

5 star. Would recommend this house if you are planning to visit river springs. It’s very clean and has everything needed to enjoy time at rainbow river. One master bedroom with ensuite shower . 3 other bedrooms that share a second bathroom w tub/shower and sinks. House has Kayaks , floats , beach towels, cooler , paddles etc. Great location right on the water. House had plenty of space for all of us to sleep comfortably with 6-8 people. Only suggestion is if you plan to watch tv in master bedroom bring a FIRESTICK as we forgot ours. However with all the natural beauty and river activities we really didn’t miss not having a tv in the bedroom. Swampy’s is 0.5 miles from house and easy to walk to. Quiet relaxing area where lots of great memories were made. Would come back again. Great renters to deal with, excellent communication. Had everything we needed and more.

Our family of seven adults and two children stayed quite comfortably in this house on beautiful rainbow river. The house was well equipped with everything we needed plenty of towels, a well stocked kitchen, we had a great stay. Our only complaint was the beds were not that comfortable.

Peaceful and relaxing. We do enjoyed the nature and scenery. Kids truly got to be kids and play in the clean crisp river all day. Loved fishing off the dock and in our kayaks. Enjoyed tubing at the state park and swimming at the head springs. The house was perfect. Spacious, clean, functional, comfortable and perfect for families. The owners were so kind and responsive. I appreciated all the insight they provided of the area. From someone who has lived in Florida my whole life, I’ve never seen anything like this river and the surroundings. It was like taking a step back in time of old Florida. I really enjoyed just sitting in the back yard all day barely saying a word and just enjoying the sounds and sights around me. Definitely would stay here again.

Rainbow river life
We loved our stay here, the kids were out everyday kayaking, fishing, or swimming. You can see the river from every window in the back of the house. I could sit for hours and watch the birds, fish, turtles and boaters on the river. We will definitely be back.

***Tranquility***
We were guests at the home for an extended weekend and our stay was perfect. The home is exactly as advertised, clean and with a fully stocked kitchen for family meals. The beds were very comfortable and the location was central to stores, shops and several points of interest. There aren't words to describe the location, the water is crisp and refreshing and the trees across the river make for wonderful sunrises and sunset. We are already looking forward to our next stay. Relaxing, quiet, fun time on the Rainbow River
This was our first time staying on the river - but we’ll be back! Quiet section of the river, a block or so downriver from Swampy’s. We paddled, swam and relaxed. This rental provided everything we needed to enjoy the river - fully equipped kitchen, kayaks, life jackets, comfortable beds, plenty of indoor seating looking out on the river, and private kayak launch! We had a Florida thunderstorm blow through one early evening and the generator for the house kicked on immediately. Also, you should check out the huge, fluffy pancakes at the Citrus Grill! Owners were great with communications and easy to deal with. Great place to enjoy the water in this small Florida river town.

Beautiful River Retreat
We stayed with our 19 y.o. daughter and her three friends for 4th of July weekend. The location is the best on the river. It is just past the exit point for all the tubers, so there are not a million people tubing past the backyard. Yet close enough to the head spring and tubing that if you want to go you can still get back to the house without a shuttle. We rented two paddle boards from a local company and in addition to the kayaks provided it was perfect. 4 teenagers spent hours outside on the river and exploring the backyard without their phones! The dock is perfectly arranged to launch kayaks/paddle boards and it is so nice to be able to just set right out from the backyard. There are many areas on the river to explore from this point.
The only downside to the house is that is in need of major updating. For the price we would have expected a higher quality of interior and exterior furnishings. The mattresses were acceptable for comfort, but the pillows are extremely old (wet noodles basically at this point) and need to be replaced and updated. If you can, bring your own linens. There are no extra blankets or anything in the house. We ran out of toilet paper on the 2nd to last day.
Overall the Rainbow River is a beautiful jewel and a great place for families or to just escape the noise of the city.

Great River House and Location
My family and I really enjoyed our stay at this location. We spent just under a week exploring the river and the headsprings. The house is nicely appointed with supplies needed to enjoy the river. Really, you don't need to bring anything except for some food/seasoning, fishing rods, and sunscreen.
Owners were attentive and responded within hours to questions. House was easy to get to and access. Had very adequate supply of dishes, towels, and toys.
Also, this location was ideal. It is further downstream from the tubing pick-up spot, so you don't have masses of weekend floaters coming by the dock. Instead it is peaceful and the wildlife was abundant. We did take the kayaks to the headsprings and carried them to the loading zone. It is definitely a hike to get them there, but the ride down was great. It took a little under 4 hours to reach the house with minimal paddling. I was a little leary of the provided grill (Charcoal), but the provided charcoal tower made it a breeze.
Overall, the owners have put a lot of thought into the property in terms of providing everything you would need to really enjoy the river. My whole family raved about the house and springs. This was a nice Covid get-away spot where we could isolate and be close to nature.

Relaxing river and great location
The rainbow river is absolutely beautiful, crystal clear river. An abundance of wildlife. The house was great, may want to bring some dvd's to watch at night. But the house was clean and very nice. Kayaked the river everyday using the supplied kayaks which was a plus and a must do while staying here. Will be back.

Our stay was awesome, this is the first time we stayed here, but not our first time visiting the Rainbow River, we will definitely come back to this home next time, the Kayaks that they had were great fun, the house layout was nice plenty of room, kitchen was well equipped, beautiful home can't believe this is a rental. Nature Nature
This was the third time we spent on the Rainbow River and was by far the best place we have ever stayed at. The home is giant and has everything we needed. The owners even sent us a special stuffed animal that out daughter had left behind.

Nice place for a getaway
We had a very nice time at this property. Very spacious, clean and had everything we needed. They have kayaks available and some floats but i would bring your own too. Also if you plan on having people sleep on the pull out couch I would bring an air mattress instead. It’s terrible.
Also, the fridge struggled to get cold. It got cool enough but we ended up having to put the perishable item in a cooler with ice. Also, if you’re looking for a house that’s isolated, this is not it. We have stayed at this river before and had no neighbors which was amazing.
Overall nice home, and we had a great stay.

What a great time!
This was definitely an amazing experience! We love the rainbow river! The house was big and right on the river. The couch and love seat felt like it had broken springs and every time more than one person sat on it, it felt like we were all rolling to the middle. The person sleeping on the couch had to go buy an air mattress. The door code only works on the front of the house so you had to walk all the way around to the front every time u went out and it was a real inconvenience. Could use some updating. Besides that it was a good stay! Will definitely be going back to rainbow springs.

Somewhat surprised
To whom it may concern
On July 2nd we checked in to an Evolve propert (reservation id 7980682). I am completely unsatisfied with my stay at this property. I have stayed at three other homes on this river at similar price points and this property is lacking in many areas. I am so disappointed. Hopefully evolve can do something to remedy this issue. Many of the issues are serious safety concerns. Here is a list of what I have had issues with.
All linens and towels still wet upon arrival
Ant piles all over back yard. My daughter was bitten dozens of times
The guest bathroom sliding door fell off when my wife was showering and fell on her
Washing machine leaks
Kitchen utensils sub par
Overall cleaning upon arrival not up to standard .
I found a Bag of cereal in my drawer cobwebs on windows
The bed mattresses were completely unacceptable.
Not adequate garbage receptacles
Back door locks automatically and entrance code doesn’t work
Charcoal bbq was tiny and I felt unsafe lighting it
Cigarette buts in back yard
I hope that evolve does something to Remedy this situation. If not handled to my satisfaction I will be posting to social media and review boards with a detailed review of property and response by evolve.

Very nice house and location
This property is a good find. There were six adults staying in the house and there was plenty of room. I love to cook and the kitchen had everything I needed. Unfortunately, it rained almost the entire time we were there, but that didn't stop us from getting on the river and enjoying our day. We would stay there again.
