This is my third year in a row spending Christmas on the beach. This was the best rental by far. Clean, plenty of room, great location, well stocked, very comfortable.

The pictures does not do this house justice. We were so happy with this house and the hosts were very nice.

Our family absolutely loved this beautiful home. Michelle provided everything we needed. The location is so close to the beach..the home is big, clean, roomy, fire pit, garage, bikes, comfy bedding, beach chairs, beach games, huge bathroom, awesome shower, everything! Michelle responded to everything!! We will be back next year!!

We truly enjoyed our stay at this property! The location is prime, clean and full of entertaining spaces. The communication with the owners was very pleasant.

We will definitely be rebooking this property again before the end of the year. We had a blast. The house was full of amenities and SUPER CLEAN! We were walking distance from the beach and the Balboa Pier. We loved the house.

Pictures are very accurate with exception of side patio sitting area. This area is Very worn. We did not use it. Kitchen is lacking of & having old pots & pans & missing glasses. While the home is clean, we questioned the thoroughness of cleanliness. We had to move a section of the sofa to get a toy & it was very dirty with debris & dirt. Vacuumed out myself. Communication with check in/out & Wi Fi lacked as well. We had to ask about each one. TV's were challenging but host was great about getting us through it. Would recommend a Welcome Sheet with general information on it for guests.

The listing does not show just how great this property is! Plenty of room, great outdoor spaces, well appointed with everything needed, and fun entertainment from a shuffleboard table to everything you could want for a day at the beach. Plus, it was such a great location being right outside the Fun Zone and just off the beach. We loved it! Hosts were very responsive and we would definitely recommend!

We stayed for about week with two families that each had two boys. The property was clean, spacious, and well stocked. We loved having access to all the beach supplies - chairs, boogie boards, bikes, etc. The house is so close to the beach and the ferry to Balboa Island. The host was so warm and friendly and made sure everything was okay. We loved the seating area on the side with the fire and the rooftop space with an ocean view. We are already planning our next trip there!

Our party of 5 enjoyed our stay on this property. We fit comfortably with plenty of space. The beach was a short walk, doughnuts at Seaside Bakery, lunch at Rockin Baja Lobster, riding the bikes were our favorite. If we were to come back to Newport, we would love to stay again. If there is a con with this property, it would be the beds are not that comfortable. Investing in a mattress topper to make them more comfortable would make it perfect. I still give this property 5 stars for providing everything you need for a beach vacation. Thank you for letting us enjoy your property. It is beautiful.

Our family had a great stay. The house was perfect. We especially loved all the areas to hang out - lower level fire pit area, front BBQ area and rooftop deck. The location can't be beat - steps to the sand and a very short walk to Balboa Island ferry and fun zone. The house has beach toys/necessities (chairs, towels, boogie boards) and even beach cruisers. One of my favorite highlights was riding those in the early mornings along the beach when the path was less crowded. Highly recommend and hope to come back soon!! Thank you Shelly!

This was a great stay. Michelle was very responsive to all my questions prior to and during our stay. House was in a great location and the garage was a definite plus. Although we didn't use them, there were a few beach umbrellas, beach chairs, boogie boards and plenty of beach towels and quite a few bikes. I brought my own laundry detergent but Michelle had some available ( I just used mine anyway) and had extra paper towels, plenty of dish towels, extra toilet paper, etc. I'm used to staying at time shares where these items are limited so I brought my own, but it was nice to see that next time I won't have to. Overall a great stay and experience. Would definitely stay at the property again.

This house is amazing. Clean. Up to date and has everything you need. Near fun zone and balboa pier. Owner is awesome. They have bikes. Beach gear and so much more. The beds are conformable. Linens provided. Plenty of room to relax and be spread out throughout the house. Would love to rent it again.

We would definitely rent here again. This is the perfect house for our family of 5 and a few friends for the kids. The house is right on the middle of everything and has anything available to make your beach stay fun and easy. We entertained multiple nights with other friends that were staying in Newport to escape the heat in AZ. The home is beautiful as someone else reviewed the pictures just don’t do it justice. My family from Chicago wanted a beach house vacation and man did they get it! The pictures don’t do this place justice. We had an amazing time. The house was clean and a few steps away from the beach. Check in and check out was easy. There are plenty of beds and lots of room. We enjoyed the fire pit and the rooftop as well. Would love to come stay again some time!

This beach house was amazing! The pictures do not do it justice. Many outdoor living spaces that are cozy and comfy. Just a few steps to the sand and walking distance to so much including the Balboa Pier/Fun Zone/ Ferry. Location was perfect! Owner checked in turning our stay and is super friendly to communicate with. This was a family vacation for the books!

Great home. House was immaculate. Master bed was extremely comfortable. Owner was very responsive. We loved the shuffleboard table! Spacious, well decorated, every amenity one could imagine. Had the weather cooperated, we would have loved to take advantage of the multiple great outdoor spaces. Next time, longer stay and more family members!

This home checks every box. We have stayed in MANY VRBO’s and we felt like we won the lottery with this one. Felt like visiting a friends home. Very comfortable high end finishes and well stocked with basics. Close to everything. Would recommend to anyone!

We really enjoyed our stay in Newport Beach. Great location. Nice features. Great rooftop patio. Close to everything. Shelly was very flexible on booking given all the unknowns we faced in August 2020. Great communication and quick to respond to questions during our stay.

My girlfriend and I took a girls trip with our daughters to this great beach house. It was so nice to stay somewhere with bikes, boogie boards, towels, etc...which isn’t always a given when traveling! Michele was so accommodating and made us feel like friends staying at her place for a weekend. The only bummer was the air conditioning was locked and the key was missing, so the evenings sleeping upstairs were quite warm, and no screens on the windows to filter bugs if we opened for a breeze, but that was an isolated incident and me being nit picky if anything. ( I also know, that if it would’ve been a real problem, Michele would have remedied it immediately-truly-she was so great!! ) Because the house was amazing. The location is steps off of the beach so we felt fine sending the girls out on their own, great proximity to balboa village and the ferry as well. We will be back for sure!!

Weekend trip in July - house was great, host was relaxed and accommodating

The house was absolutely amazing! Much larger than expected from the pictures. The rooftop patio was my favorite part! I would sit there and watch the sunset while drinking a cold beer! Also the location couldn’t have been better, just steps from the sand. Michelle was very accommodating and friendly. She even offered to reimburse me my money amid the coronavirus pandemic and mandated shutdowns in California. I’m glad we decided to still go! 10/10 would highly recommend staying here. Will definitely be looking to come back in the near future!

We cant say enough about this beautiful home. The owner was awesome and so fast to respond. The house is immaculate and had everything you could possibly need for an amazing vacation. The location is so perfect in Newport and 35 steps to the sand. My kids are already begging to come back to this place. We will be booking this house again for many years to come. We really didnt want to leave!

Michelle was a wonderful host and was very attentive. Seamless check in and out and smooth communication. Home was beautiful inside and out. It was centrally located to the beach, restaurants and stores. Would highly recommend anyone to stay here!

Michelle was so great and accommodating. The house was beautiful and we instantly felt at home there. There’s so many spaces to hang out with the patio, rooftop deck, large couch and tv’s in each room. Shuffle board was fun, steam shower was awesome and the speakers throughout the house was a bonus. Would love to come back!

This home was perfect for us! It was beautiful, very clean, comfortable beds and great location! We walked and biked everywhere. Everything we needed was at the house: bikes, ice chest, beach chairs, beach towels, traeger grill and kitchen supplies for cooking . We cannot say enough great things; we will definitely add this to our favorites. Thanks Michelle for sharing your fabulous home!

This house was great and had everything we needed for our fall break beach stay with kids. We used the bikes and were very excited about the warm outdoor shower. I took one star off because we didn't learn about the hot tub not working until we got actually arrived at the property.
