Just what we needed: a simple place near what we wanted to do. Tucked in a quiet neighborhood a few minutes’ walk to many shrines and temples as well as Gion, the Nishiki market and other meiten-gai. Laundry facility came in very handy, as well.

This hotel is located in a very quiet area in Kyoto but conveniently located rather close to 2 stations and multiple bus stops. The room was bigger than we had expected and met our needs. There isn’t much to do nearby, but because of the stations and bus stops close by, you can get anywhere!! The only weird thing is that the staff is usually not in the front desk of the lobby like in other hotels so when you check-out or check-in you might not have someone there to greet you!!

It is very good clean and confortable, not too small and considering you use the hotel just to sleep it's a very good option. It's close to the station and close to the tourists points for a good price.

I don’t really have anything bad to say. I do wish they had the option to get a second pillow but otherwise, everything was good. If the staff isn’t at the front desk, all you need to do is pick up the phone and they were very responsive.

It's in a residential area. There is no person for check-in. You do it through the tablet and checkout through the tablet. It's a decent place to stay that is a 10 min walk to the more touristy area. Internet is very slow at 2 Mbps though. Laundry is 800 yen including drying.

A nicely located small hotel 15 mins walk from the Kyoto center. Clean and quiet. No staff, and basically no one to communicate with. Emails sent to the owner were never answered, so, in M's Hotel you are on your own. A no frills place, but decent and good value for one's money.

My room had a broken safe box. Which makes ticking noise. So i had to plug with big fowls with garbage to mute the sound… which was unpleasant. But otherwise the location, quality was excellent :)

The room was very nice! Just the amount of space that you need. Would have been nice to have fresh towels left at our door every day. Their cleaning is only once every 3 days.

Really enjoyed the location and vibe of this hotel. Two minor points: The lack of a 24-hour front desk proved inconvenient when trying to store our bags before check-in and during check-out. The single faucet for sink and bathtub, while a neat idea, was fiddly to use since the water temperature did not adjust quickly.

Good location, close to the metro station and main attractions. Self check in is easy. Downside - rooms are small, cant open the windows!!! Rooms are in need of fresh air, windows must be open. No view- window looking to a wall.

Hotel is in a quiet and relatively residential area, which was great after the busyness of the more touristy areas.
Appreciated that Staff is present during check in but the electronic check in system was relatively easy to use though I would have preferred typing on keyboard.
Room was very spacious with ample space to walk around despite open luggage. Overall no frills stay and had no issues with housekeeping every 3 days. Room walls to corridor are a little thin and easily disturbed when neighbouring guests open their doors or speak in corridors.

It was strange that there was not usually a lobby attendant, but it was fine. The room has plenty of outlets and USB and seems well designed. It’s great if you’re not going to spend much time in your room. The coin laundry was also easy to use.

The hotel is located on a residential street, short walk from the subway station. There is a self-check in at the hotel but staff was on site during our check-in. We received an email with the entry code the day prior to check-in. The staff at the reception didn't speak English but we were able to get by with google translate. We were able to store luggage here prior to check-in which was great.
The location is great. It is on a quite street, yet short walk to the subway and the entertainment district and some tourist sites.
The only downside is that the ground level rooms don't get any daylight as the window is blocked for privacy.
There is laundry facility on site but no restaurant. Only a vending machine for drinks in front of the hotel. There are food stores and some restaurants short walk from the hotel.
Overall, we had a good stay.

Basically good. Room is simple and clean as presented in photo. One dis-advantage is that the water temperature of shower is very unstable. Little children shocked and cried because water suddenly change cold then change hot.

I arrived an hour and a half early, but a staff member helped me checkin anyway, so I didn't have to stand outside with my luggage. She was very understanding and helpful. The hotel itself was great for the price, especially during the work week. It was clean and had good amenities.

Also, building and room entry are by codes that are provided on a receipt from the check-in machine, which can be both convenient (not everyone needs a key, just take a picture; also convenient for people arriving at different times) and problematic (anyone who picks up a lost ticket has the hotel name, room number and entry code, although you can probably just contact the staff to get back into your room and change the entry code). Check-out is also using the same machine. Overall it worked well for us.
Our room was large by Japanese standards, and was clearly recently completed/updated.
The location is good, on a quiet street near one of the main stops on the Keihan railway that connects Kyoto and Osaka. The Kamogawa River just a couple minutes away by foot, and on the other side of the river are the Teramachi and Gokomachi shopping streets, which connect to the Nishiki market a bit further down (more shops seem to open earlier in the morning than the other two, and good for street food and food souvenir/gift stores). Many restaurant options nearby, also a few grocery stores and bakeries.
Also walkable to a number of temples and shrines nearby (the shopping streets leading to Kiyomizudera are about 20-25 minutes by foot).
I would be happy to stay here again in the future.
