Newly built spacious home with everything you need for a comfortable stay.
The extravagant 5 bathrooms and extra large rooms throughout mean everyone can stretch out and relax.
As a well equipped self-catering house, you'll find everything you need for a perfect stay.
The kitchen has full height fridge and freezer, two Bosch ovens, an induction hob, a kettle, toaster and microwave. The large utility room has washing and ironing facilities.
With a dining table and chairs to seat 12/14, you can entertain in style, then either relax in front of the fire, or party into the evening with the bi-fold doors open, expanding the patio, lounge and kitchen into one huge space.
The snug has a sofa, table football, and a basketball net with sponge balls. The morning sun floods in, making it a lovely place to read or play.
This house has 5 bedrooms and can very comfortably sleep 10 adults plus 2 children on smaller guest beds.
On the ground floor are bedrooms 1 and 2. Bedroom 1 has a 4'6'' double bed, a walk in wardrobe /storage room and an ensuite shower room.
Bedroom 2 has two 3' singles which can convert to a Superking. Please let us know your preference on booking.
There is a family bathroom on the ground floor with a whirlpool bath.
The ground floor has underfloor heating throughout.
On the first floor are 3 further bedrooms. Bedroom 3 has a Superkingsize bed, an ensuite shower room and a walk in wardrobe. Bedroom 4 has a double bed and a characterful vaulted ceiling. Bedroom 5 has a 2 x 3ft singles.
The 2 x childrens guest beds can be set up in any bedroom to suit your needs.
There is a family shower room on this floor.
One set of linen and towels are provided. Washing up essentials and dishwasher tablets etc are also provided.
The house lends itself very well to get togethers for family and friends. If you're looking for a treat, we can recommend Private Chefs in the area.
Newarket offers a wide variety of pubs and restaurants, just a few minutes drive away.
Walking distance from the house, Exning itself has 3 pubs, a well stocked village store and a very good fish & chip shop.
House Rules:
- Check-in time is 4pm and check-out is 10am.
- 1 well behaved dog is allowed at the property, to stay downstairs only. A £25 fee per stay is payable on arrival.
-Minimum age 25yrs for non family groups.
- Smoking is not allowed.
-Please respect our neighbours with quiet time after 11pm
There are five parking spaces at the property, and more if you double up.
Please be aware there is some traffic noise due to the proximity to the road networks.
The detached property sits within a large garden. The rear garden is currently being landscaped, so may be muddy and wild in places. You are very welcome to explore but children must be supervised at all times.

The stunning city of Cambridge is 20 minutes by car and the beautiful market towns of Bury St Edmunds, Saffron Walden and Ely are all within 20- 30 minutes. The Norfolk/Suffolk coast is about an hour and London is easily accessible by car or train, also in around an hour.
