Located on one of the top five beaches in the Caribbean (Tropic of Cancer Beach) and the longest beach on the island of Little Exuma, this contemporary Villa features five elegantly appointed bedrooms, each with its own private ensuite bathroom and is one of VRBO's top vacation rentals.

An open-concept living/dining/kitchen area features 19' vaulted ceilings and dramatic, tall glass doors that lead out to the infinity-edge pool with tanning shelf. This house is as advertised! I can’t tell you how many times there have been homes we’ve stayed in that didn’t match the pics as advertised. That’s certainly not the case here.
We’ve never stayed in a house as well stocked as this one. There is literally EVERYTHING you could think of. It’s beyond obvious that the owner puts money back into the house.
On a side note, one of the highlights of our trip were the Property Managers. Mrs. Kim & her husband could not have been better hosts. We definitely recommend letting Mrs. Kim cook for you! It was delicious. If we had any questions or needs, they were quick with a response!

This house was perfect for our family and on the most beautiful Tropic of Cancer beach. Every one had their own space. The kitchen area was spacious and well stocked. The kayaks were great to have to go out to the islands near the house. So many amenities like plenty of beach towels and pool toys, and a beautiful deck and pool area. Also it was nice to have 3 umbrellas for our beach time. Believe the pictures on VRBO. 23 Exuma is a beautiful house that has plenty of room and a gorgeous view. Bonus #1: The house was extremely clean. Bonus #2: Andrew and Kim are awesome to work with and answered all of our questions quickly! Bonus #3: Claudine’s delivery meals are delicious! And Brea’s hamburgers are the best!

This house is truly amazing. It fit our family perfectly. All bedrooms had their own bathroom. The property manager, was quick to respond when the electricity went out. We used a chef for several meals and it worked out great. I don't know how you could stay there without using a chef. It was our 50th anniversary and I didn't have to cook all week!
The water/ocean are beyond gorgeous. The islands across from the house are so very cool! Paddle boards, kayaks, snorkel gear, flippers, floaties, life jackets, noodles...you name it, it was there for us to use.

23Exuma is even better than the pictures. It is hands down the nicest house on the best beach in Exuma. The house was spotless when we arrived. The property manager, Andrew, does a wonderful job making sure your check in is smooth and that you have everything you need for a great vacation. The kitchen is very well stocked with everything you could ever need. We hired Andrew’s wife Kim to cook dinner for us every night and she is an excellent cook. The house is stocked with all the pool and beach toys you could ever imagine. The pool, the deck, and the beach are amazing. Tropic of Cancer beach is one of the best beaches in the world with the softest sand and the water was amazing. This house was perfect for our family. We had two sets of grandparents and four little kids. I would not hesitate to recommend this house to my friends and family. We are already planning our return trip. Andrew & Kim are amazing and great to communicate with. Best vacation ever.

This was a girls trip for 8 of us for my 50th Birthday! The house was incredible! Every room has its own bathroom. The house is well appointed and Andrew the house manager was so fantastic. He was always checking in on us! We very much loved 23 Exuma and will be back.

The views and sunsets were just the medicine we needed as a family to unwind from our hectic schedules and regroup as a family unit and enjoy our time together. The adults enjoyed relaxing by the pool and the ocean, while the kids enjoyed the beach, snorkeling gear and water toys. This property has a lot of activities to keep 12 people busy. The interior of the house lived up to the pictures and provided us all ample room to spread out and not feel cramped.

Having worked in real estate for over 25 years, I learned long ago that few properties, like people, can live up to their online profiles in real life. 23Exuma is the exception. The house itself exceeded our expectations in every way, and the communication and support from the hosts was second to none. The local property manager checked in with us via WhatsApp frequented, and addressed any questions we had promptly. He was friendly and provided us with several recommendations for dining, etc. The beach simply has to be seen, and the heated pool was a welcome option for the oldest and youngest in our group. We had 9 ages 10 to 79, and 23Exuma provided something for everyone. We had chefs provide in-house dinning, and the kitchen was well equipped to serve our large group. Everything from the appliances to the beach chairs and kayaks was in excellent condition. Brea's beach bar and grill is just a few steps down the shore, and provides great food, and drinks (be careful). You can book 23Exuma with confidence. The property is incredible, the hosts are very trustworthy and professional, and you'll be in good hands with their local property manager. We can not wait to return someday.

I believe the house is fairly new (and it looks it)! Very well maintained with basically every amenity you could need on vacation.
The KITCHEN was well stocked and the BEDROOMS were very comfortable.
The OUTDOOR AREA was beautiful and comfortable - I feel confident in saying this was probably the nicest home on Tropic of Cancer beach. There were lots of pool and beach toys to utilize as well.
Yvonne was very responsive and a great host. We only had one small challenge with a toilet during our stay, and between her and Andrew (the property manager), it was cleared up in a few hours. We were very thankful for that.
VENDOR RECOMMENDATIONS:
*Berlie's Car Rental - Great experience / easy to find upon arrival! But we were charged for damage to the bumper for hitting a pothole. The insurance they sold us did not cover that. You will definitely need a rental car.
* Exuma Water Sports - Highly recommend doing a swimming with the pigs excursion with them! We did a private half day tour and it was the highlight of our trip.
* Chef Shariqua - We hired her as our private chef for a night, we were very pleased
* Blu - Great dinner! make a reservation
* Exuma Massage - Don't recommend. Cancelled last minute and tried to charge travel fee to rebook.
* Santana's Grill - Don't waste your time. Waited for an hour and a half at our table to be told they ran out of the dish we ordered. Server was rude

23Exuma is perfection. We have rented numerous times in Exuma and 23Exuma has been by far our favorite. The lay out is perfect for multiple family's. The pool is heated which was great for our little kids. They also loved all the pool and beach toys that were provided. The whole house is fully stocked with everything you would need. We are very light packers and found we still over packed. We had my elderly mother as well as our friends 5 month old baby and all ages in between. The house worked great for everybody. The beach is amazing. Andrew the property manager was so easy to work with and very helpful. Both of our family's agree we will rent again. Beautiful home on a gorgeous beach.

Amazing house . Pool was perfect especially after the property manager came to turn up the heat for us . The kids lived in the pool! The beach was amazing and having the kayaks was fun for all. It was great to have lifejackets/snorkel stuff and sand toys- all a hit. The house fit all of us very comfortably and the property manager check in with us often to make sure we were all set. Everyone on this island is very friendly .

Our family, including 2 babies under 2 had an amazing stay at this property. It’s even better then the pictures suggest. Andrew the property manager is super helpful. Owners are very prompt with communication ahead of time. Location is perfect. Kitchen had everything we needed. Bedrooms super comfortable. There is a great little beach bar next door. Santanas bar and grill is just 10 minutes down the road for great food and drink. Andrew gave us a recommendation of where we could buy fresh seafood. We’d definitely stay here again!

I’ve been home for five days from 23 Exuma and I’m having withdrawals. This home is so special. You won’t find a more stunning view or beautiful stretch of pristine white sand beach. Even just hanging inside the house overwhelms all senses. It’s everything you could ever want in a vacation home.

23 Exuma is located on one of the most beautiful and exclusive beaches in the Caribbean. The sand is smooth, the water bright blue and the views are picturesque with small islands just off shore. The house has a grand hall for elegant dinners and nighttime activities. The wifi and modern amenities are superb. The outdoor deck is like another living room with a large covered dining table, a gazebo with couches, a horizon pool, lounge chairs and plenty of room for games. This is a perfect getaway spot for a large family or a group of friends.

Overall the house and the owner Yvonne were outstanding. However, I was very dissatisfied with the property manager, Andrew. When I arrived, I contacted him about the address and code through WhatsApp text. He called me twice, and when I tried to answer, there was no connection. He then texted me when he calls I need to answer. I found that inflammatory. He then deleted the message. He did not meet us at the house and at the rate we were paying for 3 people, he should’ve been there to greet us. He came later with a woman and she made a beeline for the freezer to get meat out that another guest left but left a half eaten carton of ice cream in the freezer. I dealt with Yvonne from that point forward and she was available immediately when I would reach out with questions.
The house was beautiful but low on stock of toilet paper, garbage bags, shampoo & conditioner and the paper towels were hidden. I feel the Andrew saw only 3 people were coming and left the house bare. This can be an amazing property but with Andrew on board, it is a liability. I never received an apology from him and he was aware I was unhappy. This is my 6th time staying in Exuma and never have I meet such a rude, capitalizing property manager.

23Exuma is amazing! The house is incredibly well equipped, beautifully decorated and the beds are very comfortable. The location is gorgeous - directly overlooking the Tropic of Cancer beach. Sand is soft and the ocean here is calm and inviting - like Grace Bay beach in Turks, but with virtually no foot traffic. Never got tired of the view - whether from the infinity pool or right on the beach. Gorgeous sunsets! The hosts are just as amazing as the property. Will be back!

My family of four stayed just under a week and we had a lovely time.
The pool and deck were well maintained and very comfortable the view was just amazing (I wish you could post pics on this site) the house was just as pictured. Current up to date photos. Very clean and well stocked with bath and pool towels. The pool house had both children’s and adult life jackets, which was a nice added touch although we had packed our own. The kayak and paddle boards were perfect for us. The beach had beautiful white soft sand. I would recommend water shoes though if you kayak to the islands in front of the property as they are rocky. My kids and I went snorkeling at the cave (Andrew can fill you in) he and Yvonne were very helpful and attentive to any need or question. They provide filtered water. And if you like to cook/bake the kitchen is well stocked with all pots, pans, and baking supplies. We had very little issue with flies (took lavender oil) I never give 5 stars as I feel there is always room for improvement but this home and Yvonne and Andrew deserved 6! I’m also not a person to go back to a house again as I feel the world is too big and beautiful, and life is too short to visit a place twice but for this house, I would make an exception. Also, almost forgot to mention the beach was very private, and I always felt very safe which in some countries you don’t. Pack your bikini and SPF and go you won’t regret it. We stayed at the property with our family (grown daughters, grandchildren, husband, boyfriend). The villa is amazing. Clean, well appointed and comfortable. The location on Tropic of Cancer beach couldn't be better. It is a bit of a ride from Georgetown, but once at the villa you don't want to leave. The property manager was over the top helpful and checked on us daily to see if anything was needed. We highly recommend

We just stayed at 23 Exuma July 9-16 2023 and it was INCREDIBLE! The house was well stocked and had everything we needed. Great layout for hosting our family. The pictures don’t do this place justice. The beach was incredible…some of the prettiest water I have seen. Kayaks and paddle boards made it easy to explore the surroundings. We brought our own snorkel gear but they had plenty of gear to use along with baskets full of sand toys if you don’t want to mess with bringing those.
The house also has plenty of beach towels, double washer and dryers so it helped with a larger group to stay on top of laundry. There are multiple ice makers in the house which also helps when packing beach coolers for the day.
Andrew was extremely helpful and very responsive. We also did a pre-shop with Kim which we would highly recommend. Both Andrew and Kim were awesome!
We also has Cat from Vibe Exuma come to the house for a private chef meal one night and it was phenomenal!!
Overall this was an amazing house and vacation spot for our family. We would highly recommend this place!!

This house is amazing! It was perfect for our family of 11! One daughter and her family had one side of the house, and the other daughter had the other side with bunks for all three of her kids!
The large family room and open kitchen was so enjoyable. So much space for a large group.
The view from the house was so beautiful that you felt like you were outdoors enjoying the pool or beach! We’ve stayed in a lot of VRBO rentals and this is one of the best! Absolutely the best equipped kitchen you will ever find! The furnishings were the icing on the cake!
Outdoors was just as amazing. The pool was surrounded by lots of different seating choices. It was hard to not hang there and go to the beach instead! The pool cabana was stocked full of beach supplies….too many name! Our kids loved kayaking or paddle boarding to the two islands that were close to the house. They loved exploring everyday!
What made all this even more perfect were the hosts! The communication with the owners was so good! Every question I had, big or little, was handled very promptly. I really appreciated their tips, advice, and willingness to guide me through our first visit to Exuma.

My family and I had an amazing stay at 23 Exuma. Breathtaking, from the house to the beach and ocean. All was breathtaking.
Never have we seen such clear clean ocean water (and we have travelled extensively). The sand is as soft as talcum powder. It was a real luxury to have this beach in the backyard.
The house is gorgeous. Immaculate, spacious and so very comfortable. It is equipped with everything. Hosts Yvonne and Dave clearly put a lot of thought and energy to ensure their guests have an amazing stay. We found their information package most helpful. We were conveniently guided to the grocery store, restaurants and day excursions. Twice we ordered our take home dinner from Claudine. Everything she cooked tasted to perfection.
The house is equipped with beach games and kayaks and paddle boards. All of which kept us and our kids entertained.
There was nothing we were left wanting except to have more days to spend there. We will definitely be back!

We had a wonderful time for our boys spring break. We’ve been traveling to the Bahamas for the last 15 years and have been fortunate to go to Exuma four times in the last 12 months but Exuma23 is the most amazing house we have ever rented! The pictures do not do it justice as our expectations were definitely exceeded! The amazing view, the pool, having every amenity possible in the house was just perfect. The house is immaculate. We briefly lost power one evening and to our amazement, within seconds, all the lights went back on. Yes, there is a generator that is automatic, which allows electricity and water to keep working. No expenses were spared with this house.
Exuma has always been our happy place but this may be the happiest place.

I am not sure where to start. Typically on the last day of vacation we are ready to get back to reality. We did not want to leave. The location was amazing. We did a lot of touring of the island and fell in love with Exuma!! This house was stunning and my in laws and four daughters and husband had an absolute blast!!! The villa was welcoming, spacious, elegant and modern. Perfectly designed for comfort and relaxation for private time or group activities. Well appointed kitchen, a bathroom attached to each bedroom, two sitting areas for kids and adults and a great T.V. that we never had time to turn on. A beautiful, warm infinity pool with panoramic views of one of the top beaches in the world. The large deck was incredible for reading, sunbathing and drinking our morning coffee/tea.
The Tropic of Cancer beach was breathtakingly beautiful - a soft, shallow, sandy beach with no pebbles for long walks and water sports. Our teenagers used the kayaks for exploring the nearby islands and our son enjoyed some of
the best kiteboarding he has every experienced right in front of the villa.
Dave and Yvonne were amazing hosts providing excellent recommendations and information on local services.
Overall it felt like we had been transported to a place to refresh and reset from life as usual.
We would highly recommend this experience as it over delivers in every way. We hope to return one day!

This house. Amazing views, amazing beach, amazing home. The lay out of this home is so well thought out and perfect. This is our third time to Exuma, traveling with our three adult sons and their wives. We loved the location on Tropic of Cancer beach. The kayaks were perfect for going to the island, the paddle boards wonderful! The pool was fantastic! We cooked most night (well appointed kitchen and appreciate the ice maker that you can use bottled water with), and ate at Blue ( fantastic meal) and Santanas ( fried lobster, need I say more). This is a wonderful home, and we can’t wait to return.

Our family has been fortunate to have traveled extensively and rarely do we return to previous locations…the world is to big and there is to much to see. That said, everyone in my party was planning a return trip to 23 Exuma by the end of our week! The beach is one of the most beautiful we have experienced. The owners have thought of every detail to ensure their home creates a once in a lifetime experience for you. I would highly recommend 23 Exuma.

We stayed at 23Exuma to celebrate my mother's birthday. We had a mix of adults and young children and to say this property was perfect is an understatement. The house is absolutely stunning and was the perfect place to spend a week with our family. The heated pool and beach was an amazing place to spend time hanging out, and we could not have loved our stay more. We are planning to return to 23Exuma as soon as our schedules will allow!

She quickly responded to our questions about this property prior to booking, and forwarded all necessary information before our arrival. We had no issues during our stay. It’s obvious that Yvonne and Dave put a lot of time and thought into creating a dream destination for others. We have rebooked this property for a family vacation in 2024. Thank you, it is wonderful!

Everything about 23Exuma is out of this world! The home is immaculate and should be in a magazine! The 5 bedrooms, stunning kitchen, gorgeous bathrooms, huge ocean deck, covered gazebo, outdoor shower, and heated infinity pool are perfectly designed and taken care of. PLUS it’s in the best location, on the best beach in Exuma! Everything about this Villa over-delivered on all of our expectations. We loved it so much that we are coming back in 6 months!

- David & Yvonne were extreme attentive to any questions we had about the property, as well as recommendations for surrounding activities
- We took my family of 8 to Exuma for a week long vacation. Each room was perfectly appointed, and the attention to detail was incredible.
- The Beach: Tropic of Cancer Beach is absolutely stunning. It was perfect for our 1.5yr old daughter to play and roam. It’s a very secluded beach that’s great for long walks, kayaking, and exploring “turtle island”
- The House: 5bds / 5.5ba - Beautifully decorated, and very modern. On-site water purification, as well as a bottled water dispenser. The pool is heated to the perfect temperature, and the sun ledge is perfect. 3 of the 5 bedrooms have uninterrupted ocean views, as well as direct access to the deck and pool area. David and Yvonne have made sure that anything you could need is provided at the house (Even some children’s beach toys).
- The Location: Is solitude is what you need, then this is the spot! That said, I would strongly recommend arranging groceries and chef services prior to arrival. There’s a few restaurants near by (Santana’s & Tropic Breeze mainly), but we found that they close fairly early (5-6p) and it was difficult with our schedules. We worked with Judy Gray to arrange the groceries, chef services, excursions, and car rentals for the week - I definitely recommend her.
In summary, I can’t say enough good things about this experience, and I suggest you book right now! :)
