Beautiful house in exceptional location. Warm welcome but also completely private. Amazing walks nearby; great pubs, restaurants and handy for Waitrose and nearby town of Edenbridge and yet felt utterly cut off from the world in this idyllic setting. Couldn't recommend more.

We were attending a family funeral in the area. The cottage was ideal and a beautiful base. Biz clearly communicated with us as we were on a very tight schedule with flights etc. She took all the stress away. Thank you. We will be back. Highly recommend the Duck House, why would you stay in boring hotel chain, when you can wake up to this view and have your own living space.

The Duck House is warm and cosy and situated in a beautiful garden overlooking the duck ponds. Beautiful views from all windows. The kitchen is well equipped and the lounge area very comfortable. Bedrooms cosy. We had a very pleasant stay, just 20 minutes from Chartwell and Hever Castle. The hosts were very accommodating and we were able to charge our electric car. Very happy visitors.
Nothing stood out worth noting as unlikeable.

Biz is the perfect host, allowing space and privacy but always on hand to help at a moment’s notice. We had such a perfect stay, it was so incredibly peaceful and the grounds are stunning, a real treat just to sit and gaze outside, all areas of the home provided beautiful scenery. Would love to return!

Really great accommodation in the grounds of the owners house but designed to be self contained with outlook on a duck pond. The property is a converted barn or similar done really well with excellent facilities lovely lounge area and well appointed kitchen
Not easy to find as address wasn't clear it was in the grounds of another house so the house name was on the address but looked like the name of a road. Solved by phoning the owners but could have been clearer in property description

Fabulous vista from living/dining area.
Owners have a wonderful garden with multiple lakes.
Well located for visiting local places of interest (e g. Chartwell and Hever Castle) and only 30mins from the coast.
Downstairs bathroom, so not helpful for the older guest prone to midnight visits, plus stairs on the steep side with narrow treads.
Sloping ceiling in double bedroom made exiting the room problematic. Had to stoop.
Parking was a little removed from the building. Path to property not sufficiently lit for returning late at night.

Comfortable well equipped home in lovely location. The perfect place for our family reunion. Highly recommended for an English countryside holiday. If you go by car there are National Trust Houses and country pubs which are easily accessible.

Beautiful surroundings very peaceful. The Gardens very well maintained. House was very clean and well stocked. everything you would need for you time away. Also perfect location of sightseeing. Great if you also enjoy wildlife.
Would recommend extension leads as some of the plugs were a little hidden. Comfortable outside seating. To enjoy the amazing views.

Liked everything about it - the house , the grounds, the location , comfort and cleanliness.
If I had to be picky then that the bathroom was downstairs and the main bedroom was a bit difficult to walk around in because of the sloping ceiling but these would not put me off booking it again.

Such a lovely peaceful, relaxing and tranquil location. The cottage is lovely too and has everything you could possibly need for your stay. We very hope to stay there again in the future, especially when the weather is warmer and the days longer as we stayed over a very cold November weekend.
If you stay at the Duck Cottage you will definitely need a torch as the car park for the cottage is unlit and a short distance from the cottage. You will also need some old shoes or wellington boots as there is no path between the car park and cottage and so you have to walk over wet ground if it has rained recently. Not really a negative but something to bear in mind as it is not possible to park immediately outside the cottage.

The Duck House was superb.Beautiful location around the very large pond and very clean and comfortable.Biz was the most accommodating host as well.She made us feel very welcome.We will definitely return.

Would have liked an guide to some of the details of the house - the heating, opening the gate etc.

I picked this property as it was close to my brother who lives in Oxted and I wanted somewhere special to stay in a lovely location. It certainly did not less us down, absolutely stunning surroundings, 2 ponds, fantastic gardens, wildlife and a converted barn with charm and lots of character.
Great hosts who made us very welcome without being over the top which I prefer.
I can't wait to stay here again as it was that good and has great links to road, Gatwick airport and more importantly there are 3 railway stops within a 5 minute drive which was very handy for my relatives visiting us.
There was nothing really, if I was being picky the double bed squeaks a bit and water pressure isn't the best but nothing really.
One thing which would be nice would be some fresh milk in the fridge for late arrivals.

The location was lovely. We enjoyed the tranquility. The accommodation was comfortable - beds were nice and there was outside seating for nice weather.
We stay in self-catering accommodation a lot, most of it booked through Booking.com. Cleaning appeared to be good in terms of the normal levels of cleanliness one would expect but, because we are Covid conscious at the moment, we always clean light switches, taps etc ourselves on arrival anywhere and were a bit surprised to find the light switches were dirty. The grill pan in the oven had been overlooked in the cleaning of the kitchen. Nothing awful but it did have crumbs left in it.
We were disappointed that the hosts were not around to meet us on arrival or departure. Nor was there any sort of 'welcome' pack waiting for us - something we find is commonly provided these days in self-catering accommodation. Just some milk in the fridge would have been nice.
This accommodation is expensive and so we are probably being more picky than we would normally be but it was a bit of a disappointment for the price.
