The air conditioning was not working properly, and the hotel's transportation is very slow.

Beautiful hotel architecture and location
It is clear Raintree inherited this property and everything from then forward shows their lack of expertise in managing a high quality property. There are a number of aspects that show their lack of attention to detail and subpar maintenance such as broken fixtures, peeling huttub lining, and absolutely embarrassing breakfast. It also shows a “cheap” management how they try to charge for a number of different things ($ if you lose the keycard or beach towels, $ for in room water bottles and coffee, resort fees, valet parking fee, etc). The layout of the property although beautiful is quite inconvenient as you need a golf cart to get around or face long walks between the rooms, lobby and pools/beach.

Locaton is amazing, and the hotel is a Mexican style super beautiful. I like it that it looks like a village and not one huge building
In two days on our trip there were not enough hot water in the shower

I loved the location away from the hustle and bustle of the marina. we had a beautiful view overlooking the ocean
I wish we could have been in the ocean but the water was too rough but the pools more than made up for that

location was not

Breakfast and location were fine. Staff was exceptional.
Bathrooms at Inizio's and the nearby pool area were terrible. Smelled like the hadn't been cleaned for a month.
The room had packages of coffee, but no coffee maker to brew. They asked for ECO but no towel racks or hooks in the bathroom.

Loved the valet parking and the intra hotel transport, Pools are well kept with comfortable recliners and towel service
Restaurant service was exceptionally slow and the food average at best. Our room did not have a balcony and lacked basic amenities

The food and the wait staff at all the dining facilities was exceptional. Daniel was a standout waiter and always went above and beyond to make sure our meals were perfect. 6 stars for his professionalism and friendliness. He always greeted us for the many repeat visits we had to the restaurant. He greeted us by name each time and engaged us in conversation about our day. We always felt very welcome.
The reception desk arranged on and off resort transportation cheerfully and made sure to arrange COVID testing for our return trip to the US. They were always ahead of the game.

The resort is in a good position on the cliff overlooking a beach (not a swim beach). Staff were friendly. The bed and shower were good. The concierge staff were awesome. The pools were great and watching whales breaching all day long was just amazing!
We booked an oceanfront suite but were given one towards the back with rooftops of building in front spoiling the sea view.
The resort is in a spectacular position but is getting a little tired now. The front desk man who checked us in on arrival obviously knew he was giving us a suite we didn't want which just leaves a bad taste. They also tried to check us out 3 days early despite us having paid the full 10 day stay amount a number of weeks before arriving! A couple of weeks before arriving we had paid and extended our stay from 7 to 10 days.
The leadership/management needs to have a far better handle on guest issues and deal with them professionally. They obviously either don't know or do not care!

Breakfast was OK, staff is always terrific they all go the extra mile to make your stay wonderful.
Our room had a terrible view and as a member we should of had better. The pizza needs work get a good recipe from the States and you will sell more. Hot Dogs are not sausage and this was common at other places when we ordered pizza.

the location of our room was perfect for us - overlooking the cliffs with ocean below, quiet and dark for good star-gazing. 180 degree view. Our room was very spacious and comfortable. Nice beach walking and rock clambering.
Room service gets one star - cooks sent wrong food twice - but were very apologetic. Hard to get around the resort by walking - lots of stairs and ramps or have to use shuttle. Cooking area was pretty small. Westin beach was not good for swimming while we were there.

the breakfast was rubbish

We LOVED this place. Walking into our room, we were so surprised by how big it was - two bathrooms, a kitchen, living area, bed area, balcony with ocean views and spa. The food at the restaurants was also DELICIOUS. Beautiful pools and beach.
The location is a little secluded, which we enjoyed - just good to keep in mind if that’s what you’re after.

Club Regina is an older hotel with beautiful views and nice pools. It is a large and hilly property but easily walkable and golf carts are readily available per request. The fitness center is small but nice, the restaurant breakfast had limited options but was good and the pools were clean and seats were plentiful. There is a beach area that is also nice but not swimmable. It's about 15 minutes away from San Jose del Cabo and you can walk down or have a golf cart take you to the bottom of the gate to take an uber.
We had a studio room, which was definitely dated - the bed sheets were scratchy, there were some strange sounds in the walls and I could hear everything our neighbors were saying. There was a massive dead moth in our room that we asked to have removed and it took a day for them to simply put it outside our door. The bathroom didn't have any shampoo, conditioner or body wash but did have a bar of soap.

awesome location with incredible views and water access.
Food was marginal at best.
