You can’t beat the location of this property. The AC was also an absolute gift in the July heat. Was a comfortable stay for our family of 4.
My only suggestion would be to add just a few basic amenities such as a shelf in the shower for Shampoo and soap, and maybe a tiny bit of coffee for when arriving after a long day of travel. Otherwise a great stay.

This apartment worked perfectly for our family of four for a few days in Venice. Wonderful location and responsive host. The only con was that the wifi only connects well when you’re sitting in the kitchen. Had a hard time reaching the bedroom.

The apartment was everything we expected and more! The location was perfect, close enough to everything, but tucked away to provide a reprieve from the crowds. Listening to the gondoliers sing and play music right outside the window was the highlight of the trip. It was also fascinating to watch all of the boats navigate the narrow channels. Our host was so sweet and made sure that we felt at home, not just guests. I hope we get to come back soon and would love to stay here again!

1) the entire rental process was easy and clear
2) directions from the airport seemed overwhelming at first, but they were so clear and easy to follow. Francesca even offered to book a door-to-door private taxi, but we ended up taking the water bus from the airport…so simple and way more affordable!
3) the location was amazing! Minutes to San Marco…and we never even rented a gondola because we were serenaded right outside our window
4) the apartment was so clean!! And Francesca met us upon our arrival and explained everything…she even kept in contact with us to ensure that everything was ok.

Loved the location and the closeness to both the Rialto bridge and San Marcos Square. The 2 bedrooms and 2 bathrooms made it very nice to travel with 2 teenage grandsons.

We absolutely loved our stay here - could not recommend more! Francesca was one of the most accommodating and attentive hosts we've ever had. She even helped booked our water taxi from and to the airport! After this family of four had been traveling for many days in more condensed spaces, we truly loved the many separate spaces within the apartment. But the highlight has to be having our breakfast with the windows opened to the canals watching and listening to the gondolas go by. Staying at this rental is like having Venice come to YOU! Francesca was so "above and beyond" helpful!
On a side note for those "first time" travelers to Venice, I wanted to pass on some additional tips. 1) St. Mark's Square is filled with "day trippers" during the day, but I recommend getting out earlier (at least by 9am) one morning to experience San Marco before most of the tour groups ascend upon the city - and better photos! 2) Take one afternoon / evening to go to one of the "piazza / campo" outside of San Marco. We really enjoyed going to the Campo Santa Margarita (our host recommended!) which had more of a mix of locals/college students and travelers. 3) if you think you'll be using the water taxis along the Grand Canal look into getting a multi-day pass first, since the individual ride fares seem to be as much. It was great to have finally seen Venice - and this rental made it wonderful!

This apartment was spacious, and in a great location. it was tucked away in a quiet corner, however, we were able to sit in the living room or kitchen and have a wonderful view of a canal where we could watch the gondolas sail by most of the day. It had such a relaxing feel to it.
Francesca was so professional and so helpful and we are very grateful for the wonderful stay we had in Venice.

We very much enjoyed our stay at your apartment. The location is central to everything. We loved being on a canal and were entertained by the gondolas passing by outside the living room window. The apartment is large, comfortable, beautifully decorated and well-equipped with everything we needed for our stay. We appreciated how very responsive and helpful Francesca was - thank you! After travelling for close to 18 hours, to be greeted with an enthusiastic "Hi Jim, you're here!" from Francesca brought a smile to our weary faces.
Such a beautiful apartment. It felt like home to be honest.
For our kids, this was their first experience in Europe and they loved it.
Great cafe's and restaurants literally outside your door. A small grocery store is a few minutes away. I stopped a person for directions in the morning and they simply showed me the way!
Make sure you have a glass of wine or a coffee and enjoy the scenery on the canal from the windows. You won't regret it.

This VRBO is absolutely fantastic! This is the second time we've stayed here, and love it more each time. The location can't be beat - it's a 10 minute walk or less to just about everywhere, but is on a quiet secluded cul de sac. You can watch the gondolas gliding by below you from your second story living room and bedroom windows. And there are many, many great restaurants within a few blocks. There is good separation between the two bedrooms. It's clean and very well furnished. And Francesca is extremely helpful. I recommend it!

My husband and I felt so lucky to have found this gem of an apartment. We stayed with our daughter and her husband. It was right in the middle of everything, yet was in a quiet corner. We had gondolas right outside the window, with serenading and guitars, just magical.

Our stay in Venice was wonderful. The information to get to the apartment was excellent and our host was exceptional. We misplaced our documents and Francesca expressed such concern and kept checking with us to see if our situation had changed. She went out of her way to check with restaurants we had eaten at and had our apartment checked several times. Her concern made an agonizing situation so much more bearable. The apartment was wonderful for our family as we are traveling with our grown children. It had plenty of room and the instructions in the folder in the room was very helpful. The beds were good. The air conditioning worked well.But Francesca was amazing! She was very quick to respond to us. She is the best!!! We also loved having the washing machine as we are in Italy for several weeks and being able to do laundry was perfect. We can’t say enough about the loving concern Francesca showed us. Gracie mille.

My children and I had a wonderful time in this clean and elegant apartment. The best part for me was the canal's view from the bedroom window. There was AC, which kept the apartment cool all day. The apartment is huge, the rooms are huge, and it’s decorated beautifully. It’s location is perfect as well. Overall, absolutely loved it.highly recommend.

We were two couples coming off a cruise, staying 3 nights in Venice. The unit was spacious with two bedrooms and two bathrooms. The location was a ten minute walk to St. Marks square and to the Rialto Bridge, if we didn’t stop to browse the many shops on the way. There were many handy restaurants. Francesca was great, and we appreciated the help she gave us with transportation from our ship and to the airport.

Francesca is fantastic! Her apartment is spacious and conveniently located. Highly recommend. A couple observations: the front bedroom has the better view but more noise. Lighter sleepers would be better served in the back bedroom. Also, there is no dryer as listed. It is a washer and drying rack. Not a deal breaker at all, just to make you aware. Book this property and enjoy Venice. You'll be glad you did!

We can’t say enough good things about Francesca and this beautiful quintessential Venetian flat! Perfect location right on a canal but far enough from the main tourist areas to maintain peace and quiet. Close to everything and we particularly enjoyed Francesca’s recommendations for restaurants and activities (In her notebook which is located in the flat). She was also very helpful with calling water taxis to the flat when necessary. Thank you and we hope to be back!

This apartment is in a great location. Overlooking the canal and gondolas on one side, easy to get to and not in a crowded area. Nice little cafes and a grocery nearby, and restaurants and shops all around.

The apartment was spacious and clean, right on a canal. We enjoyed watching the gondolas and taxis from the window. There were restaurants and shops right around the corner. St Marks square was a 15 minute walk….if you didn’t get lost. Some GPS maps don’t work well there but are an essential part of your experience. Francesca can help with suggesting one that does. Would definitely stay again if we ever return to Venice!

This apartment was centrally located and it was easy to see the main attractions of Venice. We had two couples and there were two large bedrooms and two bathrooms - albeit one was very small. We found morning croissants and cappuccinos within a short walk, and many restaurants for lunch and dinner. Shopping was also a little too accessible! The canal view from the LR was great for watching Venice life including morning deliveries, day long water taxis and afternoon gondola boats. The only down side was the early morning noise from the delivery boats.

We loved our stay here in Venice - it was the last stop of our trip and it was our favorite place we stayed the whole time. The views from the apartment were gorgeous, along with the decor inside. It was prime location without being in the thick of any walking traffic. Francesca was extremely helpful and responsive with answering any questions, and she helped us reserve water taxis for our arrival and departure. I would stay here again in a heartbeat if I am ever back in Venice!
