Location is perfect Quiet little hideaway great for peak summer travel stays. Near beaches shops etc but not in the crowd. Dog friendly always a plus

Will definitely come back. Perfect location. The bay, the ocean, the pier, everything is close by but still away from the big crowds. The rental is clean and comfortable and well stocked. We ate most meals at the rental and there are plenty of dishes, utensils, pots/pans, etc. Rental also included essentials like salt/pepper, oil, dish soap, toilet paper, paper towels and small size shampoo & conditioner. Garage also had chairs, umbrellas, boogie boards, etc. This is a great rental!!!

It's been much too long since we stayed right next to a beach. This was the ideal location for beach, water & boat vistas. Unit was exactly as pictured, very clean with a lovely small garden at the back. The only downside was May was a bit overcast until noon or mid-afternoon. Easy walking to the Lighthouse Cafe, American Legion and other local restaurants. Definitely a return visit is on the horizon.

We loved the location, so close to walking to reataurants, shopping and pier/beach! Condo had everything we needed- SUPER CLEAN, and owner was verrry accommodati g- would highly recommend !!

This was perfect for me. Sadly my other family members could not attend but that's not on this property. Had a little noise from upstairs but nothing that was irritating me (footfalls, sound barrier not the greatest), but this property with the two porches and the view was perfect and peaceful. Next time, I'd like to NOT have to work and just enjoy and regroup. Kitchen had everything really, and although we didn't utilize the two bedrooms (as my other family members couldn't come), they were spacious and clean. I left earlier but again not on the property. Communication was quick and easy and I'd go back - absolutely! Thank you :)

We were very please with the house overall. The location was easy access to both the bay and the beach. It was easy to rent bikes and boards nearby and our kids could run and use the playground. It was clean and fit all 5 of us just fine. We cooked most nights and the kitchen and grill accommodated what we needed. Special note to bring/refill the propane if you plan to grill or use the outside heaters. That was one thing we missed on the instructions. However - there's many places close by to do so.

This is a beautiful property. It's like staying in a 5 star resort. It's immaculately clean inside and out, it's beautifully appointed, and the area is very quiet. We came with teenage kids and our dogs and we had an amazing time! It's such a great location! You can walk to restaurants, activities, and the beach. We will definitely stay again!

Given the extensive pre-rental contract & multiple emails stressing responsible use of the property, I was not expecting the unit to be in the condition we found. Nails were left in walls without decor, a toothbrush holder was on the bathroom floor to keep the door open, & a trash bag of old clothes was spilling onto the bedroom closet floor, leaving an unexpectedly shabby impression for the property. Also unknowable from the photos is the location of the public beach restroom immediately across the street. The presence of people loitering near the facility & scavenging thru the trash didn't bode well for using the patio and the fire pit. Privacy was also an issue, due to the choice of Roman shades on the front & rear windows. A different style of window treatment would have allowed renters to sit in the main room & not feel like one is on display if the shades are open.

Unit was well appointed and the view was magnificent. Convenience to beach was excellent. The problem was parking. The garage is too small. So you parked on the street. For 2 days we had a full size pickup and camper blocking our magnificent views; anther 2 times a construction pickup with a full backend did the same. When we went to the general parking and used a handicap space (we have a tag in the window) we were given a $62 ticket despite having previously checked with the police on our options.
Bottom line--great place but not one if you get stuck looking at OBJECTIONABLE vehicles as we did 4 out of 8 days,

We have been going to Newport Beach for years and have stayed at quite a few different properties. This is one of our favorites. The location is great and is quiet at night. You do not get the noise of the boardwalk or the boulevard. The property was very clean when we arrived and had everything we needed. There is an ice maker and sharp knives and plenty of plates/cups/utensils. We would definitely stay here again.

This is a great location, only 2 blocks to the beach and right across the street from the marina beach (great for toddlers). The property was clean, quiet, and had everything we needed.

We thought it was a nice beach cottage. We just thought it would be nice to have a couple of boxes of tissues, quart sized baggies in the kitchen, oven mitts to remove things from the oven, and the 1/2 sized sponge seemed a little cheap. and there was no laundry soap there. We would love to stay there again sometime without going through VRBO and go direct.

We absolutely loved our time at Casa de Balboa! It was so relaxing. My husband and I really enjoyed the patio. The location was close to great shopping, restaurants, and most importantly, the beach! The property was SUPER CLEAN, which is extremely important to me. Our dogs were happy that it was private and quiet. We will absolutely stay here again! Thank you Pam!

This was a beautiful apartment with absolutely immaculate housekeeping and fantastic bedding and towels for comfort and luxury. The kitchen appliances and dishes were also really nice and new. I felt like I was staying in a medium to high end hotel suite, on those counts. It does have some older beach chairs and things you can use in the garage so that was really handy. The communication is a lot - many lengthy emails, but I’d rather have that than not enough. The location is great in that it’s three very short blocks to the ocean side and the beach is enormous and clean. The bay side is right out the front door, which brings me to the only flaw with this property, if it’s even something that bothers you. Despite it being at the end of a road, this street is excessively busy. It’s a staging area for the rental kayak shop around the corner, and for people coming to use the calmer bay water for paddleboarding etc. There is a tiny dock at the end of the road and a public bathroom across the street. Altogether, this setup equals a LOT of constant traffic and noise from city vehicles maintaining the dock and bathroom to people parking and unparking and unloading vehicles and turning around and backing up, to the guy hauling the kayaks from the rental shop up and down the street. If you’re looking for something quiet, this isn’t the place. If you really don’t mind all that activity, then it won’t be a problem at all! Given all that, I would totally stay here again.

Beautiful view of the boat passing by right from the family room window. Beds were very comfortable, kitchen well stocked, short walk to the beach with waves and a small beach on the harbor side right in front of you. Really nice patio for dining. Love the patio heater as well. Can’t go wrong with this choice.

Beautiful property and excellent location. The beds were extremely comfortable , the amenities were great. This condo had everything needed for us. We had 3 people you could comfortably sleep 4 not really any more. Perfect stay and will return.
