This property exceeded all of our expectations. The location is perfect- right in the middle of the island with a lovely front porch to watch the world go by- and it has everything you need for a fun Balboa vacation. So many thoughtful details and amenities- plenty of beach towels, chairs, umbrellas. The kitchen is very well stocked with equipment (keurig, reg coffee maker, french press, blender, PLENTY of plates, serving dishes, bowls, glasses, placemats, the list goes on and on....truly this kitchen has everything you need for any meal!). The place is so organized and clean- everything is easy to find and very thoughtfully laid out. Luggage racks, trash cans, night stands, so many towels- its all so organized and thoughtfully put together. The beds are extremely comfortable. The garage is spacious and ready for your car and also has a great washer and dryer. The owner was extremely responsive and left us just the nicest welcome package. My entire family is calling this a 10/10. We can't wait to come back!

This Home was better than expected. Clean, incredibly well equipped, with everything You could ever need and lots of nice little perks… beautiful welcome package!! Front deck is perfect place to sit and relax. Manager very attentive and easy to work with!!! Would Love to return!!!

This vacation stay was wonderful! The property was a perfect reprieve after a couple of long Disney days. The host was very quick to reply to any questions. The welcome basket was thoughtful and practical for our stay. Highly recommend this property. Only downside was not staying longer.

Everything you need already at your fingertips. Well appointed kitchen to make your stay as comfortable as possible. Great location literally, just steps from the walkway along the water. The main street of the island is walk able from the cottage for shopping and restaurants. Very quiet neighbourhood. The owner Kimberly is easily accessible and very accommodating.
Would definitely stay there again.

Had an amazing stay! Every review that has been left previously is 100% accurate. This was my very first stay in a rental property so I was quite nervous about the whole process, but it was so seamless and hassle free that now I'm actually more nervous about staying anywhere else in the future! I can't imagine any other experience will live up to this one. Hope to visit again very soon!

Beautiful cottage steps from the water. It is a charming place with all the amenities you could need: a fully stocked kitchen with dishes, plates, glasses, 2 coffee makers, filters, sugar, spices, scissors, pans, serving ware, vases, everything!
The bathroom also has anything you could need. Great communication with the owner regarding check in and out instructions. Will definitely be back!

This place was amazing and they thought of everything from drawer organizers to little shampoos and conditioners! You could just show up with just your clothes and be good to go! We loved it and perfect for our family of 4. There is a rule of only 4 people allowed in the house at all times which we didn’t realize and we have family in Newport so that made it hard because no one could come inside to say hi but we made it work and met at the beach. The owner was so sweet and reminded us of the agreement which I thought only meant 4 people spending the night. I just wanted to point that out so other people make sure to read the fine print. It was wonderful though and great to be able to walk everywhere! Thank you and we will be back!

This was the cutest little cottage! I would say cuter than the pictures but the pictures are pretty cute! We hated to leave loved to be on the island so quaint and quiet but a very short drive to anything. We loved the walkability to the shops and restaurants a quick walk to the little ferry to Newport. I really wish I was still there! Very clean and everything we needed was there, which I appreciated except for food which I appreciated too, because who wants someone’s leftover mustard etc thanks so much for the wonderful stay. Only problem was we didn’t receive the check in info and it took about a half hour to get in contact and get the information luckily it was a nice relaxing sit in the sun on a beautiful afternoon while waiting so just double check that before you get there!

My husband and I stayed here with our daughter-in-law and granddaughter. Our granddaughter was a flower girl in a friends wedding over the weekend. My husband and I stayed for a week and found this beautiful cottage to have all that we needed. I wish that I could tell you of all the amenities and accommodations that are made for a traveler here. Just suffice it to say that the description is accurate and you will only need bring your clothes and maybe food! We will stay here again!

The amenities provided are top notch: thick fluffy towels, 8 sets.
Hair dryer w diffuser, curling iron & flat iron provided.
In the kitchen, the coffee machines are also high end. Starbucks coffee capsules provided. They have thoughtfully included some coffee-mate…no need to buy a bottle of milk.

From the ease of access to the essentials and extra details, this is a lovely getaway. Only suggestion is to consider a ceiling fan in the master. Definitely plan to stay here the next time we visit SoCal. Thanks.

This place is AMAZING!!! Very clean, has a garage, fireplace, great linens, bikes, beach chairs, etc. They left a sweet gift basket with kettle corn, sparkling water, Dasani water and beach tote. Fully equipped kitchen, beautiful decor, bedding and pillows were fresh and comfy, quick walk to the ferry and to shopping. Absolutely perfect in every way. Peaceful and quiet neighborhood. I booked this house for a mother/daughter trip, for my mom. And it will be a trip that is unforgettable in the best way possible. This house will always hold such a happy place in my heart. We are already dreaming about our next visit.

Beautifully decorated space with very nice kitchen, ample dresser drawers & closet space. Owner has thought of every amenity imaginable, including guest robes. Communication with owner about the few issues we had was terrific. It was perfect for the two of us. Very well located, too.

The quaint, clean and well-stocked cottage made our stay on Balboa Island perfect. Location to the water, South Bay walkway, and Main Street, was icing on the cake. Very reasonably priced for all that this beachy cottage has to offer.

This is a great house and close to town for easy walking. We love Balboa Island and have been staying there for many years. It is a special place to visit and since we were there to celebrate Christmas with our Newport family, we appreciated the beautiful decorations and all of the other festive amenities that were there in the house for us all to enjoy. We had an amazing time staying on Balboa in this great home. 3 bedrooms, 1 bath and perfectly clean with very amenity provided. Home is organized and they owners thought of everything. Fully equipped kitchen, towels, beach toys/chairs. They even gave our two small children activity toys! Would highly recommend and we will be back!

Perfect in every way

Charming & Special Home With Great Location
This was the absolute perfect vacation rental home for our little family. The location, amenities, and charm are exceptional. Relaxing
It was just steps away from relaxing on beach and watching the boats. You could get in water to cool off but not the area for swimming, boogie boarding, etc. You could catch ferry right down the way to go to the oceanside beach. Several people were paddle boarding. It was about 1/4 mile from eating and shopping. The garage parking was awesome especially on a busy weekend like Memorial Day. The beach chairs, towels and toys provided were a nice extra along with washer and dryer. We also loved the personal touch with shopping bag, popcorn and water left for us. We would definitely stay here again.

Perfectly located!
My husband and I stayed here for a week with our two little ones and it was great! Each had their own room, the kitchen has all tools and basic starter necessities (coffee, salt/pepper, etc). It is super convenient to get to balboa island/balboa beach, main street, and restaurants by walking. And if you want to go to Newport or Huntington Beach for the day it just a quick drive away! Street parking was pretty packed during our stay, so we were grateful to have the garage parking. Just pack your clothes, get a few groceries, and all your other needs here are met. Thank you for the lovely stay, we had an amazing vacation!

Perfect Balboa Bliss
It was such a beautiful & well appointed Cottage half way between the Newport Ferry that takes you ocean side and Marine ( the main little shopping street on the island) It is an amazing location. If that wasnt enough, its just a couple houses off S. Bayfront, the walkway that encircles the island. We took a lot of walks. It is a well loved cozy Cottage with many many amenities and just about the cutest thing we have seen here. The porches & the beds are great too! We loved having off street parking. We have absolutely loved our stay. Perfect in every way.
