It's a lovely hotel with fabulous staff excellent facilities and very clean. Great food available during the day which is not overpriced. Highly recommend you stay there.

Characterful property in seafront location with very friendly staff
Sadly the Bistro was not open in the evening due to the time of year. This is understandable and a perfectly suitable Italian restaurant was only a few yards away towards the town centre.

Was such a tranquil and relaxing space. The windows made the room so light and was so lovely the fact it was right on the sea front. Would defiently recommend to a friend.

Opposite the beach. Close to all the antiques shops, restaurants and bars. This is my favorite part of Hastings. If you want to go to the centre of town its not far to walk or get a bus.
Parking. Parking can be tricky but. Once you find a space everything is within walking distance.

Clean and good location
We paid for bed and breakfast. I was sent a message to state check in was from 2 to 5 after this time there will be no staff to check us in. Once we checked in we were asked what time we wanted breakfast our only options were 8 or 8:15? We said 8:15 however we woke up a little late. We went down stairs at about 9:10 to apologise for the lateness and to ask if we could still have breakfast. We were told that breakfast finished at 9. But if we wanted breakfast we would have to pay again.
It was so disappointing the staff were not helpful at all. I would never book the hotel again.

The seafront room has a good view but please be aware of the road noise. I would stay again but would ask for a room at the back of the property due to the road noise. Earplugs are provided.

Beautifully styled room, very clean, good facilities, floor to ceiling windows with sea views, friendly, hard working staff, lovely breakfast, great location.
Noisy outside with constant, loud traffic all night, so had very little sleep, grateful for ear buds but didn't help. If I had stayed several nights, this would have been a problem. Also noisy inside, from room above, maybe due to wooden floors, although they look beautiful. No staff onsite after 5.30pm, which made me feel nervous, especially as this wasn't clear until after the booking which was non-refundable. Good that there were security cameras and a number to call, security of building good, but sleeping alone in premises with no staff is not for me.

Lack of onsite parking. Staff insisting we had breakfast before 8:15 on a Sunday, presumably to allow space for ‘walk in’ customers for the Bistro which had a more varied breakfast menu - but there was no such custom!

A beautiful seafront property. Lovely spacious room and a fabulous breakfast
Check in is before 17:30. I booked this through my phone and missed this information. The hotel has a no cancellation policy and eventhough I notified them that due to my using it for work within 10 minutes of booking they would not budge. This meant a horrifying journey in rush hour traffic, cutting my day short for work in order to get there. It was very stressful.
The place was lovely but the whole experience tainted by unrealistic check in time.

The bed was super comfy and the location was amazing: right in front of the beach! The staff was very friendly and I was very grateful that they offered vegan options for the full English breakfast. I very much enjoyed my stay.

Excellent location for exploring Hastings and St Leonards, light airy room with sea views. Staff were friendly and helpful. Check in and out was easy.
It is a very noisy room - the noise from both inside and outside the hotel could be a problem. Some little details could be improved eg on the bathroom door there was a screw rather than a hook and there is no full length mirror.

Location was perfect for us just past Hastings pier, staff very friendly and helpful, great breakfast and a good range of other food and drinks available on site.
Noisy pigeons roosting outside window and shower being in bedroom wasn't for me but unfortunately there would be nowhere else to put it.

Love the large and bright room with good heating, comfortable large bed with nice pillows. The bathroom is quirky as it was designed like it was a bank vault. The period furniture fits well with the era of the building. We had no problem finding free parking. Adequate breakfast. Unlike others who reported the place being noisy and earplugs were supplied, we enjoyed 3 lovely quiet nights.

If you like St Leonards, you'll love this hotel. Everything about it is a bit ... well, tired, but then so is everything about St Leonards. Ignore the 80s decor and the fact that most of the huge windows are painted shut (we stayed in the room with the bay window - we can't say whether the same applies to other rooms) and you'll be wowed by the view across the seafront. On a blustery March day, going to sleep to the sound of the waves crashing on the shingle was a delight, and the sun streaming into the room in the morning warmed us instantly. The huge bed was comfortable, the shower worked perfectly and the continental breakfast (there are other options) was of top quality.
If you were visiting at a busier time of year, you would probably find the noise of the seafront traffic intrusive - but the hotel acknowledges this and provides free earplugs. More seriously, all that sunlight, which was a benefit for us in March, would surely be a problem in the summer, when it's easy to imagine the room turning into a searing oven.
