About this house rental
Cotswold House, in the village of North Nibley is a very large, super stylish, luxury property with a beautiful private garden.
It is unique in that it has a huge amount of downstairs living space as well as 6 large bedrooms which can accommodate up to 17 people (the bedrooms are large and several rooms can accommodate additional memory foam Z beds - usually for the children - and/or traditional metal framed Z beds if required).
The property is easily accessible from London, Bristol, Birmingham and Manchester.
The small village of North Nibley, in the heart of the South-West Cotswolds countryside, features a small shop cafe/ and The Black Horse pub (about a 12 minute walk) and is close to the market towns of Wotton Under Edge, Nailsworth, Tetbury and Stroud as well as Dursley. It is also in easy reach of Cheltenham (particularly for Gold Cup week), Bath and Cirencester as well as Badminton (for the annual horse trials in May).
The property can accommodate up to 17 guests in 6 bedrooms (as there are two sitting rooms guests can sleep in the smaller of these if happy to do so) and benefits from wood burners in both the sitting room and drawing room while the kitchen features a modern range oven with an induction hob and two full size fridges, one with freezer.
The house has a luxury boutique hotel feel with beautiful vintage furniture, a Farrow & Ball paint palette but also modern facilities such as very good Wifi, two large flatscreen TV's and a very well equipped kitchen. There is plenty of parking available at the property,
We are child friendly and provide a cot and high chair free of charge.
We are also dog friendly and accept one or two well behaved, mature dogs (no puppies please) for a small additional fee of £40 per dog per booking. For the benefit of future clients, we do ask that dogs are kept downstairs at all times and stay off the furniture and that no trace of dog hair remains after departure.

As recommended by VRBO, we have a noise monitor installed. This measures decibel level only and does not record images or audio.
Whilst we want our guests to have an enjoyable, relaxing stay at Cotswold House, we are not a ‘party house’ as is made clear on our VRBO listing. We do
have a noise policy in place and ask you to please be courteous to our neighbours and not to make excessive noise after 10pm and before 9am,
especially outside. Failure to observe this policy may result in you being asked to leave.
Cancellation Policy
Bookings cancelled more than 60 days from the arrival date will be entitled to a full refund. Unless your reason for cancellation is due to government Covid restrictions preventing your visit, we do not offer any refunds on cancelled bookings made within 60 days of the booked arrival date and all deposits are non-refundable.
All bookings are made subject to the cancellation policy set out in the Terms & Conditions - which you will be sent upon inquiry.
This property is strictly a no-smoking property.
Security Deposit
A refundable deposit of £700 is payable two weeks before arrival which will be returned to you after an inspection of the property following your departure. The property should be left as it was upon arrival and if there is work to be done above and beyond the general cleaning and bed changing then the owner has the right to charge for extra tidying up etc.
Occupancy
The maximum occupancy of the property, including its grounds, is 17 people, at any point during your stay. Unauthorized occupancy is a breach of the Terms & Conditions and can result in the cancellation of the booking as well as additional charges. Please let us know if you want to discuss having more guests at the property than the specified 17. Infants do not count towards the total occupancy figure however, we can only accommodate three additional infants.
Accommodation - a floor plan is available
Cotswold House can sleep 17 guests in 6 double bedrooms of which two are en-suite. The bedroom configuration consists of five flexible twin or double rooms and one fixed double room. There are also four comfortable fold-up single beds - memory foam and/or metal framed - which can be made up upon request. Just let us know your requirements beforehand and we will ensure your bedroom arrangements are configured before you arrive.
Arrival and Departure Times
The standard arrival time at Cotswold House is 4pm and the standard departure time is by 10am however, we try to be flexible on this where possible particularly for two-night weekend bookings. For weekend breaks which begin on the Friday, you can depart as late as you like on the Sunday provided we don't have another booking coming in that day - PLEASE DO CHECK WITH US FIRST. For visits arriving on a Saturday, you can arrive as early as you like.
We can provide keys via a key safe so it doesn't matter if you arrive late at night.

Electric Cars: We charge £15 per individual electric car charge which can be paid via BACS transfer using the payment details provided upon confirmation of booking.

If you are planning on wanting to dress the house in any way for a special occasion then please contact us beforehand for clarification on what is/isn’t permitted. We are very happy to go through this with you.

• Use of glitter as this gets everywhere including bed linen, towels, in the
carpets, etc
• Attaching Bluetac or Sellotape to walls

Accessibility, health & safety
This is an old property and has lots of character features including low beams in one room as well varying floor levels so those with limited mobility or carrying babies should be aware that exiting the property in the event of an emergency could be more difficult. There are hard wired smoke and heat detectors in the house that operate on a sound only basis so those who have a more severe hearing impairment may not be able to hear them and could be at risk.
The rear garden is very family-friendly but like most gardens, is not 100% child or dog proof. There is an open gateway and drive which both have access to the road so young children and animals should not be left alone and should be supervised at all times.

Truly fabulous house in a awesome setting, to celebrate across 3 generations. The attention to detail across the house was faultless, beautiful flowers, birthday card and bottle of bubbly.

Thanks so much for letting us stay at your beautiful house! A huge country house in a peaceful village. We loved how we could sleep all our friends comfortably (14 of us) and there was lots of places to chill together too. There's plenty of outdoor seating near the hot tub for when it's sunny! The dining room is also a great place to host a big dinner party. Through the hosts we organised a chef (Tamsin) who was fantastic - delicious food & very accommodating with timings & dietary requirements. Thanks to the hosts for such amazing communication - would highly recommend to everyone!

Cotswold House is a beautifully equipped, large house in a fantastic setting. We were a party of 10, gathered to celebrate a golden wedding, and it suited us perfectly. All the bedrooms are large and comfortable, the living areas are fantastic and there are all sorts of added bonuses such as a games room, heated hot tub and lovely garden. Our host Susannah simply couldn't have done more to accommodate us. Would highly recommend!

I Just stayed with 16 members of my family for my 50th birthday. I really can’t fault any of it. The house is beautiful and full of character, it was unusually well equipped in terms of cutlery, glasses, serving ware etc, the hot tub was a lovely bonus and the hosts were faultless. I got prompt replies to any questions, and when we accidentally turned off the hot tub, Ian was there within the hour to sort it out. When we arrived there was a card and chocolates to wish me a happy birthday which was so thoughtful. I wouldn't hesitate to recommend.

Fabulous stay in a great sized house full of charm and character. Accommodated 17 of us with no problem and plenty of plates , cutlery , glasses etc .
Beautiful garden and terrace and just loved the log burner which was such a lovely feature.
The owners are so helpful it was just a huge success ! If you are thinking of booking Cotswold house just do it , you won’t regret it !

We stayed at Cotswold House to celebrate Mum turning 80, the new 50 it would appear!!
The house was perfect for our group, 12 in number made up of a wide range of ages, and made for the perfect location for our celebrations.
The games room and hot tub were a great element of the house and were used frequently throughout or stay.
Susannah was a superb host, always quick to respond to messages and provide helpful information and was even kind enough to arrange fantastic weather for us, despite it being in late October!! She also gave a recommendation for the caterer we brought in for an evening meal, Tamsin, who was fantastic!
I cannot recommend the host and house enough!

Cotswold House stood out from many of the properties that we viewed, the purpose for our visit was a property to celebrate our Golden Wedding anniversary, we were certainly not disapointed in our choice, the word frequently used on our arrival was Wow!! our family were similarly impressed. The house was very welcoming and spacious and immaculately presented, it suited our celebrations with the family very well. Many books were to be found around the house and jigsaws kept some of our party well occupied.
The garden was spacious and the outside games room were well used by all the family, as was the Hot Tub.
We ventured into Dursley and had booked a couple of sessions at The Escape Room, good fun was experienced by all. The Black Horse just down the road was a welcoming establishment for Sunday lunch. We also enjoyed a walk (uphill) to the William Tindale Monument.
In all a wonderful venue for, what was, for us a very memorable weekend.

Cotswold House was the perfect venue for a family get together to celebrate a special birthday. The house is spacious and comfortable, easily accommodating 14 - everyone aged 2 to 80 had a great time. Susannah and Ian have created a warm and welcoming home away from home with a well equipped kitchen, comfortable beds, and lots of seating inside and out and even fresh flowers in vases about the the house - everything was thought of - thank you!

This property itself is amazing, but the hosts are what put it over the top! We were a group of 14 (8 of which are kids under 7) and we all enjoyed the property with its multiple different hang out areas; the hut tub was especially a hit! There is a pub within 15 mins walking which we frequented as well. We had an issue w the hot tub one night, but Ian came out within 5 mins to rectify the issue. We arrived to the unit late and the host went out of her way to accommodate us by meeting the grocery delivery people. We have stayed all over the world and these are without a doubt the best hosts we’ve encountered thus far. Thanks for a memorable Cotswolds experience!

We had a lovely weekend at the house as a large group of friends! It was perfect for a relaxing weekend and murder mystery evening. The rooms were well set-up for us all and the kitchen had everything we needed to prepare meals. There was enough parking and the check-in and out process very easy!

This property is amazing, the perfect size for our group of 11 adults and 6 kids. It has everything you need would highly recommend this property. The host Susannah was very friendly and helpful.

We stayed for three nights as a group of adults and children. Plenty of space for everyone. The property is beautiful and well equipped. The children enjoyed the hot tub and games room. The local pub is approximately a 10-15 minute walk but during winter they don’t open until 5pm. Also many of the take aways don’t deliver. We really enjoyed staying at Cotswold House and would definitely recommend this to anyone! Thank you Susannah the host!

I'm afraid I can't recommend this property. We had a lovely weekend but after we left Susannah phoned to say that she'd found two small burns in the hall carpet. Our granddaughters had carried a birthday cake with an indoor sparkler through the hall and it would be surprising if they had caused the burns, though I can't prove they didn't. Anyway, Susannah charged hundreds of pounds (vrbo won't let me say how much) to my credit card. In the end a repair cost one per sent of that and Susannah refunded the difference, but overall it's not an experience I would repeat.

We were 9 friends and work colleagues, who all thoroughly enjoyed our stay. The house is beautifully decorated and well equipped. Plenty of crockery, cooking utensils etc. high quality linen and towels. Suzannah was excellent to communicate with. The large dining/ sitting room is a wonderful space for a large group. One small possible improvement is that this room is very cold (the rest of the house was warm). Whilst a small heater is provided, come armed with a few bags of logs for the large wood burning stove. We bought some locally and this made a huge difference, a really cosy relaxing room. A really enjoyable stay.

We stayed at the property as we were in the area for a wedding. There were 11 of us staying and it was perfect. The house is huge and the rooms very roomy so nobody was on top of each other. There's a games room and a hot tub (which unfortunately we didnt have time to use). Owner rang on the first evening to make sure everything was fine, which was a nice touch. Property very clean and well equipped. Highly recommend

We booked this property for my hen weekend and it was the perfect place for a countryside getaway! Our hosts were so helpful and the house was immaculate when we arrived. The garden was a great place for us to socialise in the evenings, we particularly enjoyed the hot tub and swing… we felt very relaxed and even with 12 of us had plenty of space. We would all recommend staying here if you’re looking for a country retreat with friends and family.

Everything about our stay was excellent. The property feels grand but homely. There was so much space for the 15 of us a group of friends celebrating a 50th and 60th birthday we never felt cramped. The hot tub was perfect and the games room were so much fun we all got very competitive. The surroundings area was beautiful and the local pub made us very welcome and is well worth a visit. Finally the host Susannah was always on hand before and during our stay with advice.

This was an ideal property for my partner's 40th Birthday celebration weekend. It had plenty of space for the 6 adults and 6 children in our group. Games room and hot tub were major hits and the kitchen had all the equipment needed to pull off some delicious meals. Bedding was hotel quality comfort. The setting is ideal for walks and exploration. Susanna was super responsive during the whole process and even left 40th birthday balloons + a gift for my partner's birthday - above and beyond! We highly recommend this property and hope to return in the not so distant future.

We had an excellent stay, plenty of space to hang and catch up, whether in the living room, eat in kitchen, garden, games room or hot tub. The large sitting area is delightful and keeps noise away from bedrooms which is great. Would have given it all 5 stars but the house is a little run down in spots and could use a spring clean/declutter.

We spent 2 days at Ian and Susannah’s home and wish it could’ve been more! Situated in the middle of the gorgeous English countryside, the house is large and lovely with immaculate grounds and beautiful gardens. The living areas are cozy, the kitchen well appointed and the bedrooms comfortable! Ian and Susannah, were lovely to work with and always very prompt with answering questions. We would definitely rent again and can’t wait to return!
