Loved this house! The location was perfect, close to everything and steps to the beach. It featured a gorgeous small pool with Jacuzzi that was so refreshing after a day at the beach. We were a group of childhood friends on a girl's trip. The house was well equipped with plenty of towels, some beach accessories, as well as a cart to tote items to the beach (1/2 block) Communication with the host was great. There is a garage. The washer and dryer was nice to have! The elevator was great for luggage and groceries. The house is 3 stories to afford a magnificent view from all floors!

Lovely home property for couples or family, large enough for privacy and near restaurants and beach. Could walk to many places nearby and didn’t need to go anywhere else for much. Beach toys in garage were a nice surprise. The pool was pretty and it was private, but it was also so hot the water was warmer than you would normally enjoy.

The property was awesome! Loved the different levels and having an ocean view! You can walk to restaurants and shopping. Easy drive to other favorite spots. The space was awesome. Our only complaint would be the bed in master bedroom... mattress is way too soft. My husband and I had daily back pain because of it. I'd recommend the owner get a more "middle of the road: mattress... not too soft, not too firm :) Other than that, we loved this property!!

My family vacation was excellent, locationnof this property made it. Home needs alot of attention,
A) Water stains on ceiling in both bedrooms, family room and the worst was in the 1/2 bath on 3rd floor.
B) Crown molding peeling in family room as well as in master bedroom.
C) Both bathrooms need to be regrouted and need industrial cleaning lots of mold.
D) Exterior of house needs a good paint job.

You will not be disappointed! The location of this property is perfect! Only steps to the beach and the view of the Gulf from the upstairs balcony is spectacular. The layout of the house works for all and the backyard pool is wonderful for cooling off in the afternoon. The only minimal issue is the cleanliness of the property. It could really use a thorough deep clean and some attention to detail. Overall - a wonderful vacation experience!

We chose this property because of the excellent location and private pool. It did deliver on both those fronts. However, Upon our late night arrival we found the property to be incredibly dirty. So much so that I emailed the property manager right away. The bathroom floors and showers were full of hair. There was so much dust on the ceiling fans that we couldn’t turn them on in fear of it falling. The kitchen was a wreck with food particles everywhere. The floor through out the house looked as if no one had mopped in a month. Many items in the house were in disrepair including the elevator that broke the second day. The couch and beds were so broken down and need replaced. Flaking paint on the ceiling’s, unsafe deck looking over the pool, trash and debris littering the garage, pool deck is unsafe, mold around the air vents, bathroom toilet didn’t flush right, the grout is broken and missing in the master bath, and old well used linens, is just the beginning. The pool was dirty and needed swept and the outdoor grill still had a piece of old salmon in it. I read some reviews on here that were similar to mine and didn’t believe them. It was really unfortunate that we wasted our money on this property. The property manager was responsive and apologetic, but it is very obvious these reviews haven’t encouraged them to step up their game and take better care of the property. Richard did have a cleaner come out the next day to spot clean some areas. Don't Waste your money!

Property was everything promised. Great quiet location, clean, well stocked and comfortable. Nice to not have to go out and buy cleaning supplies, soap, etc. Walking distance to restaurants, shops and free trolley. Just a short walk to beach with nice views of both sunrises and sunsets. Property manager was quickly responsive to questions/issues. Would definitely stay again.

The property is so close to a beautiful beach that I didn’t even get winded walking there with all my stuff! Also, very close to some great restaurants and shopping areas.

The house was great, we liked the heated pool and the terrace from the living room with a view of the ocean was amazing. The beach was really just a step away from the house. Rick was very nice in communication, he responded very quickly to any questions. The proximity of restaurants and shops is also a 3-minute walk. We liked the Italian restaurant (Vinny's Italian Kitchen), because we are Europeans. I recommend it to everyone. Thank you very much, we will definitely come back. Eva

Just a few things:
Mattress were real bad, sagging in my the center and more.
Green areas around the pool abandoned, were cleaned a day before I left.
Pavers around the pool uneven, a high risk hazard.
Heather wasn’t working., etc, etc.

The location of the property was spectacular. The house itself was good and plenty of space for us. However the house could use a refresher and overhaul. Nothing terrible but just could use a pick me up and some TLC.
Overall good stay at a good value with an amazing location.

We absolutely loved everything about our stay! The house was beautiful and had everything we needed. The location was perfect, a few steps to the beach, and close to all the restaurants and shops! The pool and backyard were so relaxing, and the entire family loved it! We plan on coming to AMI every year, and this will be the home that we book every time!! Thank you for a great vacation in paradise!

This is as close to ocean front as it gets. There is a clear view of the ocean from the living room and kitchen. We loved the layout of the place. The elevator was great for my mother in law who is in her late 70s. Very easy walk to the beach along with restaurants and shops. This is a great house in a great location!

We had a fantastic stay! The location and property worked perfectly for our family of four. Only a few steps to the beach with no streets to cross and walking distance to shops and restaurants. We also were very happy with the view of the Gulf from the balcony. The pictures don't do it justice. It was fantastic to enjoy meals outside and be able to watch the sunset without having to leave when the kids were too tired to go watch from the beach. The kitchen was well-stocked. The elevator was very handy when carrying in and out our luggage and bringing in groceries. Being able to park in the garage was a nice bonus also. Communication with Richard was great. If possible I'd give 4.5 stars. The only thing that keeps this from 5 stars is the need for some upkeep and a more thorough cleaning. We plan to stay again next year, as the positives FAR outweigh any negatives.

For once I think the pictures don't do this property justice. It's a beautiful duplex that manages to be very spacious. We traveled with our two boys (4 and 5.5yo) who had a blast! It is just a short walk to the beach and we were pleasantly surprised there were already sand toys, chairs, umbrella and even boogey boards for our use! The private pool was perfect for our little kiddos. I would highly recommend!

We’ve stayed at numerous rentals over our years of vacationing on AMI. This house was by far our favorite!! Location is unbeatable. Beach is a one minute walk from the house. Shops & restaurants within walking distance. House was great with beautiful views from every window & deck. Clean when we arrived & well laid instructions for check in & check out. We can’t wait to come back again!

We enjoyed everything about the house. The view was great. Thankful for the elevator bringing up groceries. Short walk to the beach. We did experience redtide while there. The smell on the beach caused coughing and was very hard to stay on the beach. (nothing the host could have done about this) Beautiful beach very nostalgic area.

Loved our stay here at Holmes Beach, the property was spacious and provided everything we needed. A little more attention to "detail" would give this property an "excellent" rating. Although the property was clean there were several details that were shocking, such as layers of dust on the ceiling fans in the bedrooms and cobwebs in the ceiling corners, un-vacuumed areas along the base boards on the carpet in the bedrooms and behind doors. Dust and dirt around the washer & dryer. Closets not neatly organized like you would expect. If I was the property manager of this property I would not feel like my cleaning people are doing an excellent job for the cleaning fee you are charging. Also, outside by the pool area, there are dead branches that need to be removed and cleaned up, although we didn't use it the pool was not managed and taken care of. There was a debris pile of branches on the roadside in front of the property that needs to be removed and cleaned up. These details are crucial "first impressions" that makes your customers feel a little disappointed in the selection of this property. I hope this is helpfull, this could be an "excellent" stay if the property was just looked after a little better.

Long time visitors to AMI but first time staying here. The location is really nice with a short/easy walk to the beach along with easy walking distance to a few shops and restaurants. The house was sized just right for family of four and service elevator for luggage made it easy to move in. Owner allowed early check-in since the place was cleaned and ready so that was a nice bonus. Sunsets were great to watch from balcony.
The place does have a few issues that need addressed: Master shower is missing door seal and allows water to leak all over the floor. Toilet handle is quirky and leaks if not set right. Refrigerator water dispenser leaks water on the floor when you open the freezer door. cable box in master bedroom does not work. Pool (as others have mentioned) does need cleaned more often. Dirt & debris were a constant battle and not sure the filter really works properly. Overall not too big of issues but property is in need of some maintenance.
Garage had (2) beach chairs and an umbrella that we were able to use. Surprised there were no beach toys for the kids or cooler for the beach but we bought them while visiting and left them there (hopefully for next guests to use)

We had an amazing time. The house is in an amazing location. We loved checking out new places to eat close by. All of them were crazy amazing!! Definitely have some new favorite places for next time. We also loved having a private pool.

Beautiful view
Great week visiting AMI. For the most part, we enjoyed staying at the condo. The unit was pretty clean but could use some maintenance. Two of the bathrooms had issues with water leaking—one from the shower door not sealing properly and the other from the toilet. We followed instructions from the property manager, but the toilet still leaked. Also, several of the patio doors on the upper level would not open unto the balcony. We also attempted to contact the property manager several times during mid-week and never received a call back.
The best thing about the condo was the view from the upper floor and the porch.
Very relaxing. Also, the location to the gulf was very close.

AMI and the livin' was easy ~~
We thoroughly enjoyed the beach house, inside and out. There are 3 floors, connected by a stairway and an elevator. The third floor is the living area, dining room, kitchen and powder room. There is a lot of daylight from the many windows and a nice view of the Gulf. The kitchen is well equipped with dishes, glasses, cookware & utensils and appliances. We loved having coffee and breakfast on the balcony. The second floor has two bedrooms and two full bathrooms. Even though we are just a duo, it was nice to spread out. There is a sitting area outside the master bedroom. The first floor is the garage and the pool. The pool area is nicely planted and designed so it feels like your own private oasis. The water was clean and just the right temp. This was our second favorite place to hang out. Our first was the beach. The water was calm and clean and the beach is not very crowded. It’s only a few minutes’ easy walk. We swam every afternoon and returned for the magnificent sunsets! You might say “the livin’ was easy”! We look forward to returning. Also a big thanks to the hosts for sharing this place, making it so livable and being very easy and responsive to deal with.

This house was perfect for our family of 4 to have a relaxing week at the beach. Walking distance to the beach was perfect, the pool was great for my 2 kids to play in. There are also some shops, restaurants and access to public transportation a short walk away. The bedrooms are comfortable, the living room is spacious and the kitchen was well stocked. Gas grill by the pool was wonderful! Also the owner was very communicative and responsive to our questions even on a holiday weekend. All in all, I would highly recommend this place for any couple or small family looking to get away to the beach.

Beautiful location
We arrived early, not wanting to rush cleaning people but it was a long drive so we sat by the pool. The place wasn’t as clean as I would expect for an expensive cleaning fee. Master bed could be replaced, very worn. That being said, we loved the view of the ocean from our kitchen and living space. Elevator was nice to have because the 3 flights in the unit can be a lot after a long day. Enter on the bottom floor, bedrooms on second and kitchen and living space on the third. There was a beach umbrella, buckets and shovels and 2 beach chairs. Pool was nice. There’s a Garage to pull car in and out with a remote. Walking distance to shopping and restaurants.

Lovely house and location
Everything about this property was perfect. You are just a few short steps from the beach while having the luxury of a private pool. The house was clean and spacious. The pool was well maintained. The only thing I could suggest would be a little beach wagon to haul everything back and forth from the house to the beach and back. That would just be an added convenience.

Great location to the beach
This house is steps from the beach. The upper balcony off the living space is very nice, we watched the sunset every night. The house has plenty of extra amenities, blankets, towels, kitchen supplies, beach umbrella and chairs. The living space is more spacious then the pictures show. The owner was always very quick to respond to any questions before our arrival and while we were there.
The house could use some fixing and a larger cleaning crew.
