Exceeded expectations; clean, tidy, quiet, great shower, air conditioned and a comfy bed.

This was like a boutique hotel! Very clean and comfortable. Room size was bigger than any of the other places we stayed! There is not daily cleaning but if you need anything, staff is available.

Slightly strange absent staff set up and obvs no breakfast or bar or shared spaces etc BUT very very central (seemed EVERYWHERE was a short bus ride away!!). What interaction we did have with the staff (5 mins at check in) was simple, efficient and polite. The inexpensive washer/dryer laundry was a godsend. The room was super neat tidy and clean. It was an excellent base shilst in Kyoto! Cheers !

It was a cozy and quiet place, about 5 minutes of walk to Gojo Station, and it was kind of clean, but they don’t do the room services every day; in my whole stay (7 days), they only cleaned the room two times! Also, the room doesn’t have a drinking bottle of water, so you need to buy it even when you have just arrived from a long trip. In my experience, they usually give you even a small bottle of water when you arrive.

Strangely, not many restaurants nearby that we liked. Close convenience store though

It would be appreciated if the hotel provide garbage disposal service everyday or a public garbage trash box.

Probably the best value for money during our whole Japan trip, but the shower curtain should definitely be changed, as it was mouldy.

This is place will do if you are traveling alone or max with 2 people. It is clean and safe and has a convenience store right around the corner. But this place was advertise for 4 and there is no way 4 people with luggage can stay in this room comfortably! We stayed two nights with a family of for with two older teens and it was not easy to say the least. It is quite a walk from the train station and just know that there is nobody on-site to assist in anyway, it's all self check-in and done remotely. Would recommend only to single business traveler or 2 adults with car that do not need any assistance and are familiar with area.

Great value for money, was nice to have a pretty big room in comparison to similarly priced hotels in Osaka and Tokyo! Room was very clean, room cleaning is only once every three days which didn't bother me and they put out new towels at the front desk for you to grab if needed. Great location, around the corner from the metro line. Front desk is essentially self service although there was a staff member there to check me in as I arrived at 4pm (when check in opens) not sure if that is the same everyday. I didn't really see anyone at the front desk usually although I think there were staff in the office. The downfall of this place is incredibly thin walls, you can hear people talking in rooms around and above you and if you are staying under someone you will hear them walking around very clearly which is not great especially at a location like Kyoto when you want to be up early to catch the main attractions with minimal crowds!!

Absolutely incredible experience. Contactless check in/out, with various amenities that really made my stay much more enjoyable. Beautiful building and room, I will come back again

Great stay! For the price, the value is unbeatable. Self check-in was easy and convenient, complementary toiletries were very much appreciated, and the room was comfortable despite it's small size. Close to the subway line so getting around is easy. Highly recommended if staying in the area!

It was a non-smoking room but the bathroom smelled like smoke. Also, one of the towels smelled like smoke.We had to call at the front desk to get new towels because there weren't any at the front counter and no one to talk to.

Convenient location. Everything was clean and updated. Comfortable beds. Free washing & drying. y only qualm was check-in is quite convoluted as its supposed to be self check-in. Thankfully, it was staffed upon arrival otherwise we might have been very confused.

the receptionist could only speak basic English, it was hard to understand her. Our room was nice and clean, a convenience store is right at the corner and the metro station 5min away. We had a long time to understand the washing machine, because there wasn't any translator.

The room is quite big which we can open all three suitcases in our room and not feeling no place to go.

The hotel is close to Gojo station. There’re convenience stores nearby, one is opposite the building. The facility is very new and modern. There’s also a laundry room you can use for free.

The electronic check-in and check-out feature is simple and easy to use. Hotel staffs are very friendly. Hotel facilities are new and clean, amenities are the good quality. Location is good, it is near to Gojo Station and Mini Stop Convenience shop. Overall experience is excellent, i would recommend others to stay at this hotel.

The hotel was new and had very clean rooms and bathrooms. The staff was helpful and the hotel even had a laundry room (the dryer took a long time to dry clothes, but this seemed to be an issue with other dryers in Japan as well. The best part was that they provide free shuttle near Kyoto Station to your hotel, and free shuttles to other tourist destinations too.

Mattress are too soft to balance the low back Poor impression for the staffs since he was keep urging us for settling the tax. There was only self serving when check in so we did not know we have to pay it by a little machine. We planned to settle the tax when the moment check out after we acknowledged. But the staff always investigated us alike we gonna cheat him. Knocking our room day and night... stopping us to go out but our luggages there....

I didnt know about the extra fee upon check in but considering the deal we got at almost $30/night i’m really not complaining. It was probably written somewhere. I love the water pressure and heat in the showers! We are out most of the day so amenities arent too important to us. Would stay agin

There isn't anyone at the front desk to help check-in. Upon arrival, there was a phone outside. We had to pick up the phone to receive directions on how to get in/check-in. The lady on the other line was very pleasant and helped us get in. There is free laundry room on the first floor which is nice. The property is located about 20 -30 min walk from Gion area. We rented bikes in the area and also biked to the Bamboo Forest. Overall the location was good, wish we booked something closer to the Gion area since we went there every night for dinner. We never saw anyone at the front desk. Although not a problem, sometimes it's nice to have personal service to help with questions. Overall it was fine though.
