Location was great
Very basic villa bed mattresses vey uncomfortable.We left on a Sunday the complex offer a room to put cases if you have a late flight but wasn’t open!

Very easy check in. Booked a 2 bed, ended up with 3 bedrooms and 3 bathrooms. Everything clean and tidy. Pool area fairly private with sun most of the day. Only a short drive to the the beaches of Papagayo, short walk to amenities, restaurants, and the main tourist hotspot of Playa Blanca. WiFi good, and plenty of English speaking TV channels, both in the living room and the bedroom. Parking available right outside the villa.
Everything was as we expected for the price we paid.

Size of the rooms was great. Location in the marina very convenient. Close to shops and restaurants.
Paint job around the pool is a bit scruffy. Noisy neighbours on the first night. Chipped bathtub needs replacing.

Well equipped - had everything we needed. A good location close to shops and places to eat. The beach was a shortish walk away
Lack nof aircon might be an issue for some, but in fairness they do say the villas don't have this. Knowing how hot it gets in peak summer I'm not sure I'd fancy it without aircon. We went early in the season, so not an issue

Location. Privacy. The villa was lovely.
Glasses and cutlery plentiful. Very close to marina and supermarket
1 shower downstairs which had a curtain and water went straight through it

Good location for walks and restaurants
Staff were excellent and helpful
Villa was spotless and the cleaner was brilliant when we met her very hard working
Pool was spotless and cleaned while we were there
Villa needs a bit of an update looking slightly tired
Require a few home comforts - cushions on settees - glass coasters - all shower head flex pipe were leaking plus grill in downstairs shower was all rusty
Top of the microwave was rusty
The fridge had no handle and door a bit rusty
But the above items didn’t effect us having a lovely stay at Villa Rubicon

the Villas are very clean its in a good position to walk to the Marina lots of lovely restaurants and shops
the Bath towels were not acceptable so very thin
The mattress on the double bed uncomfortable I would say needs replacing

Nice and spacious, big enough bedrooms, good kitchen with plenty of utensils etc. The outdoor area was a good space with cover and enough room for plenty of recliners and chairs.
It wasn’t very pretty as such. The outdoor area had a big white wall next to it. maybe some flowers and plants would have made it more pretty. Sun loungers were uncomfortable with a hard bar across them.

Property was fantastic. Absolutely fantastic location, three minutes to the local supermarket, five minutes to the Marina with all the restaurants/bars. 15 minute stroll to the local beach. Private pool is an absolute god send.

Location ,ie shops and restaurants close by , Playa Blanca within a 20 minute walk.
Tired villa , in dire need of a refit and decorating, peeling paint outside , lose tiles inside , no English tv channels ,and internet was appallingly, we did try to move to another villa but to no avail.
So remember before booking it is true you get what you pay for !
( Ps large construction site very close which starts work at 7 am )

Very good location, a short walk to supermarkets and the pleasant marina (shops, restaurants, bars).
Spacious villa. Friendly helpful staff, just there when needed. Good villa cleaning service.
Day time noise due to renovations in the villa next door.
Satellite TV was a little temperamental, needed resetting and not clear how to change english TV channels (although initial reset from helpful staff).

very close to Marina Rubicon
promoted in Booking.com as upper bedroom with balcony and 2 bathrooms with a 3rd toilet.
this Villa was all on the ground floor facing into a derelict restaurant, with 2 bathrooms .

Very spacious, south facing, near to Puerto Rubicon. Its a 15 minute drive to the beautiful and unspoiled Playa Papagayo beach, and a 25 minute walk into the centre of Playa Blanca. The maintenance team were efficient and arrived quickly when we had a problem.
The bathrooms and kitchen are rather worn out and need updating. The bed collapsed on the first night due to a badly repaired leg from an earlier failure.

helpful staff in the office - including printing off passenger locator forms and organising taxi to airport
lovely to have a private pool and it was kept clean and really nice - it was cold but refreshing
nice to have pool towels and plenty of space to be outside - with a BBQ provided as well
plenty of cooking utensils, washing machine, dishwasher, hairdryer, iron, pegs, clothes airer to dry - all provided
Set of cleaning materials for cleaning, dishwasher tablets, washing up liquid etc provided
good communication from hosts prior to arrival
It was a lovely clean, well equipped villa but some things needed attention and some minor repairs:
e.g. loose curtain poles, loo roll holder, some basic cracks in bathrooms and nail exposed, water leakage patch in living room ceiling.
fan in bedroom covered in dust so couldn't use - it wasn't too hot so we didn't use, but as there is no air conditioning the fans need to be kept in better order.
all very minor and didn't spoil our stay.

It had everything you needed and spacious enough. It had an excellent supermarket, as well as other shops around the corner, so you don't have to worry if you forget anything. The staff were very helpful. We also were able to leave cases in the courtesy room which was secured and showers and towels were provided so you can change before you leave for the airport if you are not getting an early flight.
It was a little basic. The fridge, toaster, microwave etc all came off one extension lead. It was close to a new building site so it got a little noisy at times, but not overly distracting. Most days it was windy, so hold on to your hat, but out of the wind it was lovely.

Staff was super friendly and helpful, the property was big and well equipped, even with a BBQ besides the pool, and it the location was great, a lot of services and entertainment just at walking distance. The pool was clean, as was the rest of the property.
