Great location. Easy to walk into Stratford. Great rooms. Ours was ensuite. Great living area downstairs for socialising. Would be a fantastic place to stay with a larger group too. Great service, as we were able to check in early at no extra cost.
The blind in our room wouldn't fasten, so very light in the morning. Our friends room wasn't ensuite, which wasn't a real problem, but could be nicer with an ensuite.

it was well located with things to do around that area, good sized bedrooms and lots of seating area also good sized kitchen . Outside lovely garden area and 2 hot tubs, a well maintained barn and very quiet

Dirty filthy place,dirty shower ,dirty floors wardrobe smell took your breath away ,filthy towels stained bedding draws all broken empty handwash ,half used toilet rolls .
Took us 20 mins to get through to the property to book us in.whithin 10 minutes we called the property to tell them after several attempts to get a answer the lady ssid she cant come back she was at another property and to leave key in the door as we were not staying in a dirty place and she would get her boss to do a refund.not recieved refund or call from the property boss as requested.they have ignorned our messages and messages from booking.com.We are now going to issue legal proceedings to get our money back.
Terrible establishment terribly run dont be fooled by the photos.
I would have given it zero if it allowed me.

We were greeted by Minty who showed us around. We'd originally booked 2 twin rooms for 3 people and Minty offered us a third room for free, which was great! We hadn't been expecting use of a lounge and a kitchen, so were very pleasantly surprised. We didn't book the breakfast so can't comment on that, but the rooms were very comfortable and the bathrooms good.
The check in system of ringing seems a bit hit and miss. We had to try 3 times before getting through to someone and when we tried to ring at check out we couldn't get through. It might be better to fit a key safe and work it that way if no-one can be around on site. It's very difficult to predict exactly what time you are going to be at the property.

Beautiful surroundings, quaint barns, privacy
Our rooms were very hot. They had not been opened prior to our arrival and the fan didn’t work.
The check-in building said it was open 4pm - 8pm, but when we arrived at 4:45 no one was there. 3 other guests were waiting as well. I couldn’t call the number listed as I didn’t have reception on my US phone. Had the others not been there I don’t know what we would have done.
The housekeeper said we could get continental breakfast at a nearby hotel, but when we went there they didn’t know anything about that.
We also thought it was not a great value as we had to do housekeeping before we left such as removing the duvet covers, sheets, etc. Emptying the garbage, etc.
The TVs didn’t work; one didn’t have a cable cord, and the other had no signal.

We have stayed there twice before and it never disappoints, wonderful location, 15 minutes walk from centre of Stratford upon Avon.we had the whole barn to ourselves...we will be going back again to stay there .. 10/10..
There really isn't anything not to like , about Church Farm Barns..

staff lied and said taxi was booked at 07:45 and then knocked my door at 06:30 in the morning and said it was coming in 15 mins! Taxi driver told me they had only booked him 20 mins previous! TV didn’t work. Restaurant forgot my wine. Had to keep fan on all night to keep cool. service a joke. Don’t lie to guests!

Hotel staff was pleaseant room was clean.
We arrived at church barn farms only to find it had been cancelled so got moved to the hotel across the road, this is not what we paid for or seen when booking online.Felt uncomfortable in the hotel too posh for us. The breakfast was tiny only had one of each on the plate one glass of orange juice and just enough for two cups of tea. Couldnt get a taxi from hotel so ended up walking to town which we couldnt do the following evening so had to take the car...which stopped one of us having a drink. Also when returning back in the car we had trouble parking as there was two vans which were part of the hotel taking up spaces so had to drive around 4 times till a car had moved. Initially had we been given our original booking parking was included at church farm barns. When booking out they tried to charge us an extra £85 for parking and facilities when we had paid in full at church farm for that. The lady that tried to charge us was the one that relocated us from our original church farm barns booking only two days earlier when we mentioned this to her she then remembered and said we wont be charged the £85 ..we are still waiting to see if it will be taken out. SO WE ENDED UP PAYING FOR A PLACE WE NEVER BOOKED FOR ..NO NOTICE OF CANCELLATION WAS SENT TO US BEFORE WE ARRIVED ..we checked this. For £298 pound for a weekend we are not happy. WILL NOT BE USING THEM AGAIN ..we should get compensated it ruined our christmas market weekend in stratford.

Staff were friendly and welcoming, the room was a lovely size and had a very good amount of sundries. The bed was comfy, would stay there again.

breakfast was great cooked by a lovely lady called Sharon who was really helpful with any questions about anything really.We loved the location very quiet yet not too far fore a stroll into town. Our room was clean and fitted with everything you needed Whats there not to like .
nothing really only better weather.

Everything, Sharon went over & above to help us, down to getting brown sauce for our breakfasts.
Sharon is a credit to your team and made our stay wonderful.
Sharon even cleaned up all the confetti up when we arrived to the barn.
Thank you to everyone especially Sharon , until our next visit.

Couldn’t open window it was handed over to the manager but couldn’t open it.it was very warm in our room .
