Great location - across the street from an excellent beach, safe (police station across the street), the owner is very nice and customer-oriented, good and inexpensive menu on the premises. Paying extra for the sea view is not needed - you have a bit of it from any room. Plenty of restaraunts in a walking distance. Migros 5 minute walk away. Furniture is old, but sturdy. Room cleaning is daily. WiFi speed okay.

The receptionist replacing the owner during night shifts is sometimes moody and hostile to guests. But aren't we all? On the bright side, when he's in the good mood he excitingly greets you each time and calls you "my friend". Some extra staff training or replacement would do be beneficial for the property. Taking pictures of your laundry before handing it in is a good idea - you might find some of your items missing and the cleaning lady will say they were never there - probably just misplacing and loosing your stuff.

nothing really not to like

1st there’ll be a disclaimer: yes, I noticed the tortoises, they are nice, but it’s not as if anyone spends more than 5 mins on them, so reviews of the hotel that start or end with “nice tortoises”… some people are definitely weird. 1. Well, I realized that it will be messy once I arrived around 10:30 and a small baldy guy behind the desk told me “Sergey, you’re too early!” Now, I knew that check-in was scheduled at 14:00, but on the other hand, when booking the apartments I indicated that I’ll arrive between 10 and 11 am. Which doesn’t guarantee that I’ll be checked in at the same very moment, but which surely guarantees that no imbecile will reproach me that I arrived “too early”! 2. Someone complained about the dogs barking nearby all nights: yes, that happens from time to time. If you want to sleep with open windows, you’ll probably wake up. The same would happen if some "xxx" drives nearby with radio full on. So sleeping with open windows might be tricky: for me it never worked at least. 3. Ceilings/floors are paper thin: I lived in room 306, "xxxs" that lived in 406 were moving furniture all nights and every morning. No idea where they found it: I didn’t have so much furniture to move around. But it sounded as if someone was dragging a huge armchair inside your own skull…. I lived alone, might be they had to use sofas and were folding them and unfolding them all the time. Probably, the property should at least put some rubber on the furniture legs. Also when they missed calls at night, their iPhones were vibrating like every 5 min till 10am through my ceiling and it didn’t help. So it’s all about low frequencies. Walls are better. Entrance door is trashy: it had a 1cm gap above it, so you hear the screaming children near the elevator as if they are inside your apartment. 4. Hot water – it’s weak, not always hot and the shower head was total crap, I purchased another one at 2 USD. Also, there’s a schedule for hot water. 5.

6. Kitchen is fine, though the 1st stovetop I got was dead. And that same small baldy guy in specs refused to change it (also he refused to provide a “Make up room/Don’t disturb” hanger which was missing), the other guy worked out both issues in 5 minutes the next day. 7. They clean the rooms OK, but the cleaning lady doesn’t keep record of when she changed the towels: if you let her in only once or twice per week, she might not change your towels, I’ve had this issue at least. 8. Fridge – mine was a full-size, but with no door to the inner freezer. Hence, anything you put in front of the freezer got frozen in a couple of hrs. 9. Electricity works only when you’re inside, so leaving your laptop downloading something or remuxing videos etc won’t work. 10. No guests are allowed inside the rooms, they even make you sign a paper that you won’t have any guests. I’ve had an issue when my 69 yo mom needed to pee and I brought her up into my apartment. I was told I had to ask permission to let my mom pee in my apartment, and that 30 minutes was the time limit (not that she needed so much time, but still). 11. Wifi is unstable. Once or twice per day you have to reconnect. Sometimes it becomes VERY slow (upload is around 2-3 mbps, so no voice calls are possible). By default they allow only one wifi connection per tenant (Booking.com, hello!), I insisted from the very start on two. 12. The surface measurements: instead of a 75 sq m promised to me by Booking.com my apt was around 42 sq m (51 sq m including balconies). I chose this property ONLY because they offered a 75 sq m apartment. 13. AC works OK. Single beds are narrow (around 90cm) and the mattress pad isn’t fixed to the mattress anyhow, so if you move in sleep, it will move with you and become a heap come morning. 14. A101 and Bim are nearby, fantastic fruits and vegetables are 5 min walk in Enise Market in Belen sk. (36.55353076751548, 31.98097368966028)

Location, pool Friendly staff

I loved the clean, spacious room and the view from the balcony overlooking the sea would rival any 5* hotel (photo attached )( we had a front and a side balcony so it was much larger than expected,) location is great and the restaurant, in its own secluded garden was lovely and really good value, they have an excellent chef, but what makes this hotel very special are the friendly, helpful staff, nothing is a problem and they always asked if we were having a good time. We like to travel together, not with tourist groups and the info on the Rivers,caves,forests, cable car was so helpful we really appreciated this, ( Dev and Ray are the beating heart of this hotel) we have travelled to Turkey many times and associate it with fabulous beaches , blue sea, amazing food and very friendly people, this hotel/apartment ticked all the boxes, we would love to go back and will recommend to friends

Great location, clean and spacious apartment with plenty of natural light. We enjoyed the calm atmosphere and the proximity to cleopatra beach. The staff were friendly and helpful, our stay went as smooth as we hoped.

I have to say this facility ticked all the boxes on my checklist. I can't think of a negative comment about it.

Location is very nice. The rooms are old, but very clean. But prices are low, and definitely worth the money we paid.

The staff made a real effort to make us welcome and solve WiFi issues. The room smelled of smoke when we arrived, however was quickly resolved.

The WiFi is not good when the apartment block is full. I work online and had to go out to a cafe 20 minutes walk away each day which was not ideal. Please get additional WiFi bandwidth in place and we will be very happy to come back!

Well appointed apartment,overlooking the ocean, very near to the bus station and a couple of minutes from a Migros supermarket,.The rooms are cleaned every alternate day and it's exceptional value for money ,in the off season.Highly recommended.

Absolutely stunning! Great location, great stuff, great price. We booked one day but stayed for a month. This is the best location in Alanya. Hotel is opposite promenade and beach and there are no noisy roads nearby. Supermarkets Migros and Carrefour are within walking distance as well as fruit shops and fish market. Also the bus station in couple of minutes by foot. The hotel provides everything you need for a long-term stay. Wi-fi is working as it should, it is not so fast but satisfactorily. Friendly staff solves all issues. Spacious, clean rooms that have all necessary facilities. Thank you for a great time!

Problems with hot water, especially on cloudy days - you can have it only at scheduled hours of the day. Therefore, it's almost impossible to bath a little child there - too cold (in the winter, ofc).

The best place for a family vacation. The great location: the beach is just a few minutes away as well Migos-Shop with such option as currency exchange, There is a very helpful staff: quick response to all requests. The rooms are equipped with easy but all the necessary facilities.

Great hotel, friendly staff, nice small pool, beach is just across the street. We had large, spacious apartment, comfortable beds, air condition, everything needed for nice stay.

Maybe kitchen could be a bit more equiped + a dining table inside would be a plus, but definitely not a dealbreaker.
