Great bargain level type place, sort of Travelodge level, just you don’t get tea making in your room, it’s no problem for the staff, but you have to go to reception and ask them for a cuppa. All in all not bad

Great hotel with lovely staff. Room had enough space to get ready in and have a meal. Will say that the water pressure in the shower is not great but was a good stay.

The room has no window and although it is private, there is significant noise leakage into your room from the rooms next to you - there is thus no real privacy in the room. You hear everything happening around you. It was a good/comfortable stay though, but definitely shouldn't be as expensive as it was.

The air conditioner in the room was permanently on, blasting out cold air, making a huge noise and the controls were broken. When I told reception I was met with indifference and a bad attitude. They couldn’t move me to another room, wouldn’t come take a look or try to fix it. Their solution was to give me a noisy fan heater. So I had a noisy cold air conditioner and a noisy warm heater in a small prison cell of a room. Suffice to say I did not sleep well. When I told the new receptionist in the morning he laughed like I was just joking. With a mumbled apology and nothing more. I wouldn’t recommend this place to my worst enemy. Stay in the Travelodge next door!

good value for money. sharing bathroom was not an issue. right on top of the train station and there are plenty of buses too. room was cosy, as advertised, but had everyting it needed to have including a tv! free coffees and teas to be had from the reception desk were a nice touch.

Room was compact but clean and reasonably comfortable. The bed not really suitable for people over 6 foot. My main issue is aircon unit in the room had a bright LED light that kept flashing all night which I disturbed my sleep, I spoke to a friend who was in another room and he said he had the same problem.

Disappointing Stay - Avoid This Hotel
I arrived at the hotel at 4 PM, only to be told my room wasn’t ready as it still needed cleaning—even though check-in was supposed to be at 3 PM. After insisting on getting a room, the receptionist called the cleaner, telling her to “speed up” because I was getting stressed. I waited half an hour, feeling ignored and increasingly frustrated.
The receptionist never apologized and claimed she couldn’t offer another room because she had already made too many changes that day. I requested a discount for the inconvenience, but the manager refused and instead offered an extra two hours on the last day—a poor attempt at compensation.
The room itself was another disappointment:
• The bathroom had a poorly designed sliding door that didn’t close properly, leaving a large gap and offering no privacy.
• The heating didn’t work, making the room uncomfortable.
Overall, this experience was unacceptable. I would never stay here again and strongly recommend avoiding this hotel.

Pictures did not show that the room didn’t have a window. Kept showing the penthouse room. Very very small room. It was okay for our stay. But I think they should mention that you could get a room without a window. My friend doesn’t cope well with small spaces and the fact that room didn’t have a window made it harder for her. First receptionist was lovely and helpful the second not so much .
Really close to the overground, good location and lots of shops and supermarkets close by.

Room size was fine although 'large' it was not. Bed was so uncomfortable and under the top sheet the mattress topper underneath was stained and dirty. one thin pillow as well with no spares in the room.

We had a medium room and it was a really good size with a big window, it had air con and the WiFi was good, easy check in and check out and good customer service. My main bit of feedback would be that the pillows weren’t very good, very flat. Otherwise a really good experience!

I booked kip because of the location and the price and i wasnt expecting anything amazing considering the cost. So the flimsy bedding and pillow and tiny space with no window didnt upset me. When I arrived I was confused why so many left their doors open until i was in my room for an hour. Im from Florida and keep my home temp at 75 degrees and this room got so unbearbly hot and stuffy I couldnt stand it.the fact that these rooms have such little airflow is honestly worrisome and should be a safety hazard. The shower didnt have soap dispensors filled and the water burnt me because the water flashes hot to cold while your showering. Im talking steaming burning hot. When I contacted Kip they told me i could get a fan from the front desk (which did nothing) and didnt even acknowledge the shower. My last straw was when i walked back into my room and my room had been cleaned. When i checked in i was told my room would only be cleaned if i put the notice on my door to do so. My room was a mess from getting ready and i had left my undewear and jewelry out so i didnt want my room serviced. So when i came back and found my private belongings moved about i found it violating. So i packed my things and checked out early. When checking out i informed reception of what happened and the only thing they said was " thats odd because usually we get complaints that they dont clean the rooms that put their notice up" which i was just speechless. I asked if i needed to sign anything to check ..

As it is described, Kip is a basic and functional place to stay in a convenient location at an affordable London price. There are the basics and it did the job as a room for the night. It was fairly clean but a bit run down. Our air con worked (large double room). Convenient cafes and shops nearby to get breakfast/supplies

I had stayed at this hotel several times before the pandemic and always had positive experiences. However, during my recent visit with my wife and daughter, I was disappointed to see how much the quality has declined over the past few years.
Upon arrival, the reception area felt more like a bank, with screening that created an unwelcoming atmosphere. While the receptionist was efficient, the warmth and friendliness that used to make this hotel stand out were noticeably absent.
The room itself was clean and generally acceptable, but it lacked the thoughtful touches that once made a stay here feel special. The complimentary coffee that was previously offered in the reception area has been discontinued, which was disappointing.
The most significant issue was the lack of functioning air-conditioning throughout the hotel. Our room was uncomfortably stuffy, and with no fan provided and windows that barely opened, it was difficult to stay comfortable. On a positive note, our room included a kitchen area with a fridge, which allowed us to purchase ice from a nearby shop in an attempt to keep the room somewhat cooler.
I used to wholeheartedly recommend this hotel to others, but unfortunately, I can no longer do so. The decline in service and amenities is too significant to overlook.

The room size and condition was as expected for a ‘cabin room’ very similar but perhaps a better quality to easy hotel. The massive massive draw back was no ventilation and air conditioning. The room was swelteringly hot throughout the night.

Didn't realise you had to leave a sign out saying clean room thought that was a Given . Came back last night to used towels in shower in made bed and rubbish where it was . No kettle or such coffee items provided which was very very poor

If literary all you want is a bed then it's fine, the room was clean but small.
Thankfully I had read some of the Google reviews and found out that my room was likely to not have a window or air conditioning, so I took a little fan which was needed all night, when I returned to the room after popping to the loo in the morning it felt like entering an oven, seemingly there is little if any ventilation in the room. Talking of the communal bathroom as can be expected it wasn't immaculate. There was a hand towel or it might have been a floor mat because it always seemed to be on the floor but appeared to be the only thing available to dry your hands on. I didn't get the impression that the bathroom had been cleaned from when I checked in to when I checked out.
You might want to take ear plugs as the rooms appear to have no noise proofing, there was a woman screaming, and I do mean screaming in the corridor in the morning and the person in the room next to me had the phone alarm set to vibrate at 9am, I know because I could hear it vibrating for 5 min.
The room was tiny, as in a single bed and the rest of the room was about the same footprint as a single bed, so I would say it was about a quarter (if that) of the size of a normal hotel room, which when you think about it, and the communal bathroom, for £75, isn't really great value.
I wouldn't refuse to stay here again but I would certainly happily pay a bit more for something better.

Great service great room very clean but air con not working seems to be a issue for a number of weeks now according to reviews so would assume there choosing not to have it fixed would stay again if could confirm air con was working first as room was very hot and made it uncomfortable to sleep windows only opened an inch - other than that everything was great
