The hotel has everything you would expect from a Marriott Courtyard: large rooms with most amenities, nice lobby (with cozy fireplace), attentive staff, and reasonable downtown price, with great location 2 block from Old Market and walking distance to museums and theaters.
Breakfast including coffee is extra, though they offer Starbucks coffees (and there is in-room coffee maker and mini-fridge, though no microwave). Parking is not free. The lobby "convenience store" has beer/wine which is great, but at bar prices. The rooms have oddly high ceilings which slows heating, though the heater eventually did the job.

No meals were included and paying 15.00 a day for parking.

Jerry at the front desk was very helpful with a reservation change.
Housekeeping was very friendly.
Paying for parking when you stay in the hotel. and once the card wouldn't open the garage barrier to leave so it backed up other cars. Then we had to call the front desk. Also knowing that even though we stayed in the hotel for 2 nights in the same room the 2nd night, it was over $30 more on Friday.
Breakfast quality was low on my scale. Eggs were yucky. I've had better breakfasts at smaller hotels. But the coffee was HOT!!!! :)

Location.
Staff was not welcoming, Bed was uncomfortable, room and hallways were not vacuumed well, bathroom should have been cleaner, curtains didn’t work as they should, breakfast and water were an extra charge.

It's a great location. The rooms are nice and the parking is easy. The staff is very friendly and professional. That's usually where we stay while in Omaha because it is a reliable facility.
In all the time that we have stayed at this facility, we don't ever remember getting what we would call a 'peaceful & quiet' room... The issue is with the mechanical systems for HVAC as they are definitely noticeable. We solve the problem by wearing earplugs but it would be great if we didn't have to...

The fact that there were no pets allowed but the room across from ours had snuck in their pets.

It's a wonderful location with perfect access to the the best offers when it comes to entertainment and dining. Parking is excellent and affordable. The staff is great.
It's a bit noisy when it comes to the mechanical (heating/cooling) systems. The windows are small and there is not much natural light. The bathroom was *very* small in terms of sink space.

Good location near Old Market area, downtown and plenty of restaurants and bars.
The reception staff, both checking in and out were not very cordial or welcoming. This is not typical of my usual Marriott experience.

Amazing Hotel Staff! Super clean, Very nice large rooms, Clean hallways too, Best location for Old Market. We go to Omaha about 4 times a year . We have never stayed here before. Definitely will next time!

the bed and bed sheets were a bit worn. we had to ask for towels, some shower gel (the large container was completely empty,) and there was a dirty sock left in the middle of the room… it made it seem like it hadn’t been cleaned.

The room was beautiful and the linens were very beautiful as well the curtains the long windows very well thought out room.
The room was pretty dusty on the side tables and phone there was dust and over by the TV there was dust. Other than that it was beautiful.

1)Location, location, location!!!
2)the staff was excellent, from the superb front desk crew(Rosalyn, Dez, Kyle!! ALL great in their own way!) to Matea who took care of our room needs!
3)we enjoyed our first night, we decided to stay a 2nd night!
4)the lobby area was great! We came as a family of 8 and we loved being able to bring our food and drink in and watch the world series (6th game) like we were in our own home!! So fun!

bed was too hard for us - we both woke up with back ache.
Also, booked the room for 3 of us & the Sofa bed wasn’t made up that evening on arrival. we had to ask for bedding and there was only 2 sets of towels in the bathroom.
