it was clean, the beds and pillows were comfortable, the room was a nice size. loved the fireplace and the balcony was great. the stream in the back sounded so beautiful. the staff was nice and friendly and the breakfast was just enough! it's nice that it was away from town and just a 10 min walk to town. we loved this place!

Very clean room. Walking distance from downtown. Porch view of flowing brook/stream.
Mattress was thin and worn out. Pillows were small and flat. Bathroom was extremely outdated. City trash truck picks up dumpsters and shakes them at 4am every morning.

The location made it easy to catch the downtown trolley stop at the entrance or avoid most traffic to head toward Pigeon Forge by car. The kids loved the pool and we enjoyed the calming sounds of the river from our back patio.
There were quite a few bugs in the bathroom throughout the stay which we understood because of how close we are to the woods and the water. The freezer portion of the mini fridge in our room was not working, so it was hard to keep drinks and food cold.

We LOVED everything about our stay with Brookside Lodge!
The only thing we were disappointed with was the waterfall not working on the pool and not enough lights were on around the pool area for the kids to swim after dark.

The staff was courteous. The Rollingbrook outside was beautiful. The room was clean pillows and beds comfortable and the area safe.

The view from the balcony was beautiful and the room was cute. It was also nice, clean looking, and had an awesome bath tub! We also really enjoyed the hot tub and definitely want to stay here Gain in the future.
The only complaint I have is that the towels smelled a bit funny, not dirty. Sort of like stale laundry, but once we got fresh towels the new ones smelled better.

The beds were very soft and I prefer a firm bed. But it wasn’t horrible.

Breakfast was a wide variety and in a nice facility.The food was really good but not really hot. That's the only issue I had. The trolley stop is right by the office, very convenient!
the balcony area is so relaxing - the sound of the river was amazing, however, the railing and concrete floor needed sweeping and the chairs wiped down. No big problem, just an observation.

Our honeymoon room was rundown and ghetto. The first room they put us in did not have heat. The second room had heat but was outdated, the carpet was pieced together, filthy and not up to normal standards. My wife and I prepaid for 4 days and the staff said we could not get a refund for the 3 days we paid for and didn’t stay.
So yes, I am pretty pissed. Instead of an apology and a refund they kept our money and said if we give them a poor rating on Booking.com we had little chance of getting the refund. I don’t respond well to threats. I did reach out to them when I returned home on Booking.com for the refund and was ignored. We left and found much better lodging in Pigeon Forge for less than we paid at the Brookside dump and saved what would have been a terrible vacation.

Location was great. Beds were comfy. Room was clean upon entry. You can't beat the sound of the water behind you and every room having a balcony/patio is great.
Don't expect hot water, it was luke warm at best. They "cleaned" the room but didn't restock toilet paper (we had to go ask the front desk) or make beds. They really just took out trash.

Property was nice, I'm sure it looks prettier in the summer time when there is more greenery.
The rooms were old a bit out dated & the bed was very uncomfortable. We stood for 3 nights & left with our backs hurting. Diffidently need to get new beds.

The location and price was great.
No water pressure ,the AC didn't work and the hair dryer only blew out cold air. Took forever to dry my hair.

Room was very very dark. Not enough space for luggage. Bathroom was a bit small. No wifi on the first day but problem was resolved after insisted on the front desk to look into the problem.

The room was a great size, loved the fireplace.
Being right on the river was a bonus.
Did not use the pool, but it looked very clean.
The bathroom was dirty.
There was quite a bit of dust/dirt on the bathroom fan.
Little nates all in the bathroom and a spider under the sink.

Staff was great! Location was good. Beds were comfortable. Loved the creek side patio. Very relaxing.
Room was dirty, in need of updating. Damaged walls by the table, bugs all over, tub needed caulk. Breakfast seemed like a value at $5, but it was not very good. The main Pool was good however you need rails at the stairs for the pool and hot tub. I have leg issues and fell twice. The other pool was closed. Cleaning staff needs replaced or retrained. Beds were advertised as queen sized, they weren't. They were full sized.

Large room, friendly staff. Decent location to downtown with a convenient trolley stop.
Some things were shoddy- the threshold/transition piece to the bathroom was detached and we kept tripping on it.
The breakfast was lukewarm (but staff was friendly).
The beds didn’t have any mattress covers. That wasn’t horrible but the fitted sheets were so shrunken that they kept coming off the bed and then we were laying on the bare mattress. Gross.

Bed sheets were dirty, pillows had stains that smelled like they were used, they didn't have new pillows for us, the floors were dirty, the doors didn't lock properly you could break in very easily if you wanted too.
And the patio railing was coming off. Super dangerous if kids were staying.

The breakfast is contracted and it’s okay but not impressed at all. There was a woman there and she fixed your plate. The cleaning is also contracted. I saw one guy going through our area. I’m pretty picky and there’s something about having your own employees to make sure it’s done. The scenery was absolutely amazing .
