Had a beautiful 2 weeks grounds and house is what I expected the people and staff are so friendly even if they won all the backgammon games lol. For the Chef that gentlemen knows how to cook ox tail was to dye for and made a great fiend with Chris. Thanks to Alvin for the personal trip it was great. I would recommend this property to all.

This property was excellent

Been there 2weeks n out beds got changed only ONCE. Had to bring my DIRTY CLOTHES BACK TO AMERICA. Washer n dryer under lock /key. Check out is 11am n from after 8am he starts bugging us. The water system is Solar n if we waited after the sun goes down we cant take showers because the water is cold. We had to buy a basin, hot the water n use it for showering. We live in the cold n we dont use cold water, especially for the kids. Ur property has alot of potential but I would Never booked again n I would never recommend it to anyone. IVE STAYED IN PLANTATION N RICHMOND N NEVER HAD ANY SITUATION LIKE THIS. ITS BECAUSE PLANTATION WAS ALREADY BOOKED THTS Y I DIDN'T GET IT BACK. THANKS ANYWAY

This villa was Great!! I would definitely recommend it to anyone. I will definitely return again. Clean and comfortable. Great location in St. Ann. My family LOVED IT!!!

I must say that upon arrival, at first glance, the property seemed all that was advertised, and in many ways it was. There are some important upgrades that need to be done to the property to make it more livable and enjoyable. However, the customer service by Chris was excellent, from start to finish. He was so welcoming and pleasant that I somewhat overlooked the needed upgrades to a certain extent. Great host and excellent cook! Chris is a great guy. I would stay at this property again if certain necessary and important upgrades were undertaken; for, you cannot beat the customer service and its affordability.

Although it was a short stay, the house and grounds is beautiful. Property Manager Chris was very welcoming and helpful. Our favorite part was the pool. We will definitely be back for the next family trip.

This property was a bang for the buck. Itinial view was marvelous. I was disappointed that the Jacuzzi in the master bath was inoperable. Otherwise the home did what it was supposed to. I enjoyed going out and picking Ackee for breakfast or a fresh mango to snack on. Everything was well and if there were any concerns they were addressed right away.

I love everything about this property Chris was great the place was so nice quit and relaxing the mangoes were so delicious I am definitely gonna stay there again when I go back to Jamaica and I recommend 4 other people to rent from here

House manager Chris was a Joy, he assisted me in where to go and places to enjoy.

Staff was warm and went over and above the call of duty. Bedrooms clean with TVs. Property clean and spacious but badly in need of updating. Other guests are also accommodated on the same building which means there is no privacy! Property has lots of potential but work is needed. Pool needed painting. Best suited for persons who want somewhere average to stay whilst they explore jamaican. Would not recommend for persons looking for a private vacation villa.

From now on, this will be our go to place in Jamaica. We were there for our daughters wedding at a local resort. Mr. Appleton (the owner) and Chris (the caretaker) were beyond accommodating and helpful during this time. We held a dinner at the house for 30 people, and there was PLENTY of space. The pictures don't do the home justice in conveying it's TRUE size. Only the bedrooms have a.c. (which worked wonderfully), but truthfully, the house is built so open to air flow, it was rare that it got very hot inside. Each bedroom had it's own bathroom, which are very adequate. Good water pressure. The bedrooms are comfortable, although the pillows do have a case on them that crinkle alot when you move. All the TVs work and have American stations. The kitchen is sparse, but you have everything you need to cook, including a full sized fridge and oven. There is LOADS of seating, inside and out of this house. The grounds are gorgeous, and there was always somebody there working on things. The pool is wonderful, although I will note, it is not private. All guests staying on the property have access to it, and there are workman around almost everyday. It was maintained very nicely and had a hot tub (which we didn't use). Plenty of beach chairs and pool towels are available to use, just ask! There is a back gate that leads to a short walk (maybe 300 feet) to the beach resort behind the house. There is a pass Chris can give you to go there. The beach is right there, along with multiple small restaurants and bars. A few souvenir shops also. A few things to note: You must supply your own toilet paper after the first roll. There are no seasonings, sweeteners, coffee, etc in the kitchen to use. Bring plenty of bug spray and sunscreen. Bath towels and pool towels are provided, if you want to go to the beach, pack a beach towel. If you have a reason to (or even if you dont), arrange to have Cleevis cook a meal for you. He is fantastic. Ask for the fried chicken! We would like to say thank you to everyone who was so nice and gracious during our stay: Cleevis, best dinner ever! Villa Patiently Waiting was superb! We stayed in Negril at a resort for a few days then ventured over to Ocho Rios to a beautiful, relaxing villa. It was a pleasure dealing with Mr. Appleton & thank you for always replying & making it easy. Chris, the caretaker was there to greet us as he said he would be, and he was awesome our entire stay. He was always available if we needed something. Everyday, Chris and the landscaper were on the grounds, hard at work making the property spotless and beautiful, as was the maid too. The villa was very clean and perfect for the 6 of us. We spent time in the pool everyday, and enjoyed listening to the waves at night. Unfortunately, The Riu next door was under construction so there was a lot of noise, but it didn't stop us from having a great time. We loved Bamboo Blue that you can walk to only 5 minutes away. Private beach, bar, & restaurant. Great drinks and service. We wish they hadn't had a private event that weekend or we would have been there every night having drinks on the beach, with a bamboo fire, listening to the waves and reggae music. We also visited Dry Dock that was okay. We didn't eat there but had a drink and interacted with the locals which was fun. We walked to Scotchies which had great jerk chicken and ribs, and very inexpensive. While we were there, we went to Dunn's River Falls, ziplined & climbed the falls, a must do while in Ocho Rios. We also rafted down the Martha Rea river on bamboo rafts which was fun & relaxing. We learned a lot about the vegetation and such around the area. You can talk to Chris about getting a driver to get you to all of these places. Our only recommendations for the property would be to have more fans in the living room & kitchen areas as it gets super hot inside. We also suggest keeping some simple spices in the kitchen, chair floor protectors for the dining room chairs cuz they squeek, and door stops for the doors to stay open to flow the air through. Everything else was great, and we will definitely keep this place in mind for a future trip. We already talked about coming back before we had even left. Thank you to Alvin and all of the staff for your hard work for us to have such an enjoyable stay.

The place is exactly as shown and described. The kitchen had all the necessities and more. My children loved the pool and the strength of the wifi. The beach was very close. The location is very close to Ochi but far enough for us to relax as well. And most importantly, Chris - the caretaker, was always friendly and accommodating to all of our requests and needs. Thank you for allowing us to stay at your beautiful home.

I rented the entire property for my family for a 5 day stay at the end of June, during which we hosted a family reunion gathering. Everyone had a really good time. A few have already asked me for the rental contact info. The on property manager/ care taker, Chris is very approachable accommodating and helpful. Less than 1hour of arriving everyone was situated, relaxed and he checked in with all of us to make sure we were ok. He offered his number to be called "anytime for any reason" but we got so comfortabe that we would go to the back door and yell his name. Thanks Chris, your courteous service was a big part of the experience. The pool was fantastic and well cared for. We enjoyed the fresh juicy mangoes right from the trees and the beach is a very easy 5min walk away. A lovely peaceful exprience. Will be back.

Villa is really close to the beach in secured community, 10 min to Ocho Rios by car. Chris was amazing helping and guiding us throughout our stay!

I have been to Jamaica a few times now. its beautiful. Sometimes the accommodation has not been quite what one would've hope for. Here we had no complaints, the staff, the service and the food were excellent. Plenty to do and see in the surrounds. Treat yourself, we did.

This was one of the best accommodation services I have ever experienced. From before my trip started, The Owner Alvin was very helpful with any queries I had without hesitation. Very lovely person and easy to contact if needed. On arrival of the villa we were greeted by the Caretaker Chris, Who was very polite and gave all the necessary information about the duration of our stay. Throughout our stay Chris was an absolute star, he gave 10/10 service. He went above and beyond to ensure all our needs and wants were meet to the best of his ability and always with a smile on his face. We also had the pleasure of using the service of the Chef Cleavey. Such a lovely man, very welcoming also and his standard of cooking was excellent. He was happy to prepare what you wanted upon request. The villa itself was superb, and at a very high standard, what you see in the pictures is exactly what you get. I had such a lovely time and cannot wait to book my next visit here again.... So Big Thank You to Alvin, Chris and all the staff at Villa patiently waiting.

We had the most fun staying here. The staff and other guests were friendly, the scenery is breath taking and the food exceptional. my only gripe is time seems to go so quickly when you are having fun and enjoying life. We will return.
