We had items stolen from our hotel room.
The management were dismissive and argumentative. they even told us several untruths. In fact they contacted us the day after we had left and told us that the police had been in touch with them and told them not to discuss the case with us. However, later that day the investigating police officer called us, and told us that they hadn't even contacted them yet!

We only had a one night stay but facilities and comfort were ideal. Warm welcome on arrival and happy hour, breakfast arrangements all explained when checking in.
Parking was not possible on-site but the on road parking free overnight was most welcome.
Would definitely stay here again.

we stayed here for one night in room with sea view, which was lovely. The hotel has over 20 rooms but only nine parking spaces which is disappointing when they tell you that you can park in a side street if there is any spaces.
Breakfast was disappointing as it was a cold buffet breakfast with only toast which was warm.

Had another lovely stay in this hotel, stayed in room with beautiful sea views. The room is spotless and we had everything we needed for a comfortable stay, although a fridge in the room would have been an added bonus. Breakfast was continental which had lots of choices. I would recommend booking a parking spot as you will have to pay at certain times off the site. Special thank you to Renata on reception who was so friendly and polite. would definitely stay again.

Booked this hotel for location, only 9 car parking spaces with 20 odd rooms and we arrived before check in time and no where to park so had to pay in local car park. We booked the sea view room which was lovely although rooms were comfortable it was a bit dated. Breakfast was a buffet breakfast consisting of cerals fruit etc but no hot food apart from toast so no full english.

I have stayed at many of the hotels in St Annes on the Promenade recently. The Mode had the best room by far. It is a shame I didn't find it earlier.

Did not dislike anything-lovely staff,quiet clean room(no complaints about room) at back,pleasant bar area.
Best thing about Mode is its location-very close to beach
and convenient for town centre.Limited parking but a place could be found in side streets-no restrictions.
Lastly good price in Summer hols.

Love everything about this hotel apart from the car park which is first come first dibs with limited spaces for the number of rooms. Even if you get a space you'll probably need a few attempts to get parked in the lines. Angled spaces might be better, even if it means losing one.

The location was excellent( right on the seafront) and there was a lift making rooms accessible. Would definitely recommend and will be revisiting.

Parking terrible - only 8 spaces and 1 disabled - tried to phone the property in advance - never answered the phone. Waitress at breakfast not friendly - didn't say good morning and didn't apologise when there was no fruit available. Drainage in bathroom sink slow and smelly. Pretty poor. wouldn't stay again.

The major downside is the lack of parking if you arrive on a sunny day or at the weekend.
Also a room on the ground floor is noisy because it’s beside the toilets and breakfast room. Got woken up
Staff lovely and room was good but the shower is tiny and I am only 5”4 and 8st. If you are larger then you will struggle to fit in.

King size Bed very comfortable with a large TV at the bed end. Bathroom shower unit needs attention with black mildew around the shower tray and lower tiles. Superior bathroom extras could include a magnifying mirror in bathroom and body cream. Bathroom towels large and fluffy. Staff friendly and accommodating.

Nice room in a seafront hotel which was very central to Lytham St Annes. Lovely friendly hotel staff. Car park very tight and many of spaces were reserved (didn't realise you could reserve) but had it not been for the triathlon on the Promenade on Sunday morning there would have been plenty of parking in nearby car parks or off the side roads. Would happily stay here again.

Really impressed with the hotel for the price paid. Room decor in good condition and very clean. Excellent location on the front in the centre of St Anne’s. Would certainly return for future stays in Lytham St Annes area.

Small boutique hotel. We stayed in room 7, room with a view and a balcony.
Great service and customer friendly approach. Nice touches included nesspreso coffee maker, free parking, big umbrella to use during the stay, close to sea!
