This unique property consists of 16 park-like acres bordering a quiet section of the James River. It's great to float, fish or walk the shore line, taking in the sights. You can access the water using the private, gravel boat ramp. A disappearing spring in the front yard is home to sun fish and perch that are fun for the most impatient fisherman. They can be caught year round using a float and small baits (great for kids). If not a fisherman, you can feed them with food located in the garage. The spring reappears near the river providing a good place to relax, cool off, and fish.
The House:
Inside the recently renovated house, find comfort in two large living areas that have pellet stoves to create a lodge-like atmosphere. It has three bedrooms and two and a half baths. The master has a queen size bed and both extra bedrooms have full/double beds. There are queen sleeper sofas located on the main and upper floor. There is a large laundry room and over-sized hot water heater. The kitchen is fully equipped. The large covered deck houses a large Traeger pellet smoker and a Broilmaster gas grill.
Location:
This house is very conveniently located yet provides solitude and serenity. If you choose to wander away from this unique and special place, it is only 20 minutes from Springfield-Branson National Airport, 5 minutes from Southwest Springfield, 17 mintues from Bass Pro / Wonders of Wildlife, 7 minutes from Rivercut Public Golf Course, and 50 minutes from Branson. Other popular destination spots include Top of the Rock, Wire Road Brewing, Table Rock Lake, Dogwood Canyon, Silver Dollar City, The Springfield Zoo, Fantastic Caverns and Downstream Casino.
Activities:
The activities are endless. Cast a line from the bank, skip some rocks, have lunch at the riverside picnic table, enjoy the scenery walking trails that lead to springs, woods and bluffs or take in a camp fire near the house or river (roasting skewers provided). You can take a kayak or canoe out for a float on the river. They are located in the garage along with several outdoor games like corn hole, ladder ball, badminton and the like. Inside, there are many board games as well. Plus, we are always adding games and fun activities so don't be surprised to see more than what is listed here. Then, wind down in the evening on the deck catching sights of deer or sounds of hoot owls.
General Information:
There is one outdoor camera for security purposes. Trash comes on Tuesdays so place trash can by mailbox out front on Monday night. Lawn care is done on Tuesday. Please let us know if this interferes with any activities. Please do not explore other buildings on property. Shop with separate dedicated driveway is used for our small business. Please use shop driveway when driving down to river and lower spring.
Rules:
Only paid guests are permitted to stay over night. There is a $25 fee per person, per night over six guests. The maximum occupancy during the day is 12. The maximum occupancy over night is 10. Please inquire about special occasions. With notice and an extra fee, both day and night occupancy can be increased. Day gatherings 12-20 people is $275, 20-30 people is $350, 20-40 people is $450. In the event that occupancy rules are not followed you will be charged the rate that should have been applied plus $150. Leaving the house in disarray or excessively messy will result in extra charge. Please bring your own outdoor towels. Our towels are to remain inside. Smoking only permitted in the grassy areas away from the house. All butts must be put in outside garbage can.

This is the second time I have stayed here. We love it. There is so much land to walk around. The river that surrounds most of the house, is awesome and so peaceful. The house is very comfortable. Most of our time is spent outside.

The house is lovely, clean and very comfortable. Everything we needed was thoughtfully provided. The host is a great guy, and went above and beyond to make sure we were happy with our stay. It's only a short walk to the James River, where it's easy to launch kayaks, fish, float or swim. The garage has a lot of fun outdoor games. Our favorite things were the BIG covered deck, and the spring next to the house, which flows into a beautiful little creek and was great fun to explore. We can't wait to go back!

This location was perfect to gather our family together. We made the most of the river access, firepits, yard games and covered outdoor seating on this summer trip.
The kitchen had good quality pans, utinsels, and basic spices. Bathrooms and laundry were great.
The house is on a somewhat busy farm road and right next to the owner's work shop. It felt private enough but definitely not is a secluded area.
Chuck was very gracious and responsive host. Thank you for everything!

Beautiful property and home! We had a wonderful stay, with everything we needed! We really enjoyed being able to walk to the river and swim, fish and kayak! Loved exploring and hiking on the property! The kitchen was completely stocked, clean and open making it super easy to make meals for our large family!! We loved hanging out outside on the covered deck and movie and game nights in the game room! Thanks so much!! Loved our stay!!

My family and I truly appreciated all the details about this house. We felt completely at home, and it was a convenient location. We sat on the porch, dreaming about land of our own one day. Our kids loved the freedom to run around. The owners thought of everything from extra linens and toiletries, to extra laundry baskets and even all the stuff to build a fire. We hope to return next year!

This home and property was a perfect stay for a family gathering. Location was great and the home provided everything we needed from kitchen to entertainment to sleeping arrangements. We want to return in the warmer months to take advantage of the deck and property benefits.

We had a great time. The house was amazing and everything it said it was and more. The property was beautiful and the river was so close. We had a get time just hanging out and fishing. Our host Chuck was so kind and helpful.

Look no further, you will not be disappointed. Grew up visiting the area as a child. Our relatives were born here as far back as the early 1800's. Fought in WW1 which I was able to visit the McConnell Cemetary around the corner and check out my mothers ancestors buried there. We fished on the river and relaxed in the evening with the woodburning stoves. Close to Bass Pro Shop and Airport. I'm in the hospitality industry, so cleanliness is at the forefront of decision making. A+++++ 5 stars and Exceptional. We smoked steaks on the Treager and relaxed. We had a great time! 1st time booking Vrbo and Wow way to set the standards for them.

This place is amazing and made for a fantastic vacation! The home is comfortable, well-equipped with essentials and extras, and extremely clean. The home is much more spacious than it looks in the pictures. Our 2 young adult kids loved the upstairs tv/game room as a place to hang out. Many fun outdoor activities available. Loved kayaking, swimming and fishing in the river, especially loved the cool springs. Also loved the big beautiful deck although it was a little too hot to fully enjoy since we were there in August. Hope to return again in cooler weather to enjoy it more. The location is ideal as it’s only 20 min drive or less to great places like Wilson’s Creek National Battlefield, Springfield botanical gardens, Fantastic Caverns, Wonders of Wildlife Aquarium and Museum (highly recommend), Bass Pro Shop and an hour or less to Top of the Rock and Branson. Many things to do in the area or but also plenty to do on the property if you just want to stay put. The owner Chuck was very responsive to any questions and requests we had. We can’t say enough good things about Chuck and his place and hope to return in the future!

We were unfamiliar with Springfield, and didn’t know what neighborhood to stay in. We got a gem when we reserved Rio James. Our family enjoyed exploring Wonders of Wildlife/Bass Pro (15 min), Fantastic Cavers (25 min) and Lambert’s Cafe (15-20 min), but the highlight of the trip was getting to come home to fish and canoe on the James River. The upstairs living room had a pull-out sofa and plenty of room for a couple extra air mattresses. Big decks, a fire pit and nice grills made this a great location to relax when not exploring Springfield. Highly recommend!

This was our second time staying at this property and we will definitely be back again. We stayed here for a national basketball tournament and the house was perfect for our two families. The boys had plenty of space to explore and the house was much larger than it appears in pictures. Chuck is a great host, so helpful! We can't wait to book again for next year!

We so enjoyed staying here we returned a second time :) Its such a great property. Our only issue was with the number of guests. Though the property advertises that the house sleeps 10, but we were charged extra for every person when we surpassed 6 guests. This is confusing and I hope the owner will change his listing to avoid for others the frustration we encountered. Other than this, we have no complaints! The kitchen is stocked very well, there's plenty of extra linens and extras in general (soap, laundry soap, basic cooking condiments, yard games, etc). Its a great house for family gatherings of all ages. Despite the small kerfuffle regarding the listing, we were still very pleased!! We absolutely love it here.

We had the most wonderful family vacation at this amazing property…no one wanted to leave at the end of our 10 days! The house comfortably fit all 9 of us, and was extremely well-kept, well stocked and cozy! We absolutely loved the outdoor experience, fishing most days, taking out the kayaks and canoes, exploring and swimming! We are definitely going to plan our next Missouri vacation at Blue Springs! And thank you Chuck for always being so responsive to questions before and during our stay!

Totally enjoyed our stay! House is beautifully decorated with lots of room. Great sitting places outside to enjoy your morning coffee. Stream is great for the hot days, river was beautiful to fish, swim, and kayak on. Chuck is a very nice host and has set the place up for the perfect vacation where memories are made!

Beautiful Place
The propert photos do not do this property justice!!! It's close to activities, food and some great breweries towards Springfield or you can go towards Branson (under an hour drive) for some fun. The outdoor areas are great for winding down. Having kayaks available was nice. I can't say enough good things about this property and the owners were amazing! They provide you with little things that just help make your stay even better.

Great place with unique features, river a short walk/drive on the property
Great stay, great host. Very clean. Lots of games for kids. Have single and double kayak, canoes, life jackets and fishing poles. Several fire rings with wood available and they have roasting sticks for s'mores hotdogs which our kid loved!
Just note that the river isn't visible from the back porch if that is important to you. The kayaks are in the garage and if you need to you can ask the host to transport, which they were nice enough to do for us and left them with a lock by the river during our stay. Short walk/drive on the propert. Very calm area in the river and my family had a great time there. Floors are polished concrete, just to be aware if you have littles. Beds are very comfy but somewhat high. Again just to be aware if you have littles.

We had a great stay at this home. Pictures do not do the home justice! Our master bed was very comfortable (very pleasant surprise as husband usually struggles when traveling). House was easy to find and very convenient to dining, WalMart, etc. Kitchen was very well stocked and entire house was clean and had everything we needed. The property is amazing. We enjoyed walking along and just listening to the river and springs. We did day trips across Missouri for the week and this was a great place to rest in between.

I cannot say enough about this beautiful property, and it is way more than just a “house” to rent! With the streams, beautiful pasture, river access, canoes and yard games, ample space… You get so much more!
This house was superbly clean. Incredibly stocked, plenty of towels and toiletry items, paper towels, foil, seasonings. You name it. We will definitely stay here again when visiting family in Clever.

Love this place. Chuck and I were in constant communication leading up to our visit because of the flooding in the area. Chuck was able to keep the house dry and we were able to stay! The house is well maintained and always very clean. We love this place as well because there are multiple places to sit and visit. Kids can go upstairs and hang out while adults are downstairs. The property is beautiful as well!

We loved this property. We travel A LOT and have stayed at numerous properties. This house was one of the cleanest we've ever stayed at. So nice! You have to be sure to walk the perimeter of the property. Its too lovely to miss. Chuck was a very responsive communicator. We would stay here again and again.
