We had a great time at big mama’s house,gorgeous weather,very relaxing.The house was clean for the most part. The kids loved the pool but the sprinklers are loud and it’s hard to hear the ocean waves but the views are beautiful and the pier being so close was another highlight for the kids and they enjoyed getting some fishing in. One other thing was kids wanted to watch a movie in the theater room and the tv did not work. Would stay here again.

My family ages 4 to 78. Enjoyed this property with all the bedrooms and bathrooms. The pool was a great asset as well. Enjoyed by everyone as well as hot tub. The house is larger enough that all 14 of us weren’t on top of each other. Huge table for everyone to sit and eat, the beach is a climb to get Up the steps and then down the steps. This was a hard for my 78 year old mother and a pregnant adult. But we managed my disabled mother had access to the basement/1st floor handicap bedroom and access to the pool for her was nice. Access to the beach was down the road, which was kind of A hassle. And there was no access to the hot tub for her being handicapped. The huge dune in front of the home is very restrictive from viewing the beach. On the very top floor, you can see the ocean to the right. The deck on the front side of the home is very spacious and nice. We use this several times during the week. The home was sort of clean, but the carpets and floors were sandy. We got the pool heated for May and we were so glad we did. The only issue we had with the pool was that it was very difficult to talk with the waterfalls running constantly. Would be nice if we could turn them off All in all the vacation was very nice and enjoyed by all! My only suggestion is to get it a little cleaner and have the handicap accessible bedroom/bathroom upstairs because my mom wanted to be up with us on the third floor but if she needed to get something downstairs or use the bathroom, had to go back down . But we definitely all enjoyed the property and watching the dolphins and fishing and soaking in the sun!

When arriving Sunday April 28 we noticed right away the the third floor was extremely hot. The thermostat was set on 74 and the temperature in the upper floor was 82. We were without as ac until Wednesday may 1st. Also the elevator button was very hard to push on the first floor for it to come down. I am going to email the realtor and suggest they give us compensation for not having ac! We paid a good deal of money for this week and chose this home thinking we would have no issues. My wife has asthma and it made it unbearable for her. We also could not cook in the kitchen the first three days due to the oppressive heat. Also the toilet in the master bedroom on the third floor was broken on the last day and not able to flush.

Fantastic & Beautiful very large home with plenty of space to accomodate all of us. Superb ocean views, equipped kitchen with 2 refrigerators plus another one in the basement was perfect! Convenient to beach and shopping. No maintenance issues. Beach Realty communicated frequently to make sure we had a great stay!

Great dinning table seats 12. Great pool & hot tub.3rd floor Mstr Bedroom big roomy shower! 3 refrigerators a big asset. Elevator a huge asset when it worked. Can provide more detail about elevator if requested. TV's did not work until service call and then not completely operable after service call. TV remote in 3rd floor mstr Bed room never did work correctly. Trash in kitchen trash container on arrival. Kitchen table dirty and was thoroughly cleaned by us. Electric can openers not operable. No manual can openers. Dishes are a conglomeration of sizes and shapes. Recommend replacing dishes & glasses. Waste baskets with liners needed in all bed rooms & bathrooms. Complaints about many of the mattresses being very uncomfortable. Several light bulbs burned out including 2 in twin beds bathroom. Sliding glass door on bottom level very hard to operate. Carpet in downstairs king bed room has large stain. We fixed inoperable toilet in downstairs king bedroom. Chain broken in toilet. Be good if it is made clear that you cannot see the beach from the house because of the large dune between house and beach. Saw 3 spiders in top floor dinning room. Pots and pans in cabinet stored in very unorderly manner. Knives need sharpening or sharpener should be provided. Smoke detector in 3rd floor bed room sounded at 2:30 AM. Went off 3 more times. Service called and battery replaced. Batteries should be replaced ever 6 months according to Fire Department. One of our guests is a Fire Fighter. Would recommend property with caveats listed above.

A big disappointment for the money! The home is in a great location and being dog friendly was a plus, but our stay had multiple issues; misssing tv remote controls, movie room had a mildew/mold aroma that was so strong the room was unusable. Multiple ceiling fans and the dryer were off balance, twice smoke detectors went off due to lack of maintenance. Pool was beautiful, yet for a house that has 8 bedrooms, there were only 3 lounging chairs at the pool. All surfaces in the home felt sticky/grimy and the bedspreads and living rooms furniture were stained and appeared unclean. Entertainment amenities were missing fuse and volley balls. The kitchen is a good size and multiple small appliances were available, yet there were not large pots for spaghetti/shrimp boils and no full size sheet pans. As for the staff at Beach Realty, the individuals dealing with booking were friendly and helpful. The preparation emails were very helpful and the gift bag at the home was thoughtful. Sadly the availability of staff during the rented week was limited. No one answered the emergency after hours number and there was no option to leave a message. No one answered the rental office phone number during regular office hours nor was there a quick reply when leaving a text. Maintenance was sent to the house several times, and they were helpful. Overall, the location and the amenities of this home are good, but the cleaning and maintenance in preparation for renters based on my experience was poor.

Big Mama has the potential to be a great rental property. Oceanfront with lots of amenities, but the house and amenities show signs of being very tired. The kitchen smelled like an old stale restaurant. One of the microwaves did not warm, a burner on the stove did not work. There was not a single measuring cup present. We bought a set and left them with the cottage. While there are lots of advertised amenities with the cottage, few were fully operational. The pool table only has one stick usable, the darts for the dartboard have many missing the tails, the cornhole boards need refinishing as the bags do not slide anymore (we had to get new bags delivered by rental company as there were none present). The theater room is a TV mounted on a wall, weird worn gaming chairs and a exercise machine shoved in the corner. One of the TVs in the family room did not work at all. The pool and bar outside could use some refreshing. The waterfalls on the pool are nice, but we could not figure out how to turn them off. I would rather listen to the sound of the waves sometimes. No one slept well at Big Mama's... the mattresses are very tired with notable body impressions in many. Lots of stairs to get to the beach, so if you are traveling with a mobility challenged person this could be a big drawback. The elevator was great convenience, and the location is great with lots of nice restaurants and shopping nearby. The cottage is very spacious and has lots of bed configurations. We enjoyed playing volleyball. Big Mama is a cottage with lots of potential but is quite tired and in need of refreshment.

Big mamas was an awesome house with awesome amenities. I really wish that we did not have stormy weather the whole time we were there. We did not use the pool due to the cold weather and wind. We had some brave souls get in the hot tub, even though it was as if he would fly away. Lol. For the price I paid, I was hoping I would be able to use the backyard, but you cannot predict the weather. Thankfully, there was a game room that kept a lot of us busy. Specially the teenagers there was TVs in every room, which kept the little kids. Happy with cartoons. The kitchen was big enough to make anything we wanted. All in all it went well. I just wish I would’ve been able to play in the backyard more with my kids. And as far as the maintenance team, they were great at one point the gate to the hot tub flew off in the wind literally and they came the next day and fixed it which I was glad because it was nail sticking out of it. And they replaced the microwave above the stove, that was not working. The only thing in the kitchen that really needs to be fixed now is the stove itself one of the burners don’t work which when you are making a lot of food for a lot of people you need that fourth burner. But everything else seem to work perfectly fine , the beds are surprisingly comfortable due to them putting pillow top inserts on all the beds. The kids did say that the little bids are not very comfortable but all of the king size beds were some of the children ended up in the beds with their parents lol.

It was a good overall stay-but only four days with two adults. I would not at all be pleased if I was paying peak price >$17K per week at peak times. The pool heat made the pool very enjoyable. If the house was at capacity, there is definitely not enough lounge chairs at the pool area. The kitchen would not support the potential 20 people that could be staying at this property. Insufficient glassware and hodgepodge of regular dishes. Also, no Keurig-which it should have. The stove only has 3 working burners and only half the toaster worked. The microwave over the stove is also broke. I only prepared lunch and breakfast but am not sure with the cookware I could sufficiently prepare a dinner.The second floor sitting area was covered in dust both on the entertainment center as well and you can see how when it was mopped all the area around the entertainment center that was mopped around without the plant and little trash bin being moved to clean sufficiently. Ceiling fans all need to be dusted as well.The location was great, and we had good weather. We brought our own beach chairs, and I am not sure the ones that were there were functional.Limited blankets in the home (I found only 3) so again would not accommodate capacity of this home.I wanted to be honest with our feedback to give you an opportunity to refine this beautiful home for the summer season. For the rental amount that this home would be during peak season, I would be very displeased paying that amount with the significant issues in the house and the inability to meet the needs at max capacity.

We had a wonderful time at Big Mama's house. The weather was perfect to sit out on the decks. The upper deck was really the only place to be able to see the ocean because of the dune out in front. If you are going to visit and have kids bring games, we bought 2 and left them there but they didn't have any at all. The pool table could also use some TLC, but really other then that the week was awesome. Management was very helpful and addressed our 1 problem while there in a very timely manner and very well mannered and professional. Would definately recommend spending a week here especially if you live up north and want to get away from the snow in February.

Let me start off by saying that in theory, this is a very nice place. The circumstances of the week we were there is the root of the problem and why I will not rent from here or from a place represented by Kitty Hawk Realty again. The entire week, the top floor did not have AC, it got no lower than 79 degrees. The blinds had to be drawn the entire time, meaning the ocean front view that we paid for, was now gone. It was unbearable to be on the top floor (where the only functioning tvs were, the kitchen was, really the only room to have the entire family together). In addition, the movie room did not have the number of couches as pictured and did not operate as well. The “exercise area” was shoved in the back of the movie room, which was dark and muggy, and not as pictured in the photos. Moving outside, the pool grew an incredible amount of algae by the end of the week as the pump was not working, there were even sand crabs coming in through the pipes and into the pool on a daily basis. The hot tub was leaking and therefore we had to refill it with cold water and the leaking water would run below to the tiki hut making that also not comfortable to use. There were light bulbs out, old food under the couches, shingles falling off the tiki hut, the ice maker didn’t work- the house is in full need of major TLC.
Now, we are on vacation to spend together, and we love the beach, but the AC being out was inexcusable. We contacted the realtor on a daily basis, without return phone calls prompting us to go out of our way on our vacation to show up in person to get a response. They did not fix the AC, they put one window unit in the upstairs and one in the bedroom, which still did not bring the temp lower than 79 degrees in the dead heat of summer.
Go across the street, the house is updated, the pool is nicer, the dryer probably works and their realtors probably respond to problems in a timely and professional fashion. It’s $10,000.00 less.
They will say “you stayed the whole week,” which we did. We made the best of it because we all drove 6 hours to get there and we’re not going to shell out another $22,000.00 to stay somewhere else last minute. We just expected normal, professional courtesy. When asked for some amount of compensation, the $1,000.00 seemed like a slap in the face.
I would beware of kitty hawk realty, and ensure that when you book somewhere, you’ll have a responsible contact incase there are issues.

We liked the general layout of the house but had a few issues. Upper floor AC was not working properly and there were three portable AC units which were OK but noisy. Fridge too small. kitchen utensils too few, not enough towels, pool dirty. Would recommend house but with caution.

Big Mama's is a great location and the property is perfect for a big family vacation. Cleaning crew and pool maintenance leaves a bit to be desired. Also, kitchen utensil drawers and cabinets were a disorganized disaster. Also, linen service is mediocre - different size bath towels and stained sheets... Last, there was a fly swarm situation in the laundry room - literally hundreds of flies for four days straight congregating in laundry room. The teenagers had fun slaughtering them and making piles of their carnage. These are not issues that would keep us from going back, but worthy to note if property management wants to do better.

Our entire family joined us for a week at Big Mama's in Nags Head. We enjoyed all of the amenities, the private pool, the game room, the elevator, the outdoor spaces, the pet accommodations, etc. Being on the beach was great! There was a lot of quality restaurants and shopping nearby. Big Mamas is perfect for a large group. Plenty of bedrooms and bathrooms. A large dining table. We made good use of the space. Big Mamas could use some tweeks in the technology. Not all of the TVs worked. It could have been a bit cleaner. Overall we had a great time and would recommend the beach house and the location.

Pool was cloudy and dirty with food in it and heat was stuck on until fixed and cleaned 2nd day. all pool and back lights were out, so no night swimming. towels and sheets and beds in poor condition. pool table filthy and no ping pong balls. 25 years coming to OBX and you need to upgrade to a better management company. Leak in ceiling when you take a shower on third floor, someone already put an x on the spot where it leaks.

While overall we had a perfect vacation being altogether in an enormous and beautiful home overlooking the beautiful ocean, management needs to do better. We paid ALOT expecting to get and utilize everything that was advertised. 1) Cable not in every room. What good is a smart TV in every room if it doesn’t work? 2) outdoor fireplace was out of order. 3) an alleged exercise room and theater are not at all a theater or an exercise room and they were combined; not separate rooms. Again how can it be a theater when there’s no ability to watch the TV? The treadmill (which was barely a treadmill did not work). The cleanliness of the entire home was severely lacking, but the alleged theater/exercise room was absolutely filthy! 4) In one of the beds, there was red sticky stuff, and the same red sticky stuff was in the theater. There were raisins and nuts on the floor and underneath the furniture, Which was a huge deal because we had our one-year-old grandbaby with us and she could’ve gotten them and choked. We did not eat raisins or nuts. We also brought my dog and raisins are deadly to dogs. We definitely left the house in better condition than we received it. Did we love our vacation? Absolutely! And the house was beautiful! It had everything we needed and we loved being able to sit outside and drink coffee overlooking the ocean. However having everything we needed didn’t matter when lots of it didn’t work! For that amount of money and the big scaredy cats of Covid, you were lucky it was us in there and not somebody else, because I’m not even sure the bedsheets were changed to be honest. I don’t know what you pay your cleaning crew, but they’re not doing their job! For that amount of money, the place should have been spotless, and everything should have been in working order! While we were disappointed for all of the reasons above, it did not ruin our vacation and we will definitely be back, I’m just not sur

So my father told my siblings that he wanted to see the ocean “one last time”. We chose OBX because It was where we always went growing up. The hard part was finding a handicapped accessible oceanfront house that was really handicapped accessible. Thank goodness for Big Mama’s! It was the perfect fit! As a bonus , we took a 5 month old puppy and thank goodness, dogs were allowed and they had a baby gate to keep the pup in one part of the house!The house is 3 floors with the handicapped room on the bottom level which was fine, but in some ways wish It was on top level do my parents could wake up to the ocean view, but It was fine. The elevator was great, but a little tricky going from first to 3rd floor at times( my mother got stuck once and someone had to ride with her every time after that.The only other cons we’re that It was not the cleanest when we arrived, but we cleaned It. The realty company did offer to clean It, but we were settled so It was fine. It was just certain areas, not whole house. The only other con would be that there wasn’t a handicapped access to the beach directly from house. My parents could not do the stars. We did rent a handicapped beach wheelchair, but you had to go down the road to access the beach which my parents decided was too much. They did love the pool and we helped them in/out. All in all, we had the best time and our goal was accomplished! My parents are still raving about sitting on the deck watching and gearing the ocean and being with their family. Thank you!!!

The location couldn't be better. That being said, the house was dirty, fecal matter left from previous dog along with fleas; hot tub was poorly serviced and was not clean; towels were missing but extras were brought later; exterior shutters while pretty were not secured in an open or closed position and banged all night long. We overcame all the previous issues, however, when Hurricane Matthew approached and flooding began rental company could not be reached and no one came to check on us. We moved out a day early in order to protect ourselves and cars to a friends house. I have continued to try and reach the rental company to share our experience but still can not get through. Sorry to dump all this on a review but it is the only correspondence option I have had with them. I feel some serious maintenance is overdue and with some TLC and better management this house would be fabulous.

Fantastic house for a multi-generational family reunion. Had a great week with our family. Each room was comfortable and had it's own bath. The elevator came in handy for our older guests when we would gather for evening cocktails on the upper deck. The lower level had games to keep the kids entertained. The dogs loved waking on the beach with the rest of us. We rented SUPs, fished, and even had a bonfire one evening. We played volleyball, threw the frisbee, sunbathed etc. Location was central to many places to visit, and 1/2 mile from a grocery store. Would love to go back soon. Highly recommend!

I rented this cottage for my family reunion at Christmas..had all we needed..furnished nicely and the view was beautiful..with the 75 degree weather, we could not have had a better gathering place.. just a few minor problems upon checking in, but Josh arrived immediately and handled everything professionally..

Our family enjoyed celebrating one anniversary and one birthday at this classic OBX beach home. We particularly enjoyed having everything we needed in the kitchen.... from an ice maker to two dishwashers, to plenty of dishes and cookware. The game room provided extra fun when the sun went down... loved seeing my husband pass on the pool playing skills to his grandson. It was our first time in over 20 years renting oceanfront... it may be hard to go back, now that we have had that experience again.

1) The hot tub was green, and the top was ill fitting. Someone came out to service it, however, he appeared to just add water because there was no change in the condition of the water. Consequently, we did not use the hot tub all week.2) The outdoor fireplace was not working and was missing a door; we were told that it was only available after November but this was not notated on the website and felt that it should not be advertised if it isn't available and was disappointing to hear about the seasonal use. 3) Multiple missing screens on windows and entire panel on side screened porch was out (this was fixed before our event, which we greatly appreciate).4) Mold in the shower of the 3rd floor master bathroom (a maintenance person did come out to address the issue).5) Shockingly, one of the comforters in the first level handicapped room had dried blood on the inside- and not a small amount. It was beyond appalling to find this when we arrived. The general cleanliness of the outdoor area, including pool, tiki bar and outdoor shower/bathroom was not up to par. We spent the better part of an afternoon cleaning in preparation for the event because of beer cans, cigarette butts, and sand that was left from the previous guests. The pool was also sandy and moldy in several areas. It was not something that we expected to have to deal with, especially after having to pay an additional $3000 for an event fee/security deposit. Overall, our stay was average. After spending almost $9000 on this property, we expected the property to be clean with full use of all the amenities, or at least know what amenities would be available during our stay.

upon arrival there was no power(nothing worked- lights, outlets in main top floor master bedroom or bathroom- called rental office and they did have maintenance come to repair , but it wasn't until the next day. maintenance guy was very friendly and professional and made the needed repair quickly, had 1 other issue w/ maintenance where 1 of the other masters whirlpool tub would not operate and again same man came and made the repairs in a timely and professional manner (both times it was electrical outlet that was the cause and there were no further issues.house is in a great location w/ groceries close and many family and other activities(shopping,sightseeing,etc...) nearby. the kitchen is well equipped . the windows were filthy on the top floor main area overlooking the ocean and beach, dog hair and sand throughout the home. the pool table had tears in the felt top as well as the bumpers and the bumpers are "dead" the pool area outside was nice but again very unkept a lot of sand everywhere, the pool was dirty as well as the hottub and there wasn't any maintenance our entire week, also the beautiful poolside fireplace did not work. overall we made due and enjoyed our week but I would be hard pressed to use this company again

The location and local area were nice. The house has so much potential however, the the second you step foot in the house you can see it need to be better maintained. The decks are in really bad shape needing stained and lots of nails sticking up. The elevator did not work for almost the full 7 days and the main refrigerator went out and it took them 4 days to get a new one. I would expect more for a rental you pay $10K+ a week to stay. Overall, I would have to say if the owner put some work into the house it would be a real nice place to stay. I will rent again on OBX however would not stay with this owner again as they do not seem to have a care for the guest.

I know we arrived right after a tropical storm, but I was highly disappointed that we moved into a house with sopping wet carpets and it took 3 visits to finally get a resolve, the pool when we arrived was a mess with sand in it and heater not working same with hot tub, pool guy did arrive to take care of those issues - there was a crew working on sand issues with a blower next door and we thought for sure they would come to our house and take care of sand everywhere on exterior but no one ever showed up. The house wasn't as clean as I had expected there were long hairs in our bathroom on the floor from check in... I swept them up - very disappointed for sure as we rented same house under different agency 5 yrs ago.

This was a lovely home, with a ton of space for the family to really spread out. We loved the location as well... ocean front, within walking distance to the pier, and short drives for groceries, shopping and dining out. We were a little disappointed however, with some of the amenities and cleanliness (some of the rugs were dirty and stained). We could not get the outdoor fireplace to work and both dishwashers were difficult to operate. They were hit or miss to get started and then one left dishes pretty dirty. We ended up hand-washing a lot of our dishes. We also had problems with several of the toilets when we arrived. The toilet problems were fixed quickly, except for one in one of the common areas. When it was fixed, it was left pretty disgusting. To be fair though, we didn't complain/report some of the issues we had, as Hurricane Joaquin was looming and they were addressing issues related to that. However, after making all the preparations for possible hurricane hit (moving/securing outdoor furniture, garbage cans in dog area, lowering shutters, etc), once the threat passed no one came back to put everything back in order. On our last day, which was the nicest day of the week, we had to move all the furniture, garbage cans, etc back (that pool/deck furniture is extremely heavy). Overall, we had a great time and enjoyed this house immensely. However, we spent A LOT for this rental, so we would have expected everything to be in good, clean, working condition.
