It’s bit of a walk to Duval and restaurants and there was no pool. But very quiet and clean. Nice bathroom too.

Great, quiet spot in Old Town Key West. The owner, Jeff, has been renovated the 1860 house to keep all the old charm, but adding modern comforts. First and foremost, the property manager/ concierge Rider is a true delight!! She is knowledgeable of the town and can help arrange just about anything. She's an asset for your trip. Stop by the office in the morning for a cup of coffee, conversation, and adventure suggestions.
Our room was spacious with a good-sized bathroom, Keurig coffee maker, and dorm fridge. The room opened onto the upstairs porch. The view was lovely, with a nice island breeze. There is an expansive porch on the ground floor as well. Both have fans and are suited for "people watching " and socializing.
The location is quiet for morning coffee or evening cocktails. It is within walking distance to just about all the attractions (although a bicycle would make it even closer, lol). There is a good French restaurant across the street (Cafe Sole), and the famous 5 Brothers Sandwich Shop is a block away.
There are two things to keep in mind when booking. One, there is no smoking on the property inside or outside. The second is that there is no pool. Don't worry though, Rider can steer you to some swimming spots.
Overall, it is a great place to stay if you are looking for a quiet, relaxing island home. I would recommend .

We had a lovely stay at the Porch. Communication was excellent. Rider was great to work with and met us upon arrival to help us find a parking spot. She helped with our bags and took us to our room along with an explanation of how things work. She provided some excellent dining options (Cafe Sole and the Thirsty Mermaid). Our room was quiet and comfortable, and loved our porch. Easy walking distance to Duval and the ferry terminal. Highly recommend as they made us feel welcome.

Wonderful stay! Jeff made sure we got a parking spot right in front of the door at check in. The room was very nice. The bed was comfortable and the walk in shower was great. Rider checked in with us a couple of days ahead of our stay to see if we needed anything and to get us the info we needed for check in. The location was perfect. We never drove once after we arrived. Everything was easily in walking distance. I would recommend this hotel and would gladly stay here again if we are back in Key West.

We loved our stay here! The staff is super accommodating, she saw there was an empty Parking spot and grabbed it for us! How sweet. The room was perfect and super clean. Loved the location - quiet but close enough to everything. Definitely recommend!

The room is very small with 2 large drawer units that take up a lot of room. Despite advertising free parking there is no parking besides street parking which is hard to come by, they did move one of their vehicles to a resident spot to allow us to park. There is rarely anyone on-site which is inconvenient at times. We only saw the inn keeper upon arrival, which was awkward because she was on the phone with her boss for at least 10 minutes, I helped myself to the lobby restroom which had no tissue. We had asked for our room to be cleaned/turned over and it never happened. Lack of privacy, as other guests sat directly outside our room and we could hear them talking so I am sure they could hear us.

The location is awesome. Very walkable and the rooms are beautifully updated. Jeff was an excellent host and responded very quickly to our questions/ requests. Will definitely stay here again!!

On positive side it looks recently refurbished…
Location is bit far from Duval. As its old house you can hear everything from other rooms and from outside. Our room was very dark. Just 2 yellow lights.
A/C was working poorly…
They don’t answer your email before your arrival…
You need to call when arrive to get instructions to enter. Good that we had US number, if not, roaming charges would be super high. And we arrived around 2 pm… there was no one..
And its full of rules that i firstly had to listen on phone while standing with bags on porch, than they were listed in the room too. No A/C bellow 70 (also writen on remote) which couldn’t cool down room. Don’t keep lights in bathroom too long, when use toilet use it lightly….
Also there were a lot of small ants….
Every day when leaving the room, there was a lady shouting/asking for our room number in the middle of the street, even i sad we don’t need anything she was insisting on our room number so anyone on the street could hear… I suppose she was in charge for cleaning as never introduced herself.
Oohh it could be so much better if they care about customers…

We had a brilliant stay here. It is walking distance from everywhere on the island, but also far enough away from the liveliness of Duval St. The room was spotless, has recently been renovated also so is modern. On street parking right beside the property also. Jeff is a very helpful and communicative host, and has great recommendations for places to eat and what to do. Really delighted with our stay here and hope to return one day soon.

Just a wonderful place to stay in Key West. Excellent room and bathroom. A/C was fantastic and the wifi allowed me to work remotely when I wanted to just catch up on a few emails while on vacation. Lovely hosts!

This is such a nice cozy property with updated interiors in old town key west! The room was super clean, and the patio was spacious as we had our own outdoor seating area. It is a bit away from Duval, about 15 min walking. We opted for the on-site bike rentals for $15 day, which ended up being perfect-you really need a bike to get around the town, it saves you so much time. The area was quiet which I preferred as we weren’t there to party but take in the scenery, attractions, and food. The front desk was communicative from a week’s out via text, so if we needed anything we just had to message. A great weekend getaway!

With all the places to stay in Key West this is a hidden gem. Located within about a 12 minute walk from Key West Express this is a beautiful historic home built in 1860’s but has been beautifully modernized. It’s off the beaten path and quiet but still within walking distance of Duval Street. Owner is a super nice guy who recommended a great place called Pepe’s for a great, low cost breakfast. Our next stay will definitely be at Porch on Frances Street.

We thoroughly enjoyed our stay! From being greeted by Tisha to our clean and comfortable room! We stayed in the Huckley room and we were so content and happy! We loved the suggestions for restaurants and activities! We used the bikes for two days to get around town which was so much fun! We can’t wait to come back and visit!

We really loved staying here! It was nicely decorated, true to the history of the home, very clean, and well thought out. The owner/manager was friendly and accomodating.
The only negative is not about the Inn but the parking, or lack of. When we checked in, Jeff moved his vehicle to give us the space in front. If you move your car, be prepared to do a lot of searching!
