Food excellent. Comfortable room and superb bath. Very clean. Friendly staff.
A light on a wall opposite the bedroom was on all night. It shone through the curtains and kept me awake.
4.5
Inclusive atmosphere. catered for our disability needs well.
Nothing.

Fantastic old buildings, very historic thatched barn construction, amazing location.
Hot water in shower didn't work in morning.
4.0
Beautiful setting, food lovely, staff lovely, bed comfortable
The room I stayed in very dated and could do with a refurbishment. Noise of chain flushing from room above. Could hear people talking and walking about in room above so not very soundproof.
4.5
The location is brilliant and the staff could not have done more. Heather at the reception was very good.
Bathrooms need to be modernised.

Really nice evening meal in the restaurant. Staff also super friendly. Really clean overall.
Breakfast wasn’t so good and the rooms are a bit dated.
4.5
Breakfast was very staff went out of there way to make our stay memorable we stayed 3 times and never a problem I also misplaced my credit card which was found in the car park the receptionist posted it back
4.0
location, meals were excellent. Staff were excellent and friendly.
The room needed updating. Bathroom could have been cleaner and extractor fan heard continually through thin walls.
4.5
Food very good. Nice tranquil setting
Large comfortable room
The television was a bit small for the size of the room.
No sofa/easy chairs in the bar area
4.0
Good, semi-rural location
Very good restaurant
Public areas were well cared for, however room was a little dated, but still comfortable.
Lack of maintenance and attention to detail in guest room (squeaky doors, general wear & tear not addressed even though simple to have done so)

The room standards are exceptional, the location is phenomenal, grounds are amazing. Food was excellent value.
4.5
Booked 3 rooms for a family birthday party. Based on reviews I didn't expect the hotel to be as good as it was. The staff couldn't of been more accommodating and friendly
Struggled to get radiator to work in room but when we did the room was then too hot. There was no in-between.
3.5
We had 2 good dinners, hats off to the chef, she/he is delivering food superior to what you’d expect from what feels a bit like a motel, although in an attractive rural spot with large grounds.
Maybe it was because it was the weekend but it didn’t give the value for money other places did on this trip…plain room, but clean with fluffy towels. Loud extractor coming on and off through the night was an irritant, we were in a courtyard room.

Friendly & helpful staff
The cooked breakfast was never right. Awful smell when entering the buildings of the room
2.5
We were there for a wedding and breakfast was very busy, the staff did an amazing job!
The room was very shabby and should have been cleaner, the windows were filthy and it was generally very dusty.

breakfast and location good
I proved to reception that I had already paid for one night and proved it by showing my live bank account to the receptionist but she refused to accept that I had paid and demanded that I pay twice saying that "You need to sort it out with booking .com yourself and gave me several phone numbers". Over many hours I tried them all but none would give me my money back. The receptionist should have deducted the £115.00 from my bill and sorted it herself, Instead here I am days later and I still have no refund nor indication as to when or if ever I get it back. Appalling service.

Breakfast was very good
The bed was far too small - ruined our stay as we couldn’t sleep

The food and drink was lovely, also we had a very warm welcome, receptionist was very helpful
Think the room can do a bit of tlc, but we was comfortable

Situation, amenities, staff were all as expected and very pleasing. However I was very disappointed with the meals. Breakfast was poor on choice if you didn’t like eggs! We chose to dine on site in the evening after very busy days out and was unhappy with the restaurant food too.
The property was good, I had a lovely room in the farmhouse for me and my dog.
4.0
The property is large in terms of actual size, 23 acres but small in number of rooms. The main rooms are for functions and weddings.
The location is great, very quiet, between Carlton Marshes nature reserve and Oulton Broad. Both easily accessible on foot. The staff are very friendly and the business is family run.
We had a courtyard room which was roomy, the fittings were good the only downside was that the bathroom door stuck and the only light in the bathroom was connected to a noisy fan.
We stayed four nights, the menu including specials was the same on the first three nights. On the fourth night a Sunday the menu was roast style. However by the time we sat down at 7.30 two of the three roasts were sold out and one of the starters was no longer available leaving us with basically a take it or leave it option on Roast Beef. Which was a nice meal but not what we actually wanted!
2.5
location, accommodation, service from staff and friendly style, facilities. Great breakfast.
Context - this is post covid and I would stay again. Areas to pick up on, which I did not mention to management given it will take time to get back to pre pandemic levels, include a lack of information in rooms eg WIFI password and telephone system, menus etc. unable to contact a family member in another room by phone. Still some cobwebs in room to sort out and house staff to get into the groove, (left dirty cloth and door unlocked after servicing room). Someone else's clothes left in one of our rooms on arrival. Delightful stay and looking forward to seeing the gardens when normality returns. Well done.

There was a sewage problem which made the smell in the room unpleasant.
4.0
Quiet secluded location. Very clean. Staff were very friendly and helpful.
Breakfast was good quality but limited options because of the pandemic.
Dinner was, as on previous visits ,absolutely first class.
The grounds were a little over run and some area's need some TLC.
But it's been a tough year for anyone in the hospitality game. I will visit again, and I know everything will be back to their high standards.

Superb location and premises. Excellent breakfast and dinner

The restaurant and bar were nice. Food was fantastic and waiting staff all very friendly and helpful considering circumstances with masks etc. Shower and bathroom facilities worked and worked well.
The room was very basic in appearance and had a severe mould issue which caused an unsightly smell. The walls between rooms are very thin and I couldn’t hear my other half talking when someone was in the shower next door. The bed was hard and quite uncomfortable and the duvet was stiff and flat.
4.0
Shower could have had better water pressure
