I flew from Alaska to meet up with family in Ruidoso. We chose this property for the open spaces (living room, dining, game room) to reconnect. In this regard, it was a great fit. Additionally, we liked the peaceful backyard with the incredible babbling brook! There were a couple of issues upon arrival regarding housekeeping and another before leaving, but management was courteous and timely in response. The most important point for me was quality time with family. Overall, we had a good visit!

Great place to stay for all ages. The property was close to everything Ruidoso has to offer.

We had a wonderful time. The home decorations are well done. Every spot has it's own unique charm. Owner is easy to get a hold of for any questions you may have. River was the best part for our family...we ate outside for as many meals as we could. We are already booking our next trip!!!

This home suited our needs perfectly. We were looking for a home base to host a large group of family members who were staying nearby. There was plenty of outdoor space for dining, visiting and play for the little ones. Beautiful, well-maintained, spacious home. We will be returning!

My family and I had a nice one-night stay at this property. Wish it could have been longer. There were 5 adults and 2 kids and plenty of room for us all. The game room is nice for family fun and the gazebo with the firepit by the river was an added bonus to enjoy. It is within walking distance to FunTrackers and not a far drive from downtown. We would stay there again.

The best aspect of this house is the house/property and the owners. The house is very tastefully decorated . The house was large enough to accommodate our group of 10. There is a massive game room in the middle of the house; the best part is that you can shut doors. The kids could be as loud as they wanted, and it never bothered the rest of the house. There is also a separate “mother-in-law” suite which is like its own tiny space. The house was well stocked with plenty of hand soap, dish soap, dishwasher detergent and even laundry detergent. We have stayed in rental properties all over and so many owners forget to include these things. Another unexpected item: the shower in the main house is AMAZING! There is ample parking in front of the house, and it sits far enough off the road that you do not hear any cars driving by. The backyard is straight amazing! There are numerous sitting areas, a small house for the kids to play in, and the cutest fire pit and sitting area right next to the most beautiful creek! The cold weather was perfect for smores and hot chocolate! The whole space is just beautiful, and I wish we could see what it’s like during the summer! The owners, David and Arlene, are very kind. Both are very responsive when asking questions through VBRO or even by text. They went above and beyond for us. I cannot express how pleased we were with their attentiveness and service. My only critiques of this property are this: be super careful when you heat the oven. My brother went to retrieve a cookie sheet that was stored beneath the oven after we had warmed it up and badly burned himself. There is exactly one closet in this house, which is not very helpful. Two out of the three bedrooms have beds that are super comfortable, however, the queen bed upstairs was not comfortable at all. Finally, the neighborhood that surrounds this property is a bit sketchy; to be clear, we had no issues at all and luckily there's a high fence to hide all that. However, there is a positive side to this as well: the property is so centrally located in Ruidoso. You can get almost anywhere you want to be in about 5-10 minutes. Overall, this property is amazing and I highly recommend it. We are in Ruidoso often as our family has a house there (it was pretty full with the wedding party), so I can’t say that we would be needing to rent another house any time soon, but if we did, we would definitely return here.

We thoroughly enjoyed our week-long stay at this property. It's clear from walking in that this sprawling, nifty home was created and added on to over the years, by a family that loves to spend time together. It's absolutely vast...at one point we had 2 adult couples, a single adult, and 2 teens, and everyone felt like they had their own wing of the house. The place is definitely eclectic, with much of the construction DIY, so expect to see very unique, one-of-a-kind stuff here. (Also expect a few small step-ups or step-downs while traveling from one end of the house to the other, so be certain that older folks who aren't so sure-footed move carefully from room to room!) The decor is also one-of-a-kind, with some truly beautiful antique pieces. The crowning glory of the house is, without a doubt, the back yard. The river runs directly through it, providing a gorgeous soundtrack if you leave your bedroom windows/doors open. The gorgeous recessed fire pit was a real treat. We brought our own hammocks, but there's a nice big one there. And you could literally seat 50 people at the variety of chairs/benches/tables back there. For pet owners, the property is pet friendly, but the backyard is NOT 100% fenced. (We found this out the hard way when our pup fled the house from a smoke alarm beeping that it needed a new battery, and he fled down a wildlife trail along the river and disappeared...only to emerge on the paved road a few houses down, thank goodness!) So be certain you are with your pup at all times when they are in the back yard. The location couldn't be better, close enough to "downtown" to walk, if you want, and only a few minutes to Inn of the Mountain Gods or Grindstone Lake. (Note that the place borders Fun Trackers, so in the afternoons, if you're at the house, you'll hear the racing go-karts, especially in the back yard. The upside to this is that you can walk around the corner to play mini-golf or race in the go-karts!) You won't find a property this lovely, river-front, of this size, that's pet friendly, at this price point ANYWHERE else in the region. We will be back!!

Opening shower door in main bathroom should be reversed. It was difficult and awkward getting in. Door would hit the shower head every time you would try getting in.

Great property with central location! Creek running through the back provided great entertainment for the kids. Floor plan is odd, but functional. The upstairs bedrooms are quite warm even on cool NM nights. Note that it’s right next to the fun center so the go karts can be loud.

We rented this property because it was so close to the river/creek and our elderly parents could walk out to fish. Unfortunately there is very small fish and apparently not stocked. Overall the property is very spacious and we enjoyed playing foosball and ping pong. This would be ideal for large family gatherings.
