We had 2 unannounced visits in 2 days we were there. Someone called the property manager/owner saying we had a dog in the house. They threatened to have us removed from the house. Rules included no music after7pm and quiet time after 10pm. Weird/bad smell in living room/balcony area. One of the toilets was leaking. Even with all the negatives me and my family had a great time and parking wasn't too bad. Best thing about this property is the location.

Great location! Good neighborhood atmosphere There is a parking space in the garage, but it is very small, so if you have a large car it could be a problem, but there is street parking nearby. There’s no A/C, but there’s plenty of fans. There were boogie boards and sand toys, which was nice. Overall a good stay.

Great location to the beach and food.

Just steps to the beach and the all of the restaurants, shops, etc near the pier. Absolutely the best location we’ve ever stayed at in Newport Beach.

We loved the place . CLose to the beach. Restaurant's galore. There was more than enough room for everyone to move about. We spent most of our time outdoors because we went to enjoy the beach! But having a safe comfortable place to come back to is great.

Experience was great. Loved the location. Family enjoyed being so close to the beach. Grandkids had A blast. Great birthday weekend. Would stay here again.

Well, this may be a little long. First and foremost Ron was great to work with. He was always very quick to answer my questions and respond in a timely manner. Upon arrival we usually go grocery shopping since we are there a week. The stove was not working. We ate out the first few days. Ron had someone come and "fix" it but it never worked unless we used a lighter which was fine. Regarding check in....Ron did not meet us at the house as arranged, it was an older woman and she was 1/2 hour late (for us and the family below us). I still dont know who she was. The place is very small for 8 people but we knew that going into it. We are not there that much! But a few things from the beginning were unacceptable 1. 8 adults, 2 bathroom, 1 week.1 ROLL OF TOILET PAPER PER BATHROOM. When asked how we get more when we run out she stated "its a vacation rental, not a hotel". So remember to buy some at the store when you go. 2. She returned about an hour after checking us in to remind us that in one of the bathrooms there is a long rug rolled up in front of the tub and to NOT remove it because if water gets out of the tub it will leak into the unit below us! OK fine if it is a new problem BUT there was a typed out, laminated sign above the toilet explaining this process.....so you've known about it awhile and not corrected it? We left the rug there 3. 8 adults, 1 week August in California.....6 bath towels and 2 wash clothes. Numbers don't match. When I questioned her, we were told there is a washer/dryer in the garage (coin operated mind you). We knew we would need to pay to have stuffed washed but did not know it was nightly to wash our towels !!!!! We have rented in the same area every August for 6 years (last year we were 4 houses down from this one) and have never had a unit where the washer/dryer was not in our own space or had to pay. 4. (unfortunately did not take a picture) but my 21 year old daughter found in one of the rooms (where there were 2 beds, too tight to get a standard vacuum between the bed and the wall)... a pile of used disposable contact lenses so clearly the housekeeping staff did not look there 5. Large balcony in the back for all 8 of us but no furniture. Would be great to have tables and chairs out there for relaxing, meals, enjoying each others company. The front balcony (with the best view) could not hold all 8 of us. If these things dont matter to you, its a good place with awesome location...not for us!

Condo was spacious. Location was very good. The inside was a typical beach property, older and in need of a few improvements.

The location is super close to the beach. We felt safe with the kids going to the beach and not having to cross any roads. Cool shops and restaurants very near. I would have been great if the gas stove top would have lit up. We bought a lighter and that worked.

Do not; I repeat! Do not rent this unit! Landlord's paradise! Charge high rent and offer sub par lodging. Garbage under bed, refrigerator handle missing, all lamp cords cut in main room, couch had nasty odor.

Truly just steps from the beach. Great restaurants and shops…and everything is within walking distance!

Very nice and accessible location.

Cleanliness had gaps. Many signs about penalties for getting sand in the bathroom tubs, showers, and sinks. A $250 penalty for changing settings on the TV. The owner called to the end night to pass on a complaint from the downstairs occupant about the child with us making too much noise. The child is an infant under 20 lbs. This was disturbing to our family and fully unjustified.. The owner said he was trying to keep everyone happy; of course, he made everyone unhappy by catering to unrealistic expectations. Will not recommend it!

This was the perfect size and location. We had a drinks and dinner on the deck overlooking the ocean. We could walk everywhere. Ron was very responsive.

Overall my family and I had a wonderful stay we loved the location and everything was very clean. There are plenty of places within walking distance to eat and the best part is how close it is to the beach. This was a great spot for me and my family to have a mini vacation. We will definitely be back!

Great location. Close to sand. Slept 6 adults in bed comfortably. Kitchen left something to be desired. Knives very dull, no olive oil or anything even salt and pepper. Common area fine but not too spacious and rug dirty. Good deal for location.

This property is in such a great location right near the Newport peninsula! We had two families with small kids and it was awesome to be able to walk to the beach, restaurants, bike and surf rental shops, etc. The property is in good condition. It's not a luxury property, but it's not priced like a luxury property and worked just great for what we needed. Overall, we really enjoyed our stay!

Loved everything about this house & location

This location is literally 5 steps from the beach. House was very clean. Landlord was very hands on helping us. We will be staying here every year!

We stayed here for 2 weeks (July 11-25) with our 7 kids. An older home but very clean with newer carpet in the bedrooms and had an awesome view from the front balcony to the beach! Has another large balcony in the back off of the bedroom with one queen bed and the bedroom with two double beds. Those bedrooms were a bit small and shared a bathroom, but it was fine! The other bedroom with the two queen bedrooms was technically the master bedroom with the additional bathroom inside of it. I would’ve have liked to have understood the layout a little better since my husband and I had the bedroom with the single bed and shared a bathroom with the other kids, but we didn’t mind, just may be important to some people. Great location to walk over to the beach! I’d say the only downsides were the garage is very small and you share the one spot with the renters on the lower level. We had a suburban and it didn’t fit (was too long to close the garage door)... but even with two cars parked it’s pretty tight to squeeze the cars in and then try to get out of the door once parked. There is parking on the street in front (which is also super tight to squeeze a large vehicle into parallel park so you need some skills haha and hard to come by since most people parked there are staying in the homes around there, but you can watch and stalk to get a spot! We brought two cars down so we had to use the street for one. You have to move the cars Thursday morning for street sweeping by 830 but then can park back there as soon as the sweeper goes through, you don’t have to wait till 1230 like the sign says. Also the laundry is shared in the garage and takes quarters for a heads up, and there is no ac... which didn’t bother us cuz it was actually the coldest July we’ve been and were cold coming from the hot desert! But on hot days it might get kinda toasty being upstairs. They did have two working fans to help cool the house down. The only other downside was the back of the house (where we slept) backed up to the Newport hotel, which got kinda loud with the gates slamming and such all night, I just wore earplugs though and it was fine! 😂� LOTS of sand toys in the garage and 3 beach chairs there to use and I think 4 bath towels and 4-5 beach towels. Great amount of kitchen supplies, just no spices... but usually we get all that stuff once we arrive anyways. Ron was FANTASTIC to get quickly back to me about questions and such, even on weekends!! Would LOVE to stay again!!

As beach rentals go it was nice, around the corner from the pier and shops. Easy to take the kids for a walk or quick bite to eat. Only one parking space but we make it work, one issue is there isn’t a outside shower or hose to use. they provide a bucket to wash your feet, but with small kids it was a pain to keep it clean and all the sand under control. Had problems with the screen doors, kept come off the tracks. So the one to the balcony we kept it off. Told the maintenance lady who happen to be down stairs. If you have kids rent the bottom unit.

The property was nice could use a pain job and some updating. We were really annoyed with the cleaning lady that was there 3 times, 2 of which we’re not unnecessary, she cleaned upstairs only 1 time. If We knew she was coming we would’ve parked there but you have to go get someone out of the water at the beach, find them, and come back and move the truck in the middle of the day was ridiculous and bring all the kids back in because he was the one out there without all the kids. She was not very pleasant. When we would come home and find her at the washing machine was uncomfortable. The fact that we had to go buy sheets to sleep on the beds was ridiculous if someone had just told us we need to bring our own sheets. Instead we had to go spend the money on three sets of beds linens. Bathrooms were not very clean.

Ron is great to work with. Very quick to respond. Nice place. Good amount of space. Great value. Very close to beach and Newport Pier. We had a great time. Parking can be difficult if you have more than 1 vehicle.

Location was great but the lower level needs to be updated. Smells and looks old.
