We definitely felt welcome. Our stay was good and cozy.
Everything was clean with basic essentials. Walking distance from the beach was great! But I do recommend a wall AC unit. We had all the windows open and ceiling fans on during the day.

My family and I had a wonderful time staying 9 days on the Bay side with a gorgeous view of the harbor. Our only issue was a burned out lightbulb that we couldn't reach, which was replaced within hours of our notification. This was our first rental with Beachview but certainly not our last.

Can't beat being on the sand in Balboa Peninsula. We've spent family vacations in Newport for 12 years at another place and this is our new favorite.

The property is a great spot for a small family. Easy access to the beach and marina. Parking is crazy, but if you rent bikes, it is super easy to get around. We had a great time.

The place is in a good location. No view as described but the bay and beach are super close. Easy walk. Checking in was difficult and a bit confusing. The lock was super hard to work at times. My husband had to use 2 hands at all times. He’s very fit and there were a couple of times we weren’t sure we’d get in. The Wi-Fi SUCKED!!! We contacted the management group and they tried to fix it to no avail. We could use a couple devises at once in certain areas but still got dropped.

We booked this house very last minute and for our family of 4 it was a perfect spot. It’s about a 15 minute walk in either direction to get to the main hustle and bustle of Newport and/or Balboa. Very clean, easy checkin and out. I would stay again l! Thanks so much!

Awesome Little Rental with Great Vibes!
Rental was clean, plenty of space for up to 4 people. Location was superb for all beach related activities. Only SMALL complaints I have if you’d even call them complaints is that being at the mercy of street parking was slightly inconvenient but only once or twice (just walk or bike places and save the trouble) and the bed is quite dated and I really believe should be upgraded to a King size. All in all the rest of the experience was superb, so happy we got to stay there!

Affordable and close the everything
If you want to be by the water without paying enormous prices, this is the place to stay! Water behind you and the ocean just a few blocks away.😄 Close enough to hear the waves at night. Everybody was very kind and helpful at the Realty office. 😉 Thank you.

The home was conveniently located close enough to the beach, yet away from the chaos. The check-in/out process was quick and easy and the staff was awesome to work with. We had no issues with parking. However, I can see that it could be troublesome in the busy season. Overall, a great place to stay!! We will definitely be back!!

The location is great; however, you do share an important hallway with a door connecting to another property right next to the bedroom and sound carries majorly. We happened to have a multigenerational family with two very upset and loud kids Every morning on the other side of that door, as well as blocking all the walkways with their stuff.
There is no dishwasher and unfortunately, despite the fees there is a lot of responsibility before you leave (all the dishes, towels, bedding, trash taken out) and like others have said they really only provide bare necessities. Go get toilet paper and paper towels and toiletries and try not to need an extra towel.
Overall it was a good experience, I was able to do the extra things needed to make this space work but didn’t realize ahead of time I was signing up for that. Personally, I really prefer not to have to do so much at the end of a trip.
Also, the check in procedure requires driving to the office to show Id and to return keys afterwards. A lot of extra steps with this place.

Perfect for 2 people. Would have liked a dishwasher with the unit to ensure cleanliness and sanitizations of the dishes used. Had some issues with the alarms but those were promptly addressed by the property management.

This is really a lovely unit, with a well-equipped kitchen. It is perfectly positioned right between Newport Pier (with all the shops & restaurants there) and Balboa Pier (with all the shops & restaurants on that end). Bike rentals made it super easy to get around and do everything we wanted. Just cross the street to get to the small, very picturesque harbor beach, and a five minute walk (probably less than that) to the ocean on the other side. Drawbacks: you have to go up a narrow spiral staircase to get to the unit—difficult to navigate with large suitcases. You have to return the keys to the rental unit when you leave, which really is kind of a pain and not the kind of thing you want to do when you are catching a flight out. Would be so easy to just put up a lock box with code outside of the unit. Also, a pet peeve—the “house rules” include no eating or drinking in the bedroom! I found this a surprising one that I’d never seen before. If I want a coffee in bed or to snack on a late-night sandwich while watching tv, what business is it of theirs as long as I leave the place clean? Seems to me, if you rent a space, you should be able to use the space as you would at home, as long as you keep it clean and don’t damage anything. —all that said, the place is gorgeous, the local is gorgeous, and Bayview Realty is super nice. (Do NOT expect them to budge on check in or check out time, though—they won’t.)

The street felt safe and peaceful. Great communication with the management company. They are super friendly and work hard to make your pleasurable. As for some nitpicks: Wi-Fi was going in and out. The management company made it better half way through our stay by installing a Wi-Fi extender. It was better but still there were dropouts. Another nitpick is the check-in and check-out process: you have to drop the keys at the management company’s office (about 0.5 mile drive) at the checkout. And, if you do a late checkin (after 5 pm) then you have go to the office in the morning to check in. This was inconvenient.Overall, we really enjoyed and hoping to visit again in the future.

The property was clean, spacious and the kitchen provided all the necessary equipment for preparing meals. The bed was comfortable, it was quiet and the room had plenty of storage. We absolutely loved the location on a quiet street, with the beach right across from the condo. There were lots a good walks from the condo which we did every day. The on,y drawback is that the couch was not very comfortable for sitting. For me they were too soft and too deep. Dave & Susan

We parked right by the gate to unload/load and then found street parking nearby. Access to the bay-side beach is a one-minute walk. Access to the ocean-side is just five minutes. Nice value for the cost
Overall good experience. Excellent location near the ocean beach and a small bayside beach. Street Parking wasn’t too difficult for us (late June stay). No real complaints but one thing they could improve is to stock Kitchen better and revise knives that can actually cut (they were too dull).
