Actually the property is quite close to a busy road

A good base for a trip to the Isle of Wight
Bed was a bit hard. Other guests noisy on arrival.

To have breakfast cereal supplied was a surprise as hadn't been expecting any. There was everything in the room that we could possibly need from microwave to ironing board. It was scrupulously clean. Wendy was delightful and exceedingly obliging.
Coming from a larger home we found the bathroom rather cramped. Not so easy to locate as the house numbering in the complex is haphazard. There was little to dislike as Wendy had it well organised and was so helpful.

My stay was perfect from beginning to end. As a solo traveller I felt really safe there knowing Wendy was a message away - she was really kind and helpful allowing me to book in early and offering me more time on leaving too. My room was cute, spacious, clean and full of everything I needed, including a fan - perfect for the unseasonal weather. I would definitely stay again.
I have nothing negative to say.

Close to a very busy road so lots of traffic noise if you had the windows open.

Personal touches like tea, coffee cereal etc provided and host was always available to answer queries or to help. Nothing was too much trouble.
The noise from the main road and the distance from local amenities/ town centre. Had to drive everywhere.

Beautiful, comfy room with everything we needed. Wendy was very helpful in providing all instructions and everything we needed for our little break. You could hear the road but it didn’t bother us.
As there was no room for a sofa/comfy seat, we sat on the bed to relax. It would have been nice to have a slanted headboard or giant cushions to lean back on so that the bed could be used to sit as well.

Although it was s;ef catering - Wendy supplied cereals and large jug of fresh milk. Four slice toaster would have accommodated English muffins, crumpets and toast - supermarket within walking distance.

As advertised the breakfast provisions are minimal but fine for us.The room is very nice.Location is great for new forest and not too far to the great beach at Mudeford.
It is a bit of a walk into Lymington,but fine on a nice evening.Road noise is quite loud in the day but goes nice and quiet at night.

Everything was very nice, only one thing wanted. As my wife likes toast in the morning we did not have a carving knife to cut the bread other than that it was perfect.

Beautiful space - more that just a bedroom (cooking (microwave) and dining area too).
Lovely birdsong outside the window, which looks out onto trees and the garden.
There is a busy road nearby, but it was quiet through the night, so no problem at all.

Can't fault the room at all, it was very well kept and extremely clean. The bath tub in the actual room was different, and certainly a talking point with the people at the wedding I was at.
Wendy, the host, was extremely unwelcoming and quite rude. My friend had arranged an early check in for 1pm and after our long journey we dropped his girlfriend off at her day spa and turned up just after half 12 to see if the room was ready, or at least drop our stuff off before heading off to meet the groom for the pre wedding round of golf.
Her greeting was very unlike anything I would expect from a host, almost accusatory that we arrived a little early. After a morning in the car driving up it was certainly not what we wanted and painted the property in a bad light. It was a shame but looking at the sassy replies to many of the reviews it's clear the host doesn't like anything that she can't control. Perhaps not entirely suited to a role in hospitality?..
Ît is a shame though as the property is quite nice, and more importantly, the New Forest is a beautiful area and perfect for weddings.
If you're using the property for basing yourself for a stay in the New Forest and don't mind the issues with the host, it's a lovely place to stay.

The room had everything we needed to be comfortable including all the bathroom and shower toiletries, breakfast items, fridge, a table to eat and a fan for the heatwave. Wendy was very organised and good instructions for check-in and checkout.
Our initial meet with the host could have gone better. We arrived 30 mins before "early check-in" (1pm) but just wanted to say hi and explain our plans had changed so would now check-in later. I understand the situation was frustrating at short notice but we had so many things to coordinate for our weekend stay in Lymington for a wedding. Appreciated everything you did to accommodate.

Wendy was very kind and helpful with providing answers about things to do. The room was extremely clean and contained all the necessary comforts.
I think breakfast should be offered again - Covid is no longer a concern to most people.

Wendy was an excellent host. We had a problem with no hot water when we arrived but Wendy sorted out the problem straight away and also insisted on giving us some wine and nibbles to compensate for the inconvenience caused which was very thoughtful. We had everything we needed for a comfortable stay and would happily stay here again.

Wendy is a truly generous host. She checked in advance what choice of bread, milk, cereal we'd like and left plentiful supplies for our 3 night stay (inc. jams, marmite, marmalade and biscuits). The room was immaculately clean, beautifully decorated and made the best use of the space. All comms were easy and instant, and it was lovely to meet in person both Wendy and Arthur, her beagle cross. A lovely stay - thank you!
