We had a small snafu at check-in--- Arrived late and our door code did not work. Couldn't reach owner or host and did not get into cabin on our first night. Host was cleaning company that does not answer after hours. Everything was resolved to our satisfaction and we received a generous credit and a gift basket from the owner to remedy the issue. The cabin itself was great. Plenty of room and we loved the game room and pool table and extra TV.
Furniture is very comfy in all rooms and hot tub worked well. BOTH sofas in the living room are sofa beds if needed. Only one shower, but it is very nice and there is a half-bath on main floor. The cabin was very clean. We did find a load of clean towels in the dryer when we went to do laundry that the cleaning people did not put away.
Our dog loved the little private back yard space. There is no fence but it is private and safe unless you have a dog that likes to escape. We didn't need to use the tie-out for him. Cabin is very dog-friendly but he didn't like the non-carpeted steps inside.
The driveway is steep, but we were able to get our car and trailer into it and was not a major issue. There was not room to turn around while connected, but you can back up or down. We spent two weeks and had an awesome time. View was lovely and we enjoyed the deck. Great location but lots of steps. Will likely choose a cabin that is more accessible and easier to bring in our luggage next time. Still made our top 10 list of locations.

We were looking for a place to stay in north Carolina for our vacations, but we also needed to do a little of remote work. We found The perch and it was a perfect fit for us. The neighborhood is calm and we had a beautiful view from the deck. There is also a lot of different activities that we did around (nature, brpw, town of Waynesville and Ashville, etc.). The cottage was really clean with a lot of space for us and our dog. We would definitly go back if we are in the area again.

This property has a great view of the mountains and a lot of home automation such as the ones for temperature and fans in the bathrooms.

This may have been one of the best vacation rentals we've ever visited!
The cabin was exceptionally clean. I would have never guessed that pets had been there, but I was thankful our dog could join us. The kitchen was well stocked, the beds were comfortable, and the view was gorgeous. The blackout shades worked well and that's something that's usually missing from rentals. I appreciated that the shades encouraged my children to sleep late! My kids loved the ping pong/pool table and the hot tub, and my pup took advantage of the dog bed.
It was an easy drive to Pisgah National Forest, and my family enjoyed checking out 4 different waterfalls. The town of Waynesville has a cute little main street. It was a great trip.
I will recommend this cabin to anyone who is thinking of visiting the area.

This was the best stay we’ve had in a long time. My family enjoyed the pool table and hot tub, and the views every morning of the sun rising on the mountains was just perfect. It was such a peaceful and relaxing weekend.

The cabin was in a perfect location, easy to get to and from. It was one of the cleanest places I have stayed at and it was well stocked. It’s so nice not having to pack towels and linens along with all your other things. My kids loved the game room and bunk beds. The open layout gave us plenty of room. The view was the best part, sitting on the deck was picture perfect. This was one of our best vacations to the mountains that we have had.

We thoroughly enjoyed our week long stay at The Perch. The house was spotless and had most everything we needed. It’s located on the west side of Utah Mountain and has wonderful views of the Jonathans Creek valley and the eastern side of the mountains that make up the Cataloochee Divide. Morning and evening views of ground fog rising from the Jonathans Creek tributaries and clouds crossing the Divide are spectacular so we spent our free time on the front porch.
Location is ideal with a 15 minute drive to Lake Junaluska and a 20 minute drive to downtown Waynesville, which has interesting shops and good restaurants. We plan to return next summer!

This home was great from top to bottom. Clean with everything in working order. This spot is quiet with a great mountain view from the porch. Its also close enough to local restaurants and stores for day to day needs. The pool table, ping pong, and hot tub gave us lots of evening options. 5 Stars.

All you need to bring here is yourself. The house has everything else, literally. Feels like home. We planned to visit some places around but didn’t step out even for a minute. The cabin was vary spacious and clean with great view and a lot of things to do for all ages. Will definitely come back!

Our party consisted of myself, husband, and 3 kids (12y, 8y, and 2 months). We all adored the cabin, its amenities, and view! My husband and the big kids went to Cataloochee (which is an easy drive to get to) while I stayed behind with the baby (and enjoyed the hot tub whenever he napped); in the evenings we all enjoyed the game room and more hot tub time. We come up a couple times a year to ski/snowboard and we are so happy to have found The Perch and would happily stay here again!

The home was clean and had everything that we needed! My oldest son kept himself entertained downstairs throwing darts, playing ping pong and shooting pool. The hot tub was very clean and felt amazing on those cool nights. The owners were very helpful in the way they kept in contact with us and the pointers that they shared. It was a wonderful long Thanksgiving weekend!

We had an amazing time and enjoyed a wonderful mountain getaway at this home. It is just a few minutes from town and the house has everything you may need for your stay. The heater downstairs really pumps out heat (it was in the 20s at night for our entire trip) and the hot tub was great. I would definitely recommend this property if you're looking for a mountain house close to Waynesville. It is only about a 40 min drive to Asheville and we were able to go to Cherokee one night which was only about 30 minutes away. Great location and overall great property.

We had a minor hiccup upon our arrival and the house wasn't quite ready for us, but the host was immediately responsive and took care of everything right away. We could not have asked for a better response and it did not negatively impact our stay at all. The house was beautiful and well maintained. Quiet and beautiful setting as well. We had two pups with us and there was plenty of room for them to relax comfortably inside and do their business outside. Highly recommend and will likely return.
