Beds were cosy. Nice bathroom and handy to have an extra toilet downstairs. Kitchen was well equipped.
Photos are a little deceptive as it looks bigger than it is. There’s no Welcome/Info Pack which would help with things like how to use the TV, what’s the Wifi password etc. We had a message at 23:45 the night before we left to tell us what we should do with rubbish the next morning! Again an info pack would avoid this.
The furniture may be in keeping with the property but it’s not comfortable at all! The small sofa looks nice but is very hard and uncomfortable. The chairs are quite wobbly and we were too scared to sit on them incase they broke!
One side of the wall behind the bed in the bottom bedroom is damp and plaster is coming off.
The basement “games room” smells musty and damp.

The cottage is located directly on the promenade and is a very good starting point for beach, hill and town walks and further activities. There are many pretty details in the house, which also make up the charm of the house. From the 1st and 2nd floor we had a nice view, primarily at the amusement park, unfortunately less of the sea. There's a kicker in the basement, which is really fun!
Our host Adriana gave us a warm welcome and was very nice and helpful. She helped us with some relevant questions, as there was no introductory folder with information about the house available.
Located directly on a busy road, it is noisy during the day and also at night, even with the windows closed, especially weekends. No windows can be opened on the ground floor/lower bedroom. Unfortunately, the couch in the living room and the double bed are saggy and not comfortable. We would have appreciated a folder/overview with some information about the house and environment, e.g. what needs to be considered, waste disposal, windows, WiFi, TV, parking, excursion destinations, restaurants etc.
Important notice:
▪︎ The stairs are very steep, nothing for the elderly or little children!
▪︎ There is no parking at the house. You have to park in one of the paid car parks (£11/day). We couldn't find free parking anywhere.
▪︎ Garbage disposal: we were asked to dispose the rubbish in the public bins on the street. We refrained from doing so after an notice from a local resident.

Delightfully furnished and well equipped, with bay windows , the views of sea, Stade and street, are endlessly entertaining. Not suitable for anyone with mobility issues and very small children, older children will delight in the basement games room. n.b. four storeys ! Surrounding facilities, a treat.
Opposite the middle island of the lake, where GPS places it, and among even number houses, with front door , sideways on, it is difficult to find. ( Next to The Codfather fish and chip restaurant. ) Downstairs bedroom always blacked out by necessity. Stairs, a problem.

Everything! It’s the perfect little house lo Ayers opposite the beach, an amazing building from 1790 or so, decorated to detail and with all the amenities you need!
As is a period property the windows are single glasses do it’s a little noisy on a Saturday night. But it what it is, it’s no one fault.

The location was perfect. Right in the heart of Hastings Old Town.
The place was tidy and well presented but still retained an authentic look and feel.
The Stairs.. Wouldn’t recommend anyone with a knee complaint to stay. Although there is a bedroom and toilet on the lower floor. the shower is at the top.

sofa was a little hard and uncomfortable and there was an issue with putting the rubbish in the bin outside (as requested to do) when a ‘local’ was incredibly verbally abusive towards us.

very well presented, clean property. good quality bed linen,towels etc. Well equipped kitchen and excellent shower. quirky decor. excellent location for exploring Hastings old town.
The , small , sofa. it looked lovely but was very uncomfortable. Also the upstairs bed needs a new mattress. sags in the middle, despite huge mattress topper. Also, be aware the 3 flights of stairs are all very steep.

Mini wines and local bakery biscuits left for us which was a nice touch.
Ideally best for 2 people as only one 2 seater sofa and although other chairs they were not the most comfortable (another 2 seater sofa would be ideal).

Full of charm and character. Had everything that we needed for our 3 day stay. Excellent location in the heart of the old town. Sensible pricing.
Both bedrooms listed as 2 large double beds but the second double bed (downstairs) was 2 x singles pushed together and there was a gap in the middle. Would have preferred a proper double, but no big deal.

This is a charming character property located in a great location.
The owner was very responsive to any questions and a great deal of thought and consideration had been given to every need (including a sewing kit when I lost a button!)
The property was always lovely and warm and it was only a brief walk to a pub; we really liked The Cutter we found the team very welcoming.
Whilst there wasn’t any dedicated parking (which we knew about before booking) it really was a short walk to Pelham Place and the vehicle we left there was perfectly safe.
For a short getaway break we couldn’t have asked for anymore.
A great deal of road noise; sometimes we thought we’d left the windows open.
Having had a period property previously we are conscious that certain restrictions prevent modern replacement windows being used, maybe some secondary double glazing to reduce the noise whilst retaining the character of the property would be beneficial.

Very well presented bijou historic cottage on 4 floors just yards away from all amenities and charming old Hastings street to the rear & with excellent central heating & bath/shower & two toilets.Spotlessly clean throughout, well equipped & with nice welcoming gestures e.g. wine, chocs, tea coffee supplies etc. The proprietors have made the very best of their property. Good views of the sea from the top floor bedroom (but there are now negatives, see comments below). Well-equipped neat galley-style kitchen.Additional fridge-freezer, washing machine, ironing board etc in useful, heated, basement with football machine which was great. Very comfortable beds with toppers. As advertised, the stairs are steep: historic, quaint & perfectly fine for the able-bodied albeit potentially tricky & daunting for those with poor knees or bad backs.
Since the photographs advertising the property were taken, a large roller-coaster and big wheel have been erected just beyond the boating lake opposite the cottage. A poor decision by the Council, this sadly obstructs the view of the sea & gives the immediate environs a more "Butlins" type atmosphere detracting from the otherwise historic & fishing-town feel in this part of old Hastings. We were particularly looking forward to enjoying the advertised "terrace/patio" but this proved to be a big disappointment. Such a description of what is actually a 9 x 2.5 foot platform forming part of the steps up to the front door at the side of the building, flatters to deceive! It would be difficult to fit a couple of small chairs (not provided) on this little platform & if you did, the view immediately in front of you would be of customers dining outside the fish & chip shop next door - not of the sea. Parking is simply a nightmare. Go by train. The property doesn't have (but really needs) a residential parking permit. Expensive meter parking (0900-1800) when available on busy road immediately at front of cottage (about £12 for 4 hours if you can get the meters to work). £9 for 24 hours is much better value half a mile away. When loading and unloading you can chance your luck with traffic wardens by parking on the bus stop immediately in front of the property but it all feels a right hassle.

The only bugbear was the bed downstairs being 2 singles fixed together.Found ourselves rolling into the dip during the night,but all excellent otherwise
