If you are looking for a no frills vacation, this is the spot. The house has great bones and was big enough for 6 adults and 4 kids. They loved the pool and fishing dock. Bring coolers for additional refrigeration.

This property was perfect for what turned out to be a not so perfect week in Florida. The weather didn't cooperate but there were plenty of activities for us right at the house. The kids played tennis in the rain and didn't mind that the pool was a bit chilly during the rain either. We all warmed up in the Roman Spa and enjoyed the pool table. There was plenty of room to hang out inside!! We will be back.

House was perfect for our get together. Large house, lots of rooms big common areas. Back yard was amazing, pool area is much bigger than the pictures. Stocked with fun things to do. River sunsets were beautiful.

Wonderful property for big families. We enjoyed our stay tremendously. Our youngest caught his first fish right off the dock! So many different options for fun at this house.

Had a great time with family and friends in the pool and on the pool table. We were with in walking distance of the beach and a few minutes from Cocoa Beach. We had a great time there

What an awesome house and property! We wished we rented for two weeks. We played pickle ball, kayaked and fished off the dock, watched sunsets. the upstairs covered deck was great. We barely went to the beach which is always beautiful and uncrowded. We plan on coming back to this house every year!

We were surprised when we arrived at this vacation spot and checked it out in person. This place was beautiful and perfect for accommodating large parties. The pool has a really cool shape with a sailfish embedded in the floor. A tennis court, racquets and balls included, with fencing in all the right places provided great entertainment for the kids. There is a nice, partially covered dock riverside which is great for fishing and launching kayaks, provided by owner and laid out dockside. We got some shrimp and fished morning and evenings catching trout, ladyfish, catfish. I’m sure snook and reds are an option as well. The property is on a large pocket in the river which provides wind protection keeping waters calm. Lots of docks as well as mangrove shorelines available to fish. The beaches are beautiful and only a few hundred yards away. Plenty of quality restaurants in the area also. Can’t wait to come back.

Great, large house right on the inland water and 2 blocks to the beach. Great pool, tennis court, kayaks and paddle board. Pool table. 3 bedrooms and 3 sofa beds. Kitchen facilities are adequate and it did take a few hours to get the house cooled offf but then A/C worked fine. We have stayed here twice and will again

We had a grand time. No, the house isn't perfect. But we had more than expected. My young adults never, ever, ever got bored. They always had something to entertain them, rain or shine. Pool games, kayak races, tennis tournament whatever. They are very anxious to return. That's what its all about!!!! Grand family experiences ❤️

Property is very spacious both inside and out. We had 11 people and never felt overcrowded. Lots of bedding and linens and the bonus items for the beach are great.

We had a great stay. Traveled from Oregon to visit family in Florida For Mom/grandma’s 90th birthday. Plenty of room for our large family to spread out with 3 living rooms. Spent a relaxing week lounging by the pool, Kayaking the river, Sunsets and morning coffee on the dock. Watched two different rocket launches from the beach. House is on a large lot with lots of privacy. Close enough to the beach to hear the waves at night.
Nice upstairs master suite with deck and rive views. Quirky en-suite Roman bath could be updated. Would be nice if it had a king bed. Downstairs master opens to pool deck. Other bedrooms have shall patio outside as well. Kitchen is tight to work in with more than two people but fairly well stocked with dishes and such…random oil/spices left by others and us. We donated 8 wine glasses as their was only 2. Bring your own Paper towels and dishwasher soap. Coffee maker was broke but we made do with drip style.
Bath towels are all stored in linen closet not in bathrooms so stock your bathroom before bed if you want a morning shower.
As per other reviews house is dated and in need of a lot deferred maintenance but once settled in you get used to the quirks and the space and view make up for it. We really had a great time and would love rent this spot again.

The location is perfect; the house is waterfront, and the view is superb; the beach is one block from the house. We enjoyed every minute of our stay. The house is charming and cozy...and the tennis court is an amazing perk!

I booked a year in advance, and did so with some trepidation based upon some of the prior reviews. Communication with the owner was spotty at times, but when critical, they were responsive. The property sits on a fantastic lot, with beautiful views of and a private dock on the intercoastal / river. We took out supplied kayaks and explored the paddling “trails” not far away. The tennis court is in good shape, and we played tennis and pickle ball daily. The pool is clean and really nice, but very cold at this time of year. The pool deck was a great place to relax and talk with family and friends - even during the cold snap, as it is sheltered from any wind and excellent sun exposure. The house is about 2.5 blocks from the beach, so we used the bikes and walked the beach daily. The house itself is spacious and laid out well to offer privacy to a number of people. While the appointments are dated, everything functioned well, and the kitchen was well-stocked with the kinds of items we needed, even for a big Christmas dinner (save measuring spoons and some spices). The heat and air both functioned perfectly (and yes, over our 10-day stay, we used both!), and laundry worked great. The beds and linens were very comfortable, and the WiFi signal was strong and consistent. We are clean freaks, and were happy with the condition of the most-used areas. All-in-all, we were very happy with our stay and with the property, and would consider renting again in the future.

Our experience was HORRIBLE! We never heard from the owner so we didn't know how to access the property. Now VRBO will not refund my money because they say the property owner has to refund it. Even though we can't get a response from the owner.

Perfect for our group!
While I would love to see some deep cleaning and updates done to this property, it really was a great spot for our family of 11. It’s in a quiet neighborhood and a short drive to the pier and grocery stores. The pool, kayaks, fishing poles and games kept everyone entertained. We saw dolphins and Manatees from the dock. It was a perfect spot to spend our 3 days prior to boarding a Disney ship for our cruise (Port Canaveral is 15 minutes away). I do think we will be returning to this house in the future. May 13-16

Snug Harbor
If you are wanting the perfect, peaceful location to stay this is the house. The river flows along the back of the house and the ocean is 2 blocks away. Nice house and large enough for 10. The house needs a good deep cleaning and all the drawers need to be sorted and junk taken out. There are some hot water issues upstairs but once you are in vacation mode this shouldn't matter much.

Spacious and well-located but has issues
We very much enjoyed our 4-day stay at Cocoa Beach. The spacious house and grounds provided plenty of room for our group of 8. We observed many large waterfowl fishing on the Banana River, and the beach was a short 2-block walk. However, the house suffers from neglected maintenance and could use a thorough deep cleaning. There were several lights that were not working, an issue that has been identified in reviews from prior years. Although the house appears to have solar collectors for both pool heating and domestic hot water, neither system was functional. The garbage disposal, the fridge water dispenser, and the kitchen trash can were all broken. For the price point, there were too many issues. It is unfortunate that this otherwise excellent property isn’t getting the care it deserves.

McFlaingle 2021 vacation
This property is laid out beautifully. Activities were readily available ( beach, lagoon, kayaking, swimming, games, etc.). WiFi access was difficult and reaching out for help was unsuccessful. The cleanliness of the property left much to be desired. We did a lot of our own cleaning to get started.
We enjoyed our stay and other than the above stated issues, we had a wonderful time.

Family Fun
My family enjoyed a long weekend at this beautiful property on the river. The pool temperature was perfect. We also enjoyed the kitchen and grille. No need to leave the house. It has everything to entertain!

Old house, nice location.
The house was not readied for guests in that the thermostats were set at 85 degrees and the temp. inside was over 87 degrees while 93 degrees outside. The owner called a serviceman and he arrived around 10:00 PM only to tell us there was nothing wrong with the system. It just rakes about 24 hrs. to cool down the house when the thermostat is left at 85 degrees . There was no ice in the ice maker and we had to buy five fans for the four bedrooms to make sleeping possible. The ceiling fan in one bedroom did not work and there wasn't one in another. There is considerable deferred maintenance on the 66 year old house but it is nicely located on the Banana River with a westerly exposure to the rear of the house. Seniors need to be careful due to the many changes in elevation and steps inside and outside. On the first day one member of our party fell at the front steps, fractured his arm and hit his head, after a hospital visit, he went home the next day.
Overall, we enjoyed the home, the pool and the sunsets .

Good location in a quiet neighborhood
We had such a fun week! Everyone loved the pool. Our older girls loved that it had a tennis court and that they could practice in the mornings while still on vacation. Plenty of room for my son to set up his batting net and practice for his district tournament. We seen dolphins while kayaking and just hanging out on the dock. The beach is a 2 block walk away. Its not crowded and there is plenty of beach stuff in the garage. Chairs, umbrellas, coolers, beach toys, etc. We had a family of 10 and had plenty of room to spread out and enjoy the house without being on top of one another. There are 2 pull out couches for extra sleeping space and a pack and play in one of the bedroom closets. We would definitely stay here again if we come back to the cocoa beach area.

Great family house!
We enjoyed all of the amenities this house offers, like a private pool, pier on Banana Creek with kayaks, bicycles, games, beach equipment, galley kitchen, big dining room table, multiple bedrooms and pullout couches, and multiple gathering places. Quiet neighborhood away from the touristy part of town made it especially nice. We would definitely stay here again!

Spacious, Fun, and Great Location
My 3 friends and I had a wonderful time at this property and would rent again. Tons of space and lots to keep entertained on property (pool table, board games, tennis court, kayaks). Property was well maintained and clean. Close to the heart of Cocoa Beach. Definitely worth the price. Coffee maker is a pot (not Keurig), which is good to know when packing:-)

Beach vacation
This property is a perfect location right on the river and a 3 block walk to the beach. The sunsets were beautiful viewed from the deck! The house is large and a great place for hide and go seek which the younger kids played a lot. The pool is beautiful and well maintained. It is not heated, but was ok for the cold blooded among us during this season. There are a lot of things to do in Cocoa Beach, but our kids enjoyed the beach the best so every afternoon was spent there. There were plenty of sand toys as well as a few beach chairs and boogie board in the garage that we could use. The kayaks were also enjoyed by those who used them. Great home big enough for 6 adults and 4 kids to not feel cramped. Albino was responsive to the two times we contacted him and got the situation taken care of. We have always dreamed of a vacation in Florida over Christmas break and this place truly fit the bill! There were suggestions that we make this a yearly tradition!

Every morning my daughter and I woke up to walk the beach and she'll during the sunrise, every night the sunsets on the dock were to die for. I got to kayaks in the bay with dolphins nearbye and one day kayaked right next to some Manatees a dream come true. The kids enjoyed the pool although it was chilly, did some fishing and caught sea trout and some catfish but not great fishing this week. Kids loved the pool table and took my littles for some awesome bike rides around the neighborhood. Thanksgiving dinner went off without a hitch although I could have used another pot or two but we made do. The towels were so fluffly but dryer took two cycles to get them nice and dry afterwards. The multiple couches gave the kids places to escape for quiet tablet time. I loved that the couches were a little worn so I didn't have to stress that my kids might mare it and they said the couches were super comfortable too! It really is a perfect vacation home and I'm so grateful it exists! Thank you for letting us change our dates too! Like I said best vacation ever!
