We had a great stay, the house was exactly as pictured and the reviews were all completely accurate. Communication with Samuel was easy and he was always quick to respond to my texts. We enjoyed boating over to town and we liked the quiet and privacy of the location. Mr. Senel was a great boat driver and he was always ready to help us around the house if we needed it. Don't hesitate to book this house!

Our family of 8 adored Casa de la Caye Villas. Samuel and Mr Senel’s family took wonderful care of us. The home is incredible and looks just like the photos. Mr Senel and his family are available next door for anything you should need.
The home requires a quick 3-min water taxi that is a complimentary service during your stay. It feels like we’re arriving at our own private Glass Onion. You text Mr Senel whenever you need a ride to/from town. The home and pooI receive daily service as well.
Samuel helped to organize all of our excursions from fishing, snorkeling, Caye Caulker, and a trip to the mainland for cave tubing and zip lines.
On the San Pedro town side, you can park your golf cart rental safely by the dock and/or walk straight into the heart of town within a few minutes. The dock is just minutes from the airport and Samuel helps to arrange all transport when you arrive and depart. THANK YOU Casa de la Caye!!

The house is lovely. The pool and patio are great for lounging and reading. The isolated location of the house across the water from San Pedro means that you do not have the crowds and noise and it is ideal for relaxing and low key activities. The flip side is that to do any activity or go out to eat or shop you have to be taken over to San Pedro by boat, which requires some coordination. While relatively easy to this, it does mean you are reliant on someone else. Senel, who pilots the boat, is always on time if you set a time for a pick up or drop off. The only place to eat on the house side of the water within walking distance is a small restaurant that was closed almost all the days we were there. There is a kitchen in the house and it easy to shop on San Pedro for snacks and light meals to prep at the house, but the kitchen would need more pans for someone who wanted to cook more. I would assume if that was your plans, you could ask the host for more pans etc as he seems reasonable to respond to requests. We did enjoy having a chef come out and prepare a meal at the house for us, it was excellent and arranged by the host at our request. There is no beach quickly accessible near the house, the water is right there but does not have swimming access. We had arranged with Samuel, the host, to have a golf cart that is kept at the San Pedro side of the water, which we used to go to Secret Beach. Overall, the house is beautiful and restful.

Samuel and Senel are exceptional hosts and exceeded the reviews we read about. I’ll leave it to you to read the lengthily reviews but the house was clean, met our needs, and they accommodated our requests beyond expectations. When we come back, this will certainly be where we’ll stay again. They will arrange anything you need, whether that is something as simple as ice, golf cart rentals, or a wonderful snorkel tour. Don’t forget to tip these folks for all their efforts because they are wonderful.

This stunning property has unique qualities for discriminating guests and is a pleasant one mile/five minute boat ride across a lagoon from the outstanding foodie scene of downtown San Pedro with its good and affordable restaurants, bars, resorts and shops. My family group greatly enjoyed a one week stay at this house in early December 2022.
Location: The curb appeal of this lagoon-side house is off the charts. The grounds are beautiful. The home is tastefully decorated and immaculately clean inside. It features numerous huge windows and a cute, little private pool. There are numerous porches on the first and second levels of the house affording spectacular water views morning, noon and night. The house sleeps ten, with two king bedrooms, one queen bedroom, and a nice bunk room with four beds in it. Believe there are four full baths and two half baths. One of the king bedrooms is in a separate apartment for extra privacy. The aforementioned lively scene in San Pedro, however, can be noisy and coarse at peak times with annoyingly heavy golf cart traffic. The isolation of this property on the sparsely populated far side of the lagoon can be a welcome respite after a busy day or a night on the town.
Service: This house comes with a dedicated boatsman/caretaker, Mr Senel. He is practically at the beck and call of house guests for about 16 hours per day.
Senel is available with his boat on a moments notice to shuttle guests to and from San Pedro in five minutes to access all the fun activities of San Pedro. He also cleans the pool daily and is readily available to trouble shoot small problems with the house and grounds, e.g., firing up the BBQ grill or unclogging a toilet. Additionally, a very convenient "quasi-amenity" that comes with this house is the fact that an independent restaurant called the Coconut Cafe is located less than a ten minute walk down the shoreline. At those times when it's not favorable to cross the lagoon it is a super convenient and scenic dining option especially for breakfast or lunch.
Highlights: We spent several hours each day lounging at the pool and porches without ever leaving this house. But during our week stay we also arranged excursions through super-host Samuel Gomez to snorkel at the Hol Chan Marine Reserve and go fishing inside the reef. We also rented a golf cart to drive to Secret Beach. Favorite restaurants in San Pedro included Elvi's Kitchen, Ramon's, Blue Water Grill and Palapa Bar.

This property is spectacular! If you are even considering it just book it! The house is located directly across the bay from downtown San Pedro, but you can request a boat ride at any time of the day from Senel (the boat driver) or Sam (the host). Sam was fantastic at communicating any question that our rather large group had, 11 of us in total. We had plenty of room in the house and enough bathrooms for everyone. The pool was clean and the entire ground were very well kept. The staff made my bachelorette trip an absolute dream, could not have been better!!!

Sam (and the kind boat driver Senal) helped us navigate Covid tests, travel too and from the airport and shuttled us on their small boat too and from the house to mainland. Ambergris Caye is shaped like a horseshoe, with San Pedro on one side and this beautiful Casa on the other (as well as Cococnut Cafe - a must visit, the only walking distance restaurant, delicious. August the bartender is amazing.)
Sam’s wonderful wife surprised us with 30th birthday decorations and a cake upon our arrival! They were wonderful. The house was it’s own secluded paradise with a gorgeous view and plenty of room to frolic.
Advice -
1) Bring more cash than you think!! It’s so important to tip the locals who help you during the stay. Cash is king on the island.
2) Plan your days. Eat local food.
3) Use Sam to book your adventure - he’ll make it easy and fun for you.
4) Hire s local chef to cook dinner for your group for a night! We recommend a woman called ‘Marfa.’ It costs the same as a nice restaurant on San Pedro.
5) Buy liquor at Belize City duty free!

Great stay, location and host!
We had a wonderful trip staying at this property. We were a bit worried at first about having to boat back and forth from the house to San Pedro, but that process was super easy and we had access to a private boat captain to shuttle back and forth 24/7 whenever needed! Definitely recommend staying here! Samuel was a great host!

Our host met us at the airport and arranged a taxi to the pier. He helped us reserve jet skis for our first night and they were on time and ready for us to begin. He helped us book a private chef which was delicious and well coordinated. He even helped me order a cake for my birthday. He is always attentive and respond in a timely manner. Highly recommend his villa for any occasion!

The property was beautiful and we felt so well taken care of the entire trip. Their communication was amazing and we truly couldn’t have asked for anything more. We would highly recommend this property and team for anyone’s vacation or get away. This trip had been a dream of mine for many years and I feel like choosing this place to stay was a huge part in making it come true. We were not disappointed and would definitely stay here again. Best VRBO Experience!
This was by far the best vacation rental experience we have had. The property manager, Sam, was fantastic in answering all of my questions (and I had a lot!). From arranging our arrival and departure, taking us for groceries and setting up last minute all day excursions and scheduling our Covid tests, it was completely first class service. Senel, the boat captain, was wonderful with all of our trips back and forth to town. The house itself was absolutely beautiful! We could not have asked for a better experience and are already planning on returning.

We stayed one night because the house was NOTHING like described. The house was on an abandoned island with a bonded buildings. The only way on and off the island is by boat who is driven by an older man who we assumed lives in one of the abandoned buildings. Every window and door in the house had a crack, with signs saying “do not open”. Which defeats the purpose of getting a place on the beach. Bugs in the freezer, dirty dishes, and rodents crawling around the bathroom. When we asked the host to have someone come in and clean, he sent a woman with two dogs that urinated on the patio furniture and then cleaned themselves by jumping in the pool. The “housekeeper” then proceeded to only wash the dishes and not clean the rest of the house.
We requested a chef to have surf and turf our first night there, only to be given cold, dry baked chicken with some sort of fritter. We were also advised that we would have a potato casserole (en-route by boat) that never seemed to arrive. We also requested groceries to be stocked prior to our arrival, only to be charged $75.00 USD for two boxes of EXPIRED pancake mix, what we could only assumed was orange juice in a container, old fruit and vegetables, two loafs of expire lid bread, 12 pieces of bacon, a small bottle of oil and syrup and several
canned goods which weren’t in the home. All of this which is supposed to last seven days for six people. In addition to all of this, the host didn’t respond to texts and only wanted cash for each transaction. We immediately found different accommodations the next day. We slept at the property only one night.

VIP treatment
The minute we meet Sam we immediately felt like a super star. He grabbed our bags and whisked us away to our boat that was waiting for us. There we had the pleasure of meeting the sweet, amazingly strong boat captain, Senel.(he helped us carrying a lot of crates full of beer during the week.) :) It was a 3 minute boat ride to our private beach and were amazed at the beautiful house. It was perfect for our family of five. We enjoyed the secluded feeling of being away from the city. We loved star gazing in the pool at night. Since we were away from the city, the stars were really bright. The kitchen was fully stocked for our needs and we wanted for nothing the 10 days we were there. Our sweet housekeeper, Rosie would slip in and out to refresh our towels without us even seeing her. We truly felt like VIP thanks to the great service we received from everyone. Can't wait to book this house again!!

Amazing Home, perfect for several families
We loved everything about this home! Was perfect for three families with kids. Pool and house were neat and clean. Sennel, Rosi and Sam were all amazing to work with and ready to help with a simple text or call.

Wonderful!
Two families with 5 teens found the home clean, (housekeeping was excellent) roomy and perfect. We enjoyed our stay and had a wonderful time. The staff, Rosy, Senel and Sam were very attentive to our needs(fresh linens, towels, recommendations for excursions, restaurants, etc) requests (cooler) and rare complaint (dog barking). They transported us to San Pedro whenever we asked without any problems. Secret Beach transport and experience was very nice and the food at Secret Beach that Sam suggested was delicious. We would definitely stay here again and really enjoyed Belize. Big thanks to all the staff-Highly recommend!

Great place!!
We traveled with a group of 10 to Belize for my daughters 16th birthday and it was AMAZING! The house is gorgeous and the people are awesome!! Samuel and Senel are wonderful, Senel was always ready to take us back and forth and Samuel answered all my questions to make our trip very comfortable. We loved everything about this trip and can not wait to go back!

Simply perfect!!
We spent 10 wonderful nights at the Casa de la Caye Villa in January 2019. Our group was comprised of 6 adults and 4 children. The kids ranged from 5 to 10 years old.
The vacation started off with Sam meeting our group at the airport with both a van and a golf cart to transport our group. We were taken to the Marina and jumped on a boat that took us across the lagoon to our villa. In order to get to and from San Pedro you have to take the boat.
You will get very acquainted with Senel who lives just moments away from the villa. He is both the boat captain and the maintenance person. He is quiet, but if you speak any Spanish you can get him to open up a bit!
The one downfall to Ambergris Caye is that there really isn’t any beaches, so a lot of time was spent in the pool for the kids. Because we were out and about a lot we didn’t spend a ton of time in the villa, but the time we did spend there the setup was perfect for us. The adult rooms were spacious, and the kids room, with the bunks, worked out great.
The villa is set up with a local cell phone that allows you to call Sam for whatever your needs are. The phone is preloaded with a certain amount of time, but we used it the entire time and never ran out of time.
There is only one restaurant near the villa, and if you visit the Coconut Cafe you won’t be disappointed. If you go into San Pedro for restaurants you have a much larger selection. I recommend lobster and shrimp pretty much anywhere!
All in all we enjoyed our stay at the villa and the people we dealt with on a daily.

This is a beautiful property!
Our group of 8 enjoyed this house very much. The set up was great for our two families of four and we all had plenty of personal space and room to spend time together, too. Samuel was extremely helpful (and patient) in helping us with our questions prior to our arrival and with arranging for our activities, including a trip to Secret Beach on New Year's Day without much advance notice. He's terrific! Senel, the boar captain for rides to and from San Paulo was always available when we needed him and often brought his son (what a cutie) along for the ride. Rose, kept the house looking great all week and was there every day making sure the house was cleaned and we had fresh towels.
We went on an ATV/Zip-lining/Cave tour arranged by Samuel and had a great time. We also did a scuba/snorkeling tour the the Blue Hole. We all enjoyed seeing it, and being able to say we swam in it, but be prepared for a long (2 1/2+ hours) and bumpy boat ride there and back if you decide to do it.
Samuel arranged for Shelley from Shelley's Cooking to be our chef two nights, including on New Year's Eve. She prepared delicious meals and it was great to come in after a long day out and have dinner ready - and smelling wonderful.
The only restaurant on the island is the Coconut Cafe, a 5 minute walk from the house. The food is great and the owners are very friendly. Just plan on plenty of time as the owner is the chef and they do not have a large staff. We had no problems with it as the view is great and we were not in a hurry, so it worked out well for our group.

Perfect Getaway
A group of girlfriends and I spent six days here the last week of November. We chose the place based on the online reviews and a recommendation from someone who had stayed prior to and could not have made a better choice.
Samuel was so helpful in all aspects of the trip. From the minute we booked he was available around the clock to answer travel questions, food questions, logistical questions, etc. He picked us up from the ferry station, arranged taxis, arranged and accompanied us on an amazing snorkeling outing and arranged private chefs for a few dinners while we were there. He made the entire trip so easy and stress-free, it was well worth it.
A couple of notes in general if you have not been to Belize, or to San Pedro...1) You can get to San Pedro either by ferry or by Tropic Air from Belize City. Sam picks up in San Pedro. Our party took the ferry (2 hours including wait time and one stop on the way) to San Pedro, and we took Tropic Air back to Belize City. That's a 16 minute flight for about $90 one-way. 2) Watch out for sand fleas, recommend NOT sitting by the pool at night! 3) Take cash. Everything is cash - all tips, the chefs for the house, tips for Senel and Rosie who take care of the house and will run you back and forth to town. You can use cards at the grocery store and duty free at the airport, and at restaurants, but for any service tips, etc. it's a pretty cash-based society.

Wonderful house! Very accommodating to our family of 9!
The house was a great size for our family of 9, 7 adults and 2 kids. Plenty of space both inside and out. The house was cleaned daily which was always nice coming back to a clean place. Would defiantely recommend the chef for a few meals as they know what is in season and definitely can cook seafood better than me. The personal guide for snorkeling is definitely recommended as he takes you to wonderful locations! Having access to a boat was wonderful and definitely made the vacation (trips to town, secret beach, snorkeling). A big thanks to Samuel for being so accommodating during our stay. His guidance regarding transportation, shopping, restaurants, tours, etc was so helpful especially for our large party.

First Trip to Belize
I would to thank Sam for providing a great experience for our entire group. We were very pleased with the top notch service provided by Sam and Senel. The property is beautiful and well maintained. Our housekeeping services excellent. We felt very safe on property and overall in San Pedro. We were provided multiple opportunies to going shopping and see San Pedro. Great property and management, I will definitely return. Great job, Sam!

Fantastic property with even better people managing it
The property was fantastic but i'll get into that later. From the beginning, Samuel was extremely helpful and friendly. He answered all my questions quickly and really had us at ease with renting the house. He setup our arrival transportation from the airport to the dock and from the dock to the house. He arrange our Blue Hole tour for us, arranged a private chef for three nights, arranged the Secret beach trip, and arranged our reef fishing expedition. Sam even arranged all of the grocery shopping for our first night's meal and drinks. On our first night in the house all we had to do was unwind and drink wine while the chef prepared our meal. It was amazing and all due to Sam's diligence.
The whole trip, he was our point of contact for any questions and was always available for us at the drop of a hat. He coordinated the boat trips to and from the island and we never had to wait more than 5 minutes to catch a boat ride anywhere. He was waiting for us at the dock at 5 am for the blue hole tour to make sure we got where we needed to be on time. He was really amazing.
We also got to meet Sam's family. His wife and two little girls, who were conveniently the same age as my girls, were charming and my kids enjoyed talking and playing with them.
Senel, the boat captain and property care taker was very accommodating as well. He was always available to drop us off in San Pedro when we wanted. Senel even saved our dinner one night. We were drinking and having a good time and he came by and mentioned that if we wanted to get dinner we shouldn't wait to late as many places close early on the week days. We all hopped on the boat and got some much needed dinner.
I can't say enough about the people managing the property they made the trip.
Now on to the house.
The house was perfect. The pool was always clean and cool which is perfect in that high humidity environment. The kitchen and gathering areas were comfortable and well appointed. The house had balconies everywhere and tons and tons of tall windows for sunlight and the view. The three main bedrooms were all suite style which allowed for great privacy. The kids bunk bed room also had its own bathroom and it provided a good separation between kid and adult activities.
If you are in the upstairs bedroom suite, the hot water takes some time to come on but once it does you can make it as hot as you can stand it.
Overall it was our best house rental experience to date.

BEST VACATION EVER!!
We came to San Pedro to celebrate my 30th birthday in April 2018 as a large group! We travel every year to new destinations, but this has by far been the BEST TRIP EVER!! The house was immaculate! Samuel, the owner, was amazing and accomodating from beginning to the end. He made sure our entire group had transportation to and from the airport to the home. He arranged an amazing chef that cooked a traditional Belizean meal and made us a key lime pie FROM SCRATCH! For daytime activities we did the catamaran one day and we rented golf carts to the secret beach an hour away the next day!! The secrets beach was beautilf and the restaurant on the water was great! The snorkeling on the catamaran was the best we've seen in many other countries. We saw sea turtles, eels, sting rays, and sharks! We will definitely be back!! Can't wait to come back to Casas De La Caye Villa!! Young millenials making amazing memories in San Pedro, Belize!
