Rooms are clean but everything is a bit run down and shabby. Bathroom not that clean and beds very hard. Reception smelt mouldy with a very strong deodoriser on top of it. Front of the hotel was noisy at 1-3am.
A lot of money to not have breakfast included.

Really nice room. Breakfast was excellent. Staff were lovely. Plinth of main door needs a clean - lots of bird bones, so not the greatest view. But, would definitely recommend and visit again.

Great location in Bath. The bed was very comfy, the pillows could of been a little fluffier, they were flat. The parking was off site that you had to pay for, not use to that. Would stay there again.

I enjoyed my stay there, close to everything, super walkable….just don’t get laundry done. I had no idea I would end up spending a fortune just to get socks and underwear laundered. Better to go a laundry mat down the street.

My wife and I had an overnight stay. The room was superb and it was comfortable.
The staff was friendly and accomodating.
The only challenge that we had was on the breakfast service. It took more than 30 mins to get served breakfast.

Fabulous location, steps from Bath Abbey and The Roman Baths. The room was clean and comfortable, more modern, huge since we got the family suite. We paid for the breakfast and it was just not worth it whatsoever, worse breakfast. The staff at checkout ask you to review the hotel and rate it which was highly uncomfortable.

Staff were great, however it appeared the hotel restaurant was a bit short staffed, we witnessed a gal working there every day from open to close, mostly by herself out front in the seating area. She was fantastic, but way over worked!
We have stayed here before and its our preferred hotel to stay at during oir visits from the USA
We were given a room this time below ground level in building 4, which I didn't appreciate, being we booked the hotel several months ahead of our visit.

A beautiful, historic property in a great location of Bath! An easy walk from the train or bus station. There’s a pub right outside the hotel, so it was a little loud at night but became quiet by about midnight or so.
There was no remote for the TV when we got there, it they quickly sorted it out. The hairdryer was terrible and should be replaced (I didn’t bother saying anything though). Lastly, they NEED to have recycling bins in the rooms — not just one located on the main floor down a hallway. All in all, it was a wonderful stay and we’d go back!

The whole experience was a sham! I had to wait 30 minutes because the receptionist could not work the computer! And then to add insult to injury the staff were using the only lift in the building. The room was not clean and I paid for a better room amply to find I had two single beds pushed together.

Property downfall was in their breakfast service which was chaotic during our visit, not the standard the property should have offered. It appeared to be a staffing issue. Many of us did not finish our meal. One server was inexperienced and inefficient. Suggest that staff be better trained and have division of labour, not multitasking. I.e. one person to admit and clear/ set tables, another to serve, etc.

We have stayed here numerous times over the last couple of decades and it's always somewhere we like staying. The decor is quirky, it has a family cosy feel to it.
Plus points friendly warm welcome on arrival. Nicely decorated room.
Negatives bathroom had some damp spots and needed freshening up with a coat of paint, new shower seal and the grouting around the tiles needed some cif treatment to clean! The room was fairly clean but could have done with more dusting.
We stayed with our children and their sofa bed only had a single duvet in a double duvet cover for some reason. It was as though we were 3 guests rather than 4 as there were 3 towels, 3 biscuits and 3 bottles of water. Bizarre.
Check out queue was long and the male receptionist too leisurely not comprehending we had a train to catch and needed our bags quickly. Only 1 receptionist for us checking out and people checking in so a bit stressful waiting in line.
Breakfast was the highlight. Great continental selection. Waiters lovely if a bit overworked and some disorganisation.
Cooked breakfast 10/10.
We will be back but hopefully the rooms and communal spaces will have been redecorated by then.

The hotel staff was friendly, helpful and the room was comfortable. The hotel location is perfect with everything in walking distance. The breakfast was worth paying extra.
However, a waiter in the breakfast room set our tableware out in front of us by grabbing the eating end of our utensils with their hands instead of placing them out by the handle. It wasn’t very sanitary. Waiters should know better. That being said, I would still recommend staying here.

We stayed for three nights. The main asset was convenience, the train station, town centre and main tourist sites were easily walkable. The room was clean, modern, good bathroom, nice in every way. Staff were pleasant and helpful, though sometimes inexperienced and lackadaisical in the bar/tea bar. It's in a converted row of Georgian houses, so getting to bedrooms was awkward, but there were a few accessible rooms at the lower levels. Astonishingly, for a 4 star hotel, it doesn't have a full service restaurant, but a tea bar which has a nice bit of cordoned off pavement at the front that is often sunny, but there are many restaurants/bars nearby. Very limited menu basically of snacks and sandwuches, and astonishingly again on a non-holiday weekend they ran out of several of what are probably the most popular wines - ordering a drink on Sunday evening, I was on to my fourth choice before they could provide. They could not offer standard things like port, and many of the younger (student?) servers had no idea what they were doing.
