Friendly and helpful staff who even telephoned to check if I was on my way as it was getting late

The hotel is a few miles out of the centre of Leeds but it is on several bus routes. The railway station, with direct links to Cottingley (for Leeds United FC ground) and Leeds (City Centre), is a few hundred metres (four minutes) from the hotel. The station is down a flight of about a hundred steps though not difficult steps.
The hotel is a typical friendly Yorkshire pub with a welcoming and helpful landlord and clientele. I wish I could have stayed longer! The bar has a really good selection of drinks, both bottled and on tap.
The large room had twin beds and a sink. There was a kettle with a good supply of coffee (caffeinated and Decaf) and tea.
I stayed mid week and my room was very quiet and there was no street noise from outside.
There is a decent sized free car park behind the hotel though it is on a slight incline so take care if it's icy!
Perhaps a hand rail on the carpeted stairs up to the rooms would be helpful for those of us who are not too stable on our feet, especially when carrying cases. Likewise, perhaps a hand rail at the side of the building to the car park for similar reasons and especially when icy.

Friendly host.
On arrival I was told that breakfast didn't start until 8am, which was too late on a weekday when I had an appointment at that time.
My room was situated at the front of the pub; the window was in poor condition so I could hear the wind howling through the seal all night and everything else going on outside.
The bed was uncomfortable so I did not sleep well at all.

I had to leave stupidly early, well before a reasonable breakfast time, but was offered an evening meal instead, without asking. That is great customer service!
Room was comfortable and warm with small TV and tea/coffee.
Shared facilities! But only because other people, not staff aren't always as tidy as I am!
However, I knew this from booking the room so was OK

Lovely local pub with rooms upstairs. From the moment we arrived we felt welcomed and looked after. Customer service is spot on here.
Excellent value for money, great pub with entertainment on the weekend, there was karaoke one night and a live band on the other. The B&B part is clean and tidy with everything you need for a short stay, water, tea and coffee and a kettle provided in the room, soap and shower gel and towels in the bathroom. We stayed in the en suite room, it was perfect for a short break.
100% would stay again, and have recommended the pub/B&B to local family and friends.
There's a train station next door on the line to Leeds, Manchester, Huddersfield etc and a massive car park at the side.
Proper Yorkshire hospitality at its finest 👌🏼
